Awake to an incredible sunrise and panoramic Green Mountain views after a night underneath a starry dome unblemished by city lights. Chilly evenings in the hut are easily tempered by a pot belly stove fed by seasoned wood. A built in bunk accommodates two people, but it’s possible to sleep up to four guests.

Today, we steward 10 acres specially designed with horses in mind. Adjacent to a 40-acre cornfield on one side and Mt. Cobb on the other, with sweeping views our place overlooks the confluence of the Mad and Winooski Rivers. From here, you can mountain bike or hoof it to access miles of trails and bucolic scenery. Come visit this gateway to the Scenic Mad River Valley! 🌲🏊🐟The Swimming/Fishing/Tenting site ("site 1") is perched directly aside the Mad River and the Sweet Meadow Side site ("site 2") is just a 2-minute walk across the grassy meadow and down the secluded riverside path to our beloved Mad River beach. This is a semi-secluded beach, river's edge, and swimming holes. Swim, tube, fish and relax up or down the river and in the confluence of the Winooski and Mad Rivers.. 👢👓 Get curious about the history of this place by checking out the old abandoned Massey Furgeson hay baler tucked in the woods, the Cobb family cemetery, and more gems from many years gone by. Leave from either site on foot to access a sweet trail that travels along the river, over a private bridge, down a beautiful dirt road and into the forest. 🚴 Our property is located on the CROSS VERMONT TRAIL: "a multi-use path connecting communities, and the natural areas in between - across Vermont!" Learn more about this land: Our property encompasses 3 different campsites: 1.) Camp with Stone Fireplace - a private gravel clearing with functional stone fireplace on an 11 acre parcel. 2.) A Frame to Rest In - a new addition which is a tiny A-Frame structure close to, but separate from the Fireplace site and shares a driveway. 3.) Easy Come Easy Go - right off 302 and has a circular gravel driveway easy for RV pull-in with a picnic table and fire ring. --------------------------------------------- Located in Bethlehem at the top of the White Mountains close to endless hiking and biking. Both downtown Bethlehem and Littleton are within a 15 minute drive, supplying many choices for food and shopping. Rainy and need more options? Take the beautiful 1 hour drive to North Conway and visit the big outlet stores. Want more scenery and hiking? Take the 25 minute drive down to Lincoln and travel the amazing Kancamagus Scenic Byway (Route 112). This is 56 miles through the White Mountains with no gas stations, so you might want to top off while in Lincoln. Twenty minutes east you can get to the Mount Washington Cog Railway and will pass the Mount Washington Hotel on the way. Fifteen minutes south and you can be at Franconia Notch State Park.

Our ancestor Ebenezer Cole, settled in our little corner of Lebanon, NH., in 1847. Eight generations of our family have lived, and farmed here since. Although once almost totally cleared for crops and grazing, most of our land is now devoted to forestry, but some land remains open and devoted to forage crops. We also have a modern hillside maple orchard. Although we no longer actively farm full time, the stewardship of our farm is of upmost importance to our family. We encourage people to visit our property and enjoy it fully. We host a Boy Scout Troop campsite on another part of our property. We are located in the heart of the Dartmouth-Lake Sunapee Region with countless cultural, and recreational opportunities just minutes away. We hope you will come for a visit and learn to love our farm and community as much as we do.Learn more about this land:Shaded Brookside Glen is a private, stream side, level, pull through site for a small RV, trailer, or tent. This is the private campsite we developed on our farm several years ago for when my wife and I need a little getaway, but don't have the time to travel. Shaded Brookside Glen is a level, mowed lawn surrounded by mature trees and bushes. Dry camping only, but a nice composting outhouse is easily available nearby. Water is available from the year round trout stream, but drinking water must be carried in. Shaded Brookside Glen has a picnic table, a metal fire pit, and limited fire wood is supplied. The drive to the site is across a grassy, mowed, well drained field, but can be effected by long periods of rain.

A quiet, beautiful private setting with brook side camping, a large field or in the woods. Located three miles up on Stoney Brook road with a beautiful stretch of the brook passing through the property. Stoney Brook feeds into the White River, which has multiple amazing swimming and fishing holes, and is great for kayaking, canoeing, and tubing. On site activities include fishing, swimming, hiking, and skiing. Situated close to Killington, Woodstock and various local points of interest. Know Town welcomes well mannered pets (2 per site). We are 420 friendly and geared towards hosting those interested in arts, music, meditation, and ecology. We are currently building a Geodesic dome that will be available to rent soon. However it is currently a bit of a construction site, so pardon the appearance. Also, it should be noted that there is currently no Wi-Fi or cell service. Please be aware that Vermont prohibits out-of-state Firewood. In the future we hope to have firewood for sale, until then firewood can be purchased locally. There is also plenty of dead wood on our property to scavenge.

Camp Ebb and Flow

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is an "outhouse" with a flush toilet and over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

The Hive Design.us cabins, rustic cabin, or bedroom also offer queen beds. Common space includes wifi, a kitchen with frig access, full bath, and living room and with deck. The Milky Way, fireflies, and beauty surround you as well as the lack of noise and light pollution. Be prepared to be "experience how extraordinary the ordinary is!" Organic Certified veggies, herbs, medicinal s, and edible flowers are available, throughout the season. I have approximately 70 varieties foraged and planted. I am developing a garden of dyeing flowers, as well. Art classes and materials are available, for pottery [ beginner to advanced.] as well as sketching, fabric dyeing, plen air, or making mandalas. I do have leather tools, sewing machines, and stained glass. Bring your project or try a new one. Lots of space in the common barn area for group lesson, or set up a spot and enjoy all by yourself! Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples, cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour drive in any direction. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators. Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! I Recommend parking in lower lot and hiking to the top to camp. The road is a off road/logging road to the top. Hipcamp and myself does not cover any damage to your vehicle . Read reviews before booking. It is a hike to the top that takes about 10-15 minute. Wear proper footwear . Must be a camper, outdoorsy or in decent shape to book this campsite . Want a little privacy? Reserve one of our two tricked-out Tent Deck sites (Buddha North and Grandmother Pine), each with its own picnic table, private fire ring, and commercial-grade park grill. Nestled discretely in the forest adjacent to the area where the animals are, you will feel like you are in the middle of nowhere even though you are less than a 5-minute walk from your car! Looking for something a bit more remote and spectacular? Hike a half-mile to the Big Sky Tent Deck. An incredible vista awaits you for a little effort! Need gear? Beautiful place. We stayed at Remote Site 8. Keep in mind, this site is a 10-minute walk from where you park. It's also uphill, but the view is beautiful overlooking Kettle pond and the forest. I enjoyed hearing the loon early in the morning.

Some great remote sites on the edge of the lake at this campground. No powerboats allowed in the lake so it's often calm as a sheet of glass in the early mornings. Highly recommend checking out this campsite

Great spot! Inflatable paddleboard was perfect for hauling heavier gear to the remote sites and cruising around the pond at sunset. The remote sites are the best, and the surrounding hiking trails are great for taking the dogs on a walk. Stayed here mid-November; arrived on a sunny 60 degree day and woke up to snow!
