We purchased our nine-acre property a little over three years ago. It was a run down, small, manufactured home park with a farmhouse on it. It has been an ongoing labor of love to transform it into a small, unique RV and tent camping park along beautiful Conleys Creek. We only offer 4 tent spots (first come, first served), as well as 4 RV spots. We rent out our 38' RV separately. We have torn down and repurposed some of the manufactured homes on the property. We continue to create numerous gardens with veggies and herbs. We have also planted numerous fruit and flowering trees, bushes and flowers for bold color throughout the year. Our property is completely pesticide free. We currently have 11 free range chickens, known as The Dixie Chicks! Guests enjoy feeding, petting and collecting their eggs, which are delicious! We offer both RV and tent camping on both sides of Conleys Creek. Each site has a grill and fire pit. Fish or cool off in our creek, which is regularly stocked with trout. As a convenience to our guests, we sell eggs, firewood and ice. Enjoy the game room playing billiards or shooting darts. Enjoy the nice weather and play one of our numerous outdoor yard games. We have a very clean, private guest bath house, excellent WI-FI and a dump station. Hike up our mountain range to locate our second creek. Our guests love how convenient our location is to the Great Smoky Mountains National Park. We are nestled between Bryson City and Cherokee. Close to other charming towns, such as Dillsboro and Sylva, and many outdoor attractions. Enjoy hiking, biking, fishing, tubing, kayaking and whitewater rapids, all nearby our property. This is our home, business and new lifestyle. Come and enjoy it with us!

Checking in before 5 pm is requested. Later times may be available with prior arrangements. Our farm is very dark and navigating at night is difficult. We are 1 mile off of I 40, 17 minutes from the Blue Ridge Parkway, 15 min. to Maggie Valley, 10 min to the Elk at Cataloochee, 25 min to Cataloochee ski area, 10 min to Lake Junaluska and 15 min to downtown Waynesville. Cherokee Waterfall Campground

Please read the entire listing because I have updated this page and renovated the property! Pull down a paved road and get out of your car and sit down at a picnic table in front of a private waterfall! This site has a pull through, full hookup spot with 30amp for campers but tents are always welcome or a combination of the two. I've had a 33' camper, popup camper and 6 tents at this campsite all at the same time so there plenty of room for your family and friends! We're 2.5 miles from the Cherokee Casino and 3.5 miles from down town Cherokee If you're tired of crowded campgrounds then you'll love the privacy this campground offers. This is now a two site campground with each site being around 100' away from the other site with trees and vegetation growing in between, you more or less cant see on site from the other from May until November. There is a orange cone that marks the border of the two sites. One set of campers will not be allowed on the other campers campsite, if this happens you will be evicted with no refund. Check in is at 2pm and check out is at 12pm. There is a house and a church on the same road so please drive slowly. No shooting firearms, (although you may hear people shooting firearms because you will be camping in the mountains) but your more than welcome to bring your firearms. Its better to have it and not need it than need it and not have it.   No fireworks. No making trails or collecting firewood (This is not because I want to sell you firewood, its because I want to have the property remain as pristine as possible) Do not cut down trees alive or dead  If you move picnic tables please move them back Dogs are permitted but contact before you book the site to confirm if your dog will be a good fit. If you know your dog barks constantly of other people while camping then it will not be a good fit. I charge for dogs the same as I do for extra guests There is a small Church around 200 yards from the campground. They hold services every Wednesday and Sunday. They generally start around 5pm and it lasts around a hour. If your into that they would love to have you come down. The EBCI opened a dispensary around 3 miles from the campground. It will open to all adults over 21 starting September 7th 2024. Message me with any questions you have ​ ​

