I have owned this property since 1999. It was built in 1953. Penn Valley is so named because this is where the pens were that they brought the cattle to sort and ship to Sacramento for auction. This property was the lodging area and still has one old bunkhouse, which is a current rental. It has the oldest, largest in ground pool left in Nevada County. The water rights have been with this property for over 80 years so sprinklers run all summer. We have great well water for the house and our campers. I currently breed stock dogs, and Dexter cattle here and ride and train horses. I have ridden and trained horses for over 50 years. It is a pretty active place with lots of work and coming and going. We do chores at about 8 am. Horses frogs and dogs are majority of disturbances. It is close to everything but in a very small community. No lodging near though. The horticulture here is very old, some originally brought from England. Most of it is let grow natural. There are two coffee houses nearby, Honey and Cream and Crazy 4 Yogurt. It is a 30 minute drive to the river. It is a 15 minute drive to historic Nevada City and beautiful downtown Grass Valley with wonderful shopping, local bars and both fine and casual dining. Empire Mine is a an exquisite park and historical site only 10 min away. Spenceville Wildlife Refuge is a great day adventure also. Guests are welcome to watch us work horses and take care of animals. We have 4 barn cats too. Things run pretty old school here still and casual. We enjoy our work, our animals, our simple life, nature and the land. Learn more about this land: Level small working horse ranch, pool, near all recreation in northern California. Rural setting big lawns, garden, barn, horses and lots of activity. Feeding animals, clients coming and going etc. Walking distance to restaurants, park, shops e.t.c but rural. Site is near house secluded.Located in the small community of Penn Valley, CA.  The Tea Garden Campsite is a hideaway on our property surrounded by grapevines and climbing roses.  It is a private location away from the house.  The bathroom is a private entrance into the house.  It is nestled in close to the barn near the horses with spectacular sunsets and dark twinkling  skies.  Local park with a creek and the Yuba River are close by.  There are events in Nevada County all year long.  There are big sweeping front lawns to play frisbee with friends or your dog.  This area is a wonderful place to relax and enjoy nature all within 30 min.  Enjoy a fire in the enclosed firepit while the stars come out.   Walking distance to restaurants, park, shops e.t.c but rural.

18 ft campervan
Karen is an A+ host like visiting a friend. Constant availability for any help might be needed. Super friendly & hard working lady with horse farm. Access to regular bathroom in back of her house! Definitely visit in Fall again to see her fruits trees, flower plants and of course horses.

Cute place to camp next to horses!
22 ft pop-up camper · With pets
We really enjoyed staying at Karen's farm/ranch. The area we setup was nice and semi-private. Karen and her husband helped get our trailer backed into the spot and they were all lovely hosts. We really enjoyed hanging out with some of their horses and one of their dogs loved us so much for throwing the frisbee, ball or kong for him! Karen set us up with firewood for the provided fire pit and she was very accommodating all the way around. We'd love to stay again someday!

Karen's Nightmusic
My friend and I stayed at Karen's Nightmusic camp for two nights and we totally enjoyed it. We had two tents, privacy, and Karen could not have been a better host! I would definitely go back again. I loved all the wildlife and horses and other animals that were around the property period it was lovely.

We had a lovely experience. The host is very welcoming, friendly, and helpful. There are many animals at the place--horses, dogs, cats--so campers should be ready for that. But the host is very up front about the setup and we were ready. In our day-to-day life we aren't around many animals, and we quite enjoyed the change of pace. There are many great places to check out in the area. We found camping at this spot to be a great base for exploring. I certainly recommend.

Karen was great host. I would recommend it. It was private and they have beautiful horses and secluded area for camping. I loved playing with the barn kitties.

Delightful location and wonderful host! A beautiful tea garden with a view of magnificent horses! Private, small garden setee with a small enclosed fire pit. I used votive candles to use instead of firing up a log. Karen shared tips on places to eat and were the rivers and lakes are. Grocery and convenience stores are just down the street. I'll be returning soon. So peaceful and safe!
