Sweet Spot by Yellow Springs

The campsite is in an open meadow on our 5 acre property, next to the ruins of what was one of the oldest barns in the county (there are still some beautiful stone walls left). You will be surrounded by trees and the spot is completely private. Directly across the road from our property (a 5 minute walk) is the Little Miami Scenic Trail, the third longest paved trail in the US (amazing for biking). The unique village of Yellow Springs is only a 5 minute drive away with a great local grocery store and several cafes. PLEASE READ THE FOLLOWING BEFORE BOOKING. Notes: 1) For camper vans: we do allow camper vans (not RVs or trailers) but you will need to park at the entrance of the meadow where there is gravel. Recently a camper got stuck in the meadow due to rain/mud (which is why we do not allow RVs or trailers). 2) We are still building a compost toilet so the option on the property now is to dig a cat hole at least 6" deep. There is an open public toilet in Yellow Springs and several businesses with open bathrooms. 3) The campsite is right off of Route 68. You cannot see cars from the site but you can hear them. The amount of noise from cars is lower at night. 4) The meadow is ideal for tent camping, though it is NOT a built campsite so it is not perfectly level throughout.

20 acre property with large and small barn. Just off of Interstate 70 and Rt 41. (approximately 1/4 mi from highway). Paved parking areas on each side of the barn with available water and electricity hook up on each side of the barn. Wooded lot with 1 mile walking trail on property for guests and pets. NOTE: Maximum stay on north and south barn sites is 2 consecutive nights UNLESS we discuss the situation prior to the dates. Note, we have a rear patio porch and deck on the back of the house that we use and is in sight. 4 dogs between daughter next door (South side of barn) and us but both have fenced in yards that we try to keep the dogs in when campers are present. Dogs are harmless but do bark when they do not know you... City of Springfield is less than three miles away. A Sheets and Loves Truckstop are 300 yards away with the Loves having a dump station. Next door to this property is a BP Station and Carryout. The Loves Truckstop has a Wendys, Subway, and dog park. Sheets also has a food court. All within walking distance. Great location as Columbus is 30 min to the east, Dayton is 25 min to the west. 13 min to I 675 and 20 min to Interstate 75 N/S. I 71 N/S Columbus is 35 min away in downtown Columbus... NOTE: Little over a quarter of a mile off of Interstate 70, and on a State Route, If looking for absolute silence and desolation, this is not for you. Back off of the road but all the sounds carry.....

Cabin and Company (RV/Campers only)

Our beautiful 1800’s cabin was moved to the property in the 1970’s by a former neighbor who owned the property at the time. The same neighbor also had a historic train depot moved to the property where she sold antiques out of for several years. It is not sure what the cabin was used for at that time but it certainly added charm to the antique store property. When we acquired the property years later, the cabin was in need of work. It sat for a few years until we decided to restore this lovely cabin back to it’s beautiful charm and character. Jim spent a couple years on the project working in his free time and added the porch using old wood in keeping with the natural look and feel of the cabin as well as some interior areas. Upon completion, we opened the cabin as a gift shop selling unique items including antiques, primitives and decor for a few years. We decided to transition the cabin into a place of retreat for traveling guests and still keep some of the goods we sold in the shop available for purchase. We hope that you find the cabin and property a place of peace and tranquility and will want to return. Whether passing through for a night or a few days stay, you’re always welcome in our neck of the woods. Learn more about this land: Make a stop back in time to our quiet woodland retreat with an updated 1800’s log cabin nestled on the property. At Cabin and Company, you will be parked beside this beautiful cabin and will be allowed access at your leisure for a place to sit and relax. (No overnight sleeping allowed inside) Enjoy a cup of coffee or tea (provided) while watching tv or on our covered porch outside. You may also select a movie or two from our large selection of DVDs or find a book to read among our stash of books. Play cards, engage in one of the other games provided, or just sit in the quiet of it all and rest your mind. There is a golf chipping area as well as basketball. We have WIFI at our residence on the adjacent property and some areas of the camp will pick it up better than others. There is a fire ring on site with an adjustable grate for cooking and plenty of seasoned firewood available.. We will have a few items available for purchase inside the cabin including local honey (when available) apple butter, coffee, hand crafted walking sticks and you won’t want to leave without some of these goodies. This semi secluded property is a gem and we hope you will enjoy this piece of history as much as we do. You may see wildlife such as whitetail deer and of course, there are plenty of birds and squirrels around. You won’t be disappointed in this cozy Midwest retreat and will want to make this one of your places while passing through our beautiful Ohio. Most of all, relax and enjoy.