Barnhill Mountain in Fletcher, NC

My wife and I moved to the area, from Boone, in the spring of 2014. Our dream was to own a house, preferably a cabin, on top of a mountain with long range views and a gradual winding road to the top. Living in Boone, this dream was definitely out of reach. When we began our search for a new home in the Asheville area, we discovered that the more affordable homes were in fact on the mountains. Perfect! In general I always have a pretty positive outlook on what’s possible, however, I was skeptical that we would ever find our dream home. As Jeannie began her Zillow browsing adventures, one particular cabin with acreage, that was outside of our budget continued to pop up. Jeannie would delete it and then it would come back. At some point the price began to drop, and drop, and drop. On our way back into town one weekend after attending a wedding, I convinced Jeannie to drive by the cabin just because we had the time. Immediately we fell in love and reached out to our realtor buddy. It was more of a shot in the dark but it couldn’t hurt, right? We held our breath for the next month totally expecting someone to get it under contract before us or the sellers not accepting our offer. It had already been reduced significantly so we knew our chances of a lowball offer were slim. We offered the most that we could get a loan for. They accepted! I still get anxious thinking back to that month, October 2014. Many years and two children later, here we are, just as excited everyday to make the long trek up our mountain as we were that August of 2014, and now we are happy to offer a similar experience to you, without having to buy the place. Learn more about this land:   Pitch your tent in the grass on the tip top of the mountain or park your camper in the flat gravel spot with a fire pit just below the top with beautiful views overlooking Cane Creek.  In the fall and winter enjoy 360 degree views and in the summer enjoy the shade and cool breeze while relaxing & snacking on wild wine berries and black raspberries.   What you will not find is light pollution, traffic, and a desire to leave the mountain.  Fall asleep to the calls of the hoot owl and wake up to the knocking of the wood pecker.       If & when you decide to explore the area, be sure to checkout Hickory Nut Gap farm just 7.9 miles away & Whistle Hop Brewery 7.7 miles away.  Turgua brewery just down on Cane Creek road is only 6.2 miles from camp.  Cane Creek Valley Farm as well as the Cane Creek Community swimming pool is also at the base of camp just in case the kids need a dip of ice cream or a dip in the pool.  Justus Apple Orchard is only 10 miles down the mountain towards Hendersonville.  We love taking our kids there.      We are only 15 miles from downtown Asheville & Hendersonville, and 22 miles from Lake Lure. About

Fringed by the lush mountains of the Jocassee Gorges, Devils Fork State Park is the scenic gateway (and the only public access point) to the 7,500-acre Lake Jocassee. The lake is the focal point of activities, whether you bring your own boat or rent a canoe to explore the lakeside waterfalls, seek out secluded coves to fish for trophy trout and smallmouth bass, or go snorkeling or scuba diving in the crystalline waters. Campers have a choice of RV sites, walk-in tent sites, and villas, all by the lakeside, or if you’re feeling adventurous, you can cruise out to a boat-in campsite. 

Notable campgrounds

  • Best for RV campers: Devils Fork State Campground has 59 paved sites with electric and water hookups by the lakeside. 
  • Best for adventurous cruisers: Double Springs Campground has 25 boat-in backcountry campsites, allowing boaters to pitch a tent on the north shore of Lake Jocassee. 
  • Best for glampers: Devils Fork State Lodging provides 20 fully equipped lakeside villas with a choice of two or three bedrooms.

Tips for snagging a campsite

  1. You can reserve any of the campsites or villas via the South Carolina State Parks website. Campsite reservations require a minimum 2-night stay.
  2. Online reservations open 13 months in advance; same-day reservations must be made directly through the park.
  3. Campsites can book up fast, especially for lakefront sites, and over summer or holiday weekends. Book a minimum of three months in advance.

When to go

Getting on the lake is possible year-round at Lake Jocassee, whether swimming in the summer months or fishing and canoeing through winter. Peak season runs from May through October, and reduced camping rates are possible in low season. Nature enthusiasts should time their visit for mid-March to early April when the rare Oconee Bell wildflower blooms along the Oconee Bell Nature Trail.

Know before you go

  • Devils Fork State Park is 40 miles northwest of Greenville, about a 1-hour drive. 
  • There is an admission fee for all South Carolina state parks; camping fees also apply and change seasonally.
  • Facilities at Devils Fork State Park include a visitor center and camp store, four boat ramps, picnic areas, playgrounds, a dump station, and restrooms. Complimentary wifi is available at the visitor center and villas.
  • You can bring your own boat and watercraft to Lake Jocassee; a South Carolina fishing license is required for fishing. Swimming is permitted at your own risk—there is no lifeguard patrol. Pontoons, canoes, kayaks, and SUPs are available to rent in peak season. 
  • There are accessible campsites, restrooms, and villas at Devils Fork.
