Beautiful spot on the Shenandoah River....you will see eagles, deer, ospreys, beaver and numerous other critters. Great fishing, boating and swimming not to mention the views. Lots of local cuisine and pubs. Flea markets and BBQ on the roadside and for those who dare the casino and horse racing!!!... Each site has a picnic table, firepit and pavilion canopies for creature comfort. We do have firewood available along with boat rentals. All boat rentals and firewood are cash only. Please limit glass containers. We no longer allow outside firewood coming in as we have had guests bring pressure treated wood and all sorts of junk wood and the next guests are trying to cook over nasty residues on the sides of the firepits. Looking for a personal retreat or get away ? Escape to our beautiful, RUSTIC 32 acre wild homestead / farm. - What do we mean by "RUSTIC" ? The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it). - CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees. - SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to. - RESPONSE TIME - This is a working herb farm/ sanctuary and we are often working in the gardens or on the land doing physical labor, and so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response. -BOOKING - If you are interested in booking and / or availability, go to the HIPCAMP BOOKING CALENDAR and enter the dates you are interested in. for the most up to date accurate info on availability. Feel free to wander through the herb gardens, eat your meals in the garden pavilion (we have picnic tables there and hammocks), get your Zen on in the meditation hut , and stroll through the woodland medicine path where we grow endangered and at at risk plant plants. (heads up.. the woodland medicine path goes to seed by the Fall and is usually munched down by the deer by then, but is still a nice short stroll in the woods).

Welcome to our small Farm and Inn, nestled in the foothills of the Blue Ridge Mountains in Madison County, Virginia. Located just minutes from Shenandoah National Park, we offer intimate nature-inspired cottages and camping on our 120-acre working farm. Camper vans are welcome at the main farm! Our farm store includes our Animal Welfare Approved products such as Eggs, Chicken, Beef, Pork, Lamb and Dairy, as well as produce, jams, coffee and other items from our local community. The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. We no longer allow outside firewood coming in as we have had guests bring pressure treated wood and all sorts of junk wood and the next guests are trying to cook over nasty residues on the sides of the firepits. As the county seat of Fauquier County, Warrenton in the Piedmont region of Virginia combines outdoor adventure with a dose of culture. The historic character of Old Town Warrenton is visible in its 19th-century buildings, but outside of town, campers can explore rolling landscapes, wooded hiking trails, and go fishing at C.M. Crockett Park along the 109-acre Germantown Lake. The park, with 100 acres of hills and woodland, attracts diverse bird species, including eastern phoebes and northern cardinals, and although it doesn’t have camping, you will be able to find RV parks and private Hipcamp tent sites within a short distance, many with picnic tables and BBQ grills. For stunning scenery and a historical twist, head to Sky Meadows State Park.
