Historic Blueberry Lane Farm!

Pitch your tent or park your RV on our historic 36-acre blueberry farm. Picnic tables, charcoal grills, and fire pits are located on lots. We  are a newly renovated farm that has an almost 60-year history. Very close to Delaware and Ocean City Beaches!  Our property is also  monitored by security cameras.Once owned by Tom Ryan and part of the 100+ acres of Ryan's Berry Farm, Kingsley Orchards now owns the middle 36 acres and market building of the historic farm. It was purchased at Sheriff Sale by Tony Morgan in June 2016 and 10+ months of extreme labor and renovation were required to bring the very neglected farm back to life.  Efforts paid off and the farm and market opened in June 2017 with a beautiful crop of blueberries and many multi-generational customers coming back with their children. The best outcome has been the opportunity to share growing food with children and helping them learn a love for outdoors and farming. Many of the customers remember their own grandparents bringing them to the farm! We had customers from age 1 to 89 picking blueberries. Meghan was able to retire from her state job in August to devote her full time and attention to the farm and family. Special accommodations and transportation options are  available to all customers! We also offer  a climate controlled restored marketplace for parties, events and several campsites on our farm.

This property is located on the St. Jones River. Whether you enjoy the beauty of bald eagles or just want to get away, this site provides the best an unmatched camping experience. Another unique fact is the connection of the island to the underground railroad. We want families to be able to have a safe place to experience the outdoors in peace. Learn more about this land: A private island that is easy to reach by boat or kayak. The perfect location for those who want to enjoy water sports and other outdoor activities such as fishing. Reserve the entire island surrounded by water views and majestic bald eagles soaring above. Parking is available at the nearby public boat dock. Kayaks/canoes are available to reach the island on a limited basis. This is the perfect place to get away and reconnect with nature. Groups are also encouraged to contact us. However, we only host one group at a time. Campers under 18 are required to be accompanied by a parent or guardian. HORSES WELCOME!  Why not run your horse on the beach, then come to our campsites to relax for the rest of your day.  There is a fenced pasture positioned next to the sites so you can see your faithful friend enjoying some grass or hay.  We have a new Zinger 29' trailer set up with a bunk room and another bedroom, full kitchen and bathroom.  It can easily sleep six people.  If you have your own RV, we have a full hook up at the same area.  The pasture where your horse stays will also have hay, water and shelter with a run-in.  This is a sanctuary for our animals.  We have nine animals here, four horses (some minnies) and five donkeys (some minnies).  By staying here, you will be helping us to support our animals.  We are in Frankford, De which is close to all the beaches and parks.  There are many shopping adventures awaiting you, either outlets or upcycle stores.  If you just want to relax, there is a small pond out back stocked with bass and turtles.  We have 17+ acres but we only use the front five acres and leave the rest for the deer, foxes, eagles, hawks and whatever else shows up.  We believe this is Heaven on earth and would love to share it will you.  So please come, stay at our farm and relax.  We are here year round.

