Enjoy 100 acres of mature hardwoods, meadows, ponds, and a small stream, the headwaters of the Mechums River. We recognize it as the ancestral lands of the Monacan Indian Nation, a Siouan-speaking tribe of Virginia's Piedmont and mountain regions. We welcome all people to enjoy the land we have been privileged to inhabit for the past fifty years. The property is under a conservation easement with The Nature Conservancy and has a recently installed 5-acre wildflower meadow and 1,000 newly planted trees. Fifty acres are mature hardwood forests. Our two Hipcamp sites offer absolute privacy and quiet on 100 acres of open meadows, forests, a small stream, and two ponds. The barn has water and electricity so that you can recharge your phone. Enjoy bird watching, fire-gazing, bicycling, and hiking our many trails. Firewood is provided at no extra charge. Fires are allowed, weather permitting. HIpcampers will be notified if there is a no-burn policy. One pond features a sandy beach, a mud kitchen for the little ones, a dock, two kayaks, two canoes, and an island complete with a hammock! On starry nights, paddle to the floating dock for excellent stargazing. Both ponds are stocked. LOCATION: DETAILS OF TWO CAMPING SITES The two sites are separate from one another, located at different ends of the property. If you are deciding which campsite to choose, here are a few things to consider: Both sites are private, quiet, and within walking distance of a pond or swimming hole, but offer different advantages. WIFI is unreliable at either site but available at the barn, closest to the RIDGE. THE RIDGE CAMPSITE This is a true gem of a campground, with a mature hardwood forest on an incredibly situated ridgeline running north-south. The walking paths around the property are splendid, with signs of native wildlife, including turkey, deer, beaver, piliated woodpecker, and much more. It offers an easy drive right into. The outhouse is a close walk from your campsite—an open meadow on a ridge surrounded by forest and a 5-minute walk to the pond. It is best for groups of 10 and under. It has a fire pit, a picnic table, and a hammock. We welcome families but no large groups. THE RIVER CAMPSITE is a larger open meadow beside a small stream, suited for small and larger groups (up to 10). We welcome several families but no larger groups. A refreshing swimming hole is a short walk away; the pond is a longer walk. CHECK-IN AND CHECK-OUT DETAILS - Check-in is available after 4 pm; Exceptions can often be made. Please inquire. - Check-out time is 4:00 pm. GENERAL LOCATION To find We are located off a country gravel road at the foothills of the Blue Ridge Mountains, two miles from The Batesville Market, where you can pick up gourmet fare and hear live music most Saturday nights. NEARBY SIGHTSEEING AND RECREATIONAL OPPORTUNITIES We are within half an hour's driving distance of the Blue Ridge Parkway, the Crozet Tunnel, the Shenandoah National Park, Charlottesville, Waynesboro, and Staunton (and its famous Blackfriar Theater). Numerous vineyards, breweries, and distilleries dot the countryside in this area. We would love to share it with you!Our 100-acre property is located off a small, country gravel road at the foothills of the Blue Ridge Mountains in Albemarle County less than 2 miles from The Batesville Market where you'll find gourmet foods, snacks, and live music on weekends.  We limit camping to one campsite.  You'll only hear the songbirds and owls. GPS will take you to the entrance to our home. If you are arriving from Batesville, you will pass a vineyard on Batesville Road. The entrance is the second driveway past the vineyard. Small green flags mark this entrance. If you get to the mailbox for 7181 Batesville Road, the driveway to our home, you have missed the entrance. Follow the green flags to a private ridge where a small, mostly flat meadow awaits surrounded by a hardwood deciduous forest.  In the winter, you can see several mountain ranges in the distance.  This site is appropriate for tent camping and self-contained RVs, the meadow is large enough for easy turnaround.  A cedar-shingled outhouse is available for use approximately 50 yards from the campsite.  The campsite includes a fire pit and a picnic table and is completely private.  Firewood is provided.  Campers are cautioned to put food away as bears do visit the property.  Please pack out your trash. There is space to park your vehicles on the right, at the entrance to the meadow. This space will fit two vehicles. Also included:  Walking trails throughout the property including several large meadows that border the headwaters of the Mechums River.  Most of the property is hardwood but also includes a 10-acre loblolly forest.  A one-acre pond for fishing, canoeing, or swimming is available and includes a sandy beach with toys, a mud kitchen, and a small island- and is a short 5-minute walk from the campsite.    Within a 30-minute drive, you'll also find the Shenandoah National Park, the Blue Ridge Parkway, Monticello, Waynesboro, Staunton, and Charlottesville.

Firewood provided, firepit, private. Firewood is available for your use at the hip campsite and is free of charge. Please be mindful of fire safety and wind conditions, it can get windy up on this ridge. Water is available at the campsite. Please make sure your fire is all the way put out and water is dispersed on any coals before you depart. Thank you!

The location is very private and serene and convenient to local parks and breweries. The trails, ponds, and views were perfect. Loved that the site had plenty of forewood stocked for thr cold nights.

This is my 2nd time staying on this property, but first time at this site. It's a beautiful site in a meadow beside a creek. We saw lots of birds, including red tail hawks, heard coyotes, and explored to both ponds. We love the privacy but also close proximity to the parkway and breweries. The host provided more than enough firewood and was quick to respond to any questions. We would love to stay here again!

10/10 ! I loved tent camping on Margaret’s land with my husband, dog and 13 month old. The land is beautiful, private, and very peaceful, exactly what we wanted. The location is excellent, near many hikes, breweries and vineyards. Margaret and her husband were excellent hosts, and went out of their way to greet us, bring us firewood, provide information about the area and even lent us some supplies we were missing. We will definitely come again, and we can’t recommend this site enough.
