Peaceful, quiet location. Let your outdoor adventure start here. Relax by the ponds or hike trails through the woods. There is plenty to explore with 70 acres of woods, 3 ponds, and 50 acres of hayfield. The perimeter walk takes about 3 hours. Various cleared walking trails zigzag through the woods and explore a variety of microhabitats. The pond offers a refreshing swim or a fun place to catch a few fish. Sunnies, Smallmouth Bass, Bullhead catfish, and Bluegill populate the pond. Not to mention plenty of frogs, tadpoles, and crayfish to keep the younger set interested. Wildlife lovers can expect to hear coyotes, see deer, beaver, muskrat, fox, rodents, birds, sometimes a passing bald eagle. Old field stone walls course through the woods delinating the historic field edges. Today the farm is in a rejuvenation phase, the land has remained magical, even as the buildings require an ample dose of TLC. 30 min to Binghamton, 10 min to Greene, 10 min to Smithville FlatsChoose any spot to start your own adventure on our 130 acres. This is a great spot to enjoy solitude. There are good places pondside or in the woods. If you want a distant view choose a spot up the hill, if you want quick access to swimming pitch your tent pondside. Once you've established your base you can hike a number of wooded trails for hours. At the end of the day cool off with a dip in the pond. Enjoy star gazing, yes you can see the milky way, and listening to the night sounds. We are in a hipcamp "Dark Skies" area. If your additional guests are your own children under the age of 18 and everyone camping is in your immediate family we will waive the extra guest fee. Up to 6 total people.

Composting toilet. Composting toilet. It's pretty cool. Use the provided sawdust cover material after use and it won't stink or have flies.
Pets allowed
Well behaved friendly pets are welcome on or off leash. If you have a pet other than a dog, cat, or hamster please ask before bringing it. If your pet is aggressive toward people or other animals please leave them at home.
No campfires
Feel free to scavenge wood from down trees in the woods (plenty around). Or make a purchase from our neighbor kids. (They have a camp wood stand across the road). Please refrain from bringing your own wood to limit the spread of bad bugs.
Potable water available
We have well water available in an above ground storage tote. It is untreated and not tested. If you boil or use a water filter you would be able to drink it, we drink the water with no treatments. This water is also for your use for washing up (yourself or your dishes etc).

Higher clearance vehicle recommended to drive out to campsite. Ex. Ford Taurus ok, Honda civic too low. There is parking near the road if you do have a low profile vehicle. You would just have to pack your things into the camp site.

Quiet & Private with Options

The flexibility was appreciated. The site by the pond with the big stone fire pit is awesome but it’s very open and it was really windy and about to rain when we got there so, we found a level spot on the far corner of the pond that was more protected from the wind. We used the portable fire ring and had a nice little fire. Bonus was we were facing the sunrise reflected in the pond, beautiful morning. I did get cell service which is also helpful. Compost toilet was ok, did not smell, seemed clean. Short entrance road was a bit rough, I have a Chrysler grand caravan with decent clearance, a small car might scrape if not careful.

We loved tent camping on Randy's land! The pond and paths through the woods are beautiful. The outhouse is nice. Our dogs enjoyed being off-leash. The property is on a quiet road.