We have a few very friendly steer, a small herd of Boer goats, an obnoxious amount of piggies (about 40-ish), and a flock of free range chickens that keeps us on a never ending Easter egg hunt!! HEY FISHING GURUS - We are located on Chipman Pond and have there are more freshwater fishing ponds in and around our immediate area, several within just 5 miles. We are directly across the road from the Chipman Pond Boat Ramp, and we have plenty of room for vehicles with trailers. We have an onsite fish cleaning station and access to water. What should I bring on my trip? Shelley suggests bringing drinking water, oil/ butter for cooking on stainless steel, slippers/ loafers, and campfire wood if using the firepit (or you can buy ours and have it delivered to your doorstep.) If you plan on doing "Chores N' Tour with Shelley and feeding all the farm animals, bring closed-toe shoes such as sneakers or boots. No flip-flops or sandals are allowed for animal experiences. (Quick Note: Please leave home any bubble baths, bath bombs or salts as these are harmful on jacuzzis. Using plain water is best.) 2. Can I wander around the ranch, unattended? Keep in mind we are a small ranch and while 1/2 of our property is open, the other 1/2 is livestock pastures for our animal rescue and other rentals. You can walk to the Old West village, play a round of corn hole or enjoy the new horseshoe pit. Children under 18yo will need to be accompanied by an adult. 3. Can I access the all animals? The barndominium has its own, fenced barnyard that consists of a wooly sheep, a miniature horse, and an entire chicken coop where you can feed the chickens anytime while admiring our beautiful Indian peacock. You will also be able to see (but not touch) the turkeys, a mini pig, and an alpaca close by! 4. What other rentals are at the ranch? There is a tiny house, two bell tent yurts, mini-cabins and an entire Old West Village. YES! You can have friends and family rent other units and make this a group experience. You can also see all of our listings if you click our name (logo.) 5. What's the history of the ranch? The property is a horse stable and animal rescue for two decades. Local students take weekly horse lessons here and the public books guided educational tours and other activities. The ranch also produces a small amount of alpaca fiber and sheep wool that's sold yearly. 6. Can friends and family visit me while I'm at the ranch? No. The only people permitted to enter the property are registered guests. The public cannot access the property and we have a coded entrance gate. As a guest, you can expect to see other guests here, not people walking in off the street. 7. Can I catch a UBER or LYFT? Yes! You can easily catch a ride to Ocean City, Maryland, or beyond. You'll need to be picked up at the entrance gate, not at the barndominium. How about food delivery? Yes! Order Doordash or pizza delivery. Just plan to meet your driver at the entrance gate, not the barndominium. 8. Is there an option for early check-ins and late check-outs? No. Because this property has multiple rentals and cleanings, we do not allow early check-ins or late check-outs. 9. Are activities for children a different price than adults? All of our on-site activities are the same price for everyone. 10. Can I bring my pet or service animals? No. We do not allow any guest animals or pets to stay with us due to regulations and safety issues. We are also service animal exempt due to safety issues with nearby guardian livestock. 11. What is the smoking/ vaping policy? We operate a strict no-smoking and no-vaping policy at all times inside all of our rentals. The Swedish Cowboy space is located inside a barn and smoking of any kind is strictly prohibited while inside the barn house or directly outside. The best place to smoke is by walking down the driveway or inside your car (away from the stable.) 12. How secure is the ranch? The property has six outdoor security cameras running and in use at all times. These outdoor security cameras help protect humans and animals alike. There's a coded entrance gate upon your arrival to the ranch and there is on-site management that is available during your stay. You cannot enter the property without a code and we ask that you do not give it out while you're here. 13. This home sleeps 4 guests *including* babies and children. Have more than 4? Add 5th, and 6th guests for $25.00 for each additional person for your stay. We do not accommodate more than 6 guests max. 14. What are the checkout procedures? We have a 5-step checkout process and ask that our guests leave the barn house the way they found it, (neat and tidy.) We love to brag about super clean guests who leave our home well cared for.

Located in Warwick, Maryland, the farm is about 10 minutes away from Middletown, Delaware where you can find shopping, dining, and events. This location is ideal for people looking for a peaceful experience with little to no amenities, although we do have an electricity hook-up available (20 amp, 30 amp, 50 amp). With a private drive that opens to a meadow of 7.5 acres, you will have total privacy from the outside world. Please send me a message with any questions. Hope to have you at 32 Main! Please note: The woods and adjacent properties are privately owned. Please do not trespass - stay within the field. Redden State Forest

Sleep under the stars in one of Delaware'ss largest forests. Redden State Forest caters to all kinds of campers. You can book a tent site with access to the park’s biking, hiking, and horseback riding trails. Campsites remain open year-round, so you can grill, roast s’mores, and cozy up during your Delaware getaway.

Killens Pond State Park

Head North of Redden State Forest to Killens Pond State Park. As the name suggests, the park is all about the water. You can fish, kayak, and canoe on-site, as well as explore the park’s waterpark. The whole family will enjoy a stroll along the boardwalk, while the nature center is a bird-watcher’s dream. Campsites remain open year-round, with tent sites, cabin rentals, and RV sites with hookups.

Cape Henlopen State Park

Set on an old military base, Cape Henlopen State Park has it all: history, trails, campsites— oh, and did we mention beaches? The park overlooks Delaware Bay, so campsites are never far from the Atlantic Ocean. Enjoy the best of Delaware beaches, like Lewes Beach. Camp at Tall Pines Campground Resort for your choice of cabin, RV, or tent campsite. Or, head south along the Indian River inlet. Stop at Delaware Seashore State Park, and check-in to a family-friendly RV park, tent campsite, or resort of your choosing.

When to go

The Atlantic Ocean stuns year-round, but Delaware is a coastal state—so come when you can most enjoy the coast. For some campers, that means tent camping in the summer, when Delaware beaches peak. For other campers, however, the shoulder seasons are the perfect time for a Delaware rental. Book an RV campsite with a bathhouse, picnic table, and wifi, and you may not notice if the weather sours.
