This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. We are a Nature Retreat bordering Nature Conservancy land along a tributary and up and down the Rappahannock River. You can hike along the stream down to the river and up and down the river. You can fish and float the river. There are no trails so a moderate level of fitness and comfort in the forest is needed. You can follow the water ways but it is wilderness. Camping there is primitive but available or you can camp or glamp at Earthwalk Ways Retreat. We are also adjacent to a 50 acre farm on the other side of the creek that is available for hiking. There is a reservoir nearby as well. We are in the midst of the suburbs not far from Fredericksburg, which has some great historic and community places of interest. Our facilities are private and we only rent to one or 2 guests at a time. You can glamp in a trailer, or car camp in a nice campground with power and water or you can go primitive and pack in. All spaces include access to our classical 11 circuit labyrinth and backyard gardens where you can enjoy zen rock garden and other contemplative nature crafts. There are some great extra's here as well including an outdoor jacuzzi and indoor infrared sauna and massage chair. These spa features are another great way to get your zen on here. I offer Forest Bathing and individual retreat support sessions, an quarterly sweat lodge and also vision quest support if people would like to experience a solo nature immersion feast.

Be happy to give you a tour of the mushroom farm. Learn more about this land: The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset. Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night. The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant. Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there. Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the campsite area. I'm dedicated to having lots of native plants and trees. I do not spray any pesticides. Plenty of free firewood. Not too far off interstate 81. I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here.
