Abandoned for a number of years, our unique property has a new life! We are an offgrid homestead near the base of Mt Blanca and just south of Great Sand Dunes National Park with amazing views of the area. We have dedicated part of our property to hosting campers and are excited to share these incredible views + serenity of this place!

Great views, serenity, all you need
We really loved our stay ! Did not disappoint at all. The campsites are set up nice (distance between good, yet can see neighboring sites). We ended up being the only ones there the night we stayed (early August). Would have loved some company. The community structure was cool...everything you need. Such beautiful views and so quite. For anyone wanting to stay in this area (Great Sand Dunes anyone?) and are willing to tent camp to save money, this place is great !! It ended up being very calm (I doubt that is normal), so the mosquitos were pretty ornery. You gotta be ready for that in case the wind is super calm.....super place !!!

This place was amazing! We went to gsd and Zapata falls as well as a few other sights around the area. Definitely make sure you bring good tent spikes. There is no barrier from the afternoon wind (end of July). Rain fly or tarp recommended as well for occasional rain. Keep in mind the nearest stores are Walmart in alamosa, the gsd oasis store, and back toward fort Garland. All of those places count on an hour of travel there and back (more for alamosa). Also bring bug spray just like anywhere else in Colorado for the flies that are a minor nuisance at times. Greg was super communicative and helpful. Would recommend this booking to anyone!

This little campsite was perfect! loved having the little community house in the center. We took shelter in there and played cards when it rained for a bit. Would definitely recommend as a place to stay for people wanting to stay near great sand dunes.

From the beginning I was impressed by the communication when booking. I received messages leading up to the trip and step by step directions incase we didn’t have reception. Truly above and beyond as far as communication! Views were incredible, mountains and dunes in every direction. Stars were some of the best I’ve seen. Campsite was spacious and well kept along with bathrooms and dish house! Lots of local attractions. Definitely bring a canopy or form of shade especially if camping with animals and bug spray! Overall great experience, thank you Gregg!
