Located on 3 acres of land, this private campsite features a large 16x20 canvas walled tent with a covered deck. There is a large wood stove inside to keep you warm all night long during all four seasons. The tent can easily accommodate up to 8 people. There is 1 twin over full bunk bed, 1 full size bed, and 1 futon. There is one more additional mattress and bed-frame under the bunk bed for additional sleeping (some minor furniture rearranging is required to make space for the additional bed). PLEASE NOTE: The reservation is for the provided canvas tent only. If you want to pitch additional tents, we do allow that for an added cost of $25 per tent per night. Please contact host prior to booking to make sure your arrangement will work. We do not allow extra tents on the property without prior permission and paid fees.
In the woods right by the tent you’ll find a private playground complete with: swings and slide, trampoline, spinning rope tunnels, ninja course, climbing dome and a zip-line. In the winter there’s a great area for sledding.
We provide everything you need for the camping experience. There is a a set of dishes for 10, silverware, all cooking utensils, cast iron pots and pans, a coffee percolator, trash bags, dish soap, outdoor kitchen prep area, large 3 burner camp stove, propane, (5) camp chairs, bear box, warm down comforters, lanterns / solar lights, board games for both kids & adults.
The only thing you should plan to bring is your own firewood, water, sleeping bag or sheets, your pillow and food!
PLEASE NOTE: Person reserving the campsite must sign a separate rental agreement. All adults must sign a liability waiver for themselves and their minor children. Rental agreement will be sent after booking.

My 3 kids (10-16) and I had such a lovely time. They loved the zip line and the net tunnel thing and made obstacle courses and had such a blast having it all to themselves. I loved all the details that made it comfortable!

We had such a wonderful stay! The host, Marni, was incredibly kind and welcoming which made us feel right at home.
The camper was clean, comfortable, and really adorable. It is whimsical with bright colors and a happy mood. I really love that the camper has running water, a bathroom with shower, fridge, and heat! The nights were getting cool during our stay and the heat made us so comfortable.
The property itself is absolutely beautiful. With pretty views, and the added joy of seeing horses, goats, and alpacas right on site. It was peaceful, fun, and such a unique experience to be surrounded by the animals. Highly recommend this spot to anyone looking for a special camping trip!

Jeff's property is spectacular. This is the third time we have stayed at one of his properties and each time we have had a memorable time! It is very secluded, directions to the property are great, and everything is as advertised. The mattresses were more comfortable than expected for a place in the woods. It is so nice to be off the grid but also have a roof over your head and not have to worry about your tent getting wet if it rains. There is a lot to explore. We will absolutely be back!

Sooo quiet and be peaceful. Super dark at night. Great alternative to tent camping… the bed was very comfortable. It’s decorated really well. I would only recommend a solar shower and better toilet. But, hey, it’s camping. Great place.

Absolutely adored our time at this campsite. The accomodations were great and lots of warm blankets & duvets. Our children had a blast playing in all the play structures on the property - zip line, trampoline and the tent swing were our faves. Good size fire pit (with a small swinging grill), large propane BBQ grill and 3 burner propane stove so space for cooking was ample. The space felt quiet and isolated with easy access to lots of great hikes and nature to explore nearby.
Honestly the walk to and from the parking spot is not a huge deal if you are worried about it, though it is a small hill. The wagons help a ton!
Mollie was a fantastic host who was easy to work with and very responsive.
We will be back for sure!

Weekend Trip to Phantom Canyon Acres
Beautiful place nestled in a mature aspen grove. We had a wonderful time
The appliances seemed brand new, and some things are still being dialed in, but this is not a typical cabin. It is indeed cozy--and quite spacious at the same time. The front and back decks are amazing--we spent equal time on each.
The property connects directly with public land--this offers the opportunity for greater exploration. Everything is uphill, but it is doable with a bit of effort. We climbed the 1000+ feet to the top of the mountain west of the property for stunning views of the Victor mine and Pikes Peak. Cell service was available quite a bit lower.
Jeff, the host, was responsive and super accommodating.

We just got back from the most incredible stay at this tent campsite, and we can’t stop talking about it! From the moment we arrived, everything was thoughtfully prepared and so well-stocked. We didn’t need to worry about a thing. It made traveling with kids so much easier and more enjoyable.
The campsite itself was magical. Our kids had the time of their lives exploring, playing, and experiencing the outdoors in such a safe and comfortable setting. The zip line was an absolute hit, and the multiple playgrounds kept them entertained for hours. It truly felt like a little outdoor wonderland for families.
Every little detail, from the cozy sleeping setup to the charming outdoor kitchen, was perfect. It felt like a dream getaway.
And Mollie, where do we even begin? She is hands-down the best host we’ve ever encountered. Warm, attentive, and genuinely thoughtful, she made sure our experience was unforgettable. You can tell how much heart and care she puts into this space.
If you’re thinking about booking this place do it!! Whether you’re traveling with kids or just looking to disconnect and relax, this is the spot. We made memories that will last a lifetime!

This was a perfect place to spend the night on our girls trip! We explored Manitou Springs and needed a place to stay while we explored Colorado Springs. Both hosts were lovely and welcoming! The glamper feels so secluded and we loved being next to the goats :) I really appreciated all the amenities at this spot. The beds were made so nicely and the kitchen was well stocked with plates, utensils, dish soap, everything is there - just bring the food! We were able to park right next to the glamper, it was very clean and tidy! There is a trail on the property that we walked after dinner. I really liked that it was fenced in so we couldn’t get lost lol We brought some dvds from home and enjoyed our movie night once the sun went down (dvd player works great!) I loved that there was running water and although we didn’t use the shower, I do appreciate that there was shampoo and conditioner on stock! 10/10 would recommend!

Charlene's property was such a great camping experience! Beautiful and peaceful land for a chill time with the family...and our dogs loved running around. The camper was clean and nicely appointed with everything from paper towels to games & coloring books and the trampoline is a fun touch. We would definitely stay again!

My pup and I had a great stay on Charlene's property. It was cool to watch the thunderstorm roll by. The trailer was as described, tidy, and easy to find. The swings are great! We did have a small fire, and appreciated the container, as it is always windy in South Park. There was extra propane, though we never found the Buddy heater. We just used blankets and were fine all night.

Camping at 10,000 was something we had never done before. It was a beautiful site and the Aspen trees were just beginning to open.
Mollie’s “glamping” tent had everything we needed, including enough beds for all 7 of us, games and an outdoor kitchen. Our grandkids loved being able to climb, swing and zip line on the play equipment.
Mollie was very responsive to our needs and even sent a photo of her newly rescued dog. For an outdoor adventure with a few comforts of home, I’d recommend checking out this HipCamp site.

We had a wonderful stay at the Boho Camper! Terry and Debbie were so welcoming and the camper had everything you would need for a glamping experience. We loved having the goats and sheep close to us and being able to take walks on the property. It is truly a beautiful spot and an easy drive to most things in the Colorado Springs area!
