Be advised that this "ranch" is not adjacent to the Valley View Hot Springs...
I made the mistake of cruising up to the springs with a 28' travel trailer, only to learn that it was the wrong place - and a dead end. After lots of extreme maneuvering, we managed to turn around. No one could give us clear directions, but we managed to find find the "ranch".
The place was empty, abandoned... there is no site #6. We were met by a llama and it wasn't talking.
But then it all got better! The ranch host, Diane, is a genuine sweetheart. She loaded us up with bunches of delicious fresh veggies from her greenhouses. And the hot springs were fantastic.
Now for the DARKSIDE! It's HIPCAMP. The app is dysfunctional, and the business model is nothing more the PREDATORY. The provider only gets $36 on a $40 reservation. Plus I was charged over $50 for a "processing fee" and a bogus county tourist tax. Then when I tried to book an additional night, the Hipcamp app COULD NOT PROCESS THE TRANSACTION!!!

This is a great spot! Everyone is super kind, the kitchen and bathrooms are perfect, and the land is gorgeous. I loved staying here and definitely recommend it!

Everyone was kind and helpful. Veggies from the garden, mountains in my backdrop, great kitchen and showers, charming ranch buildings and accessories all around, goats, chickens and Jimmy the llama. What more could you ask for?! I loved my night there!

I loved staying here. It’s a gorgeous property with stunning views. The garden was so fun to look through and they had some fresh garden veggies in the kitchen. Great bathroom/ kitchen access. I look forward to staying again in the future!

What a gem in the middle of nowhere! Fully equipped with everything you need (kitchen, bathroom, shower) and even some fresh basil and tomatoes if you’re nice to Diane 😉. She’s very welcoming and made my stay absolutely amazing. Enjoy the gorgeous view and visit the Great Sand Dunes National Park about an hour away, worth it.