It is a rustic site with a small cabin and areas to pitch tents. The area where the cabin sits is all pines. Secluded area yet close to town. Easy access from State Route 33. Walk in or drive in depending on your vehicle you drive. The cabin consist of a fold out bed, table and heater. Propane is provided as is a rustic portable ice chest inside the cabin. For those that desire to shoot small handguns we do have a pistol range on the property. In addition we have elevated totally enclosed stands for wildlife observation and photo opportunities. Our site was rated as Tree Farmer of the year (2021). Lots of wildlife and again very private oasis in the midst of a growing rural community.

Camp Rocky Run

Rocky Run Creek is a tributary to Seven Mile Creek in Preble County, OH Small creek near residential area. Choice of wide open spaces, partial or full shade spots available. Short walking trail along the creek line is maintained. 'Rocky Cross' Geocach nearby. Please be aware that if we have had a lot of rain, the creek side spots may be too wet and difficult to get back up the hill with the wet grass. If this is the case, we do have the gravel barn driveway that can accommodate your stay. During peak busy season, the barn drive may have additional guests due to site, weather or general camping conditions. The barn drive offers a view of the creek area about 100 feet away and is about 175 feet from the patio common area. WiFi covering the entire camp and all cellular carriers work great here. 30 Amp electrical in many spots. White tank water fill is available in select locations. Plenty of room for tow vehicle at your camp site. Pet policy: Dogs / pets are certainly welcome subject to the following: No destructive behaviors. (Digging, chewing, etc) No aggressive behaviors. (Toward anyone at any time) Please consider that other guests may be present. As of 5/1/24, a new overflow RV spot has been added with 30A electrical. A suggested route from traveling North on State Route 127 to Camp Rocky Run is to turn in Camden, OH on State Route 725 and head East to Wayne Trace Road. !! NOTE on RV types !! You must have a self contained RV with on board restroom facilities. We have no restroom facilities available. For this reason, we do not offer tent camping. !! NOTE on camp fire location !! The fire ring provided on the shared creek side patio is the only spot a camp fire, of any kind, can be built. (Sorry, but we have had too many damaged spots in the grass from the use of 'portable' fire ring units.) !! NOTE on Class A RVs with towed vehicle !! If it is too wet to access the creek side spots, we can still accommodate your stay in the nearby barn driveway but if you are unable to back up with the 'toad' then a detach will be required. Again, this is only if it is too wet to access the creek side camp spots. Generally we will be able to help you back in, but at times we may be away and suggest a helper in guiding you into the barn drive. Note, the barn driveway is not a pull through site.

This 5 acre property is loaded with activities! The stocked pond (catch and release) is a great place to teach your kids how to fish. You don't have to be an experienced fisherman to catch a fish in this pond! Swimming, kayaking, paddle boat, cornhole, small beach area for the little ones, and 2 acres of wooded trails for those who enjoy a peaceful walk. Wildlife is abundant and they prefer to be left alone. Please stay on the trails to preserve all vegetation. If you see a fawn or other babies, please do not touch these animals. Momma will be back! If you see one in distress, please contact the host. The community area at the gazebo offers a charcoal grill (charcoal available for purchase), seating, electric outlets, and water. Please be considerate to other guest while using this area. Trash receptacles are available at different areas on the property. Fresh eggs and produce will be available when in season. Please ask if you are interested. Campsites are located in the woods and are primitive. Sites include picnic table, fire pit, and trash can. Campers have access to a bathroom with a shower that is located in the basement of the cabin. All campers need to check-in with the on-site owners. Parking is not available at your site. All gear can be transported with a golf cart. Fairhaven - Cabin on the Pond can also be rented on the Airbnb website. It does have distance from other campers, with woods behind the tiny house. You can enjoy AC in the summer and heat in the winter. Owner of Rusty Fig Redesign, interior designer Janet and her two sons purchased the Tiny House and rehabbed it in a Swedish modern style, with lots of natural elements, and cozy features. Come stay at our family labor of love! The Rusty Fig Tiny House is your tiny getaway, with everything you need to be at home. There is a queen size bed in the loft only accessible by ladder. The sofa does fold out as an additional bed (which can fit one adult or 2 small children). The tiny house has a flushable toilet and working shower (hot water lasts about 5 continuous minutes and regenerates about every 30 minutes.) Connect to nature and sit outside by the fire pit, though you must supply your own firewood. All the fixings for smores are provided for 2 guests on the first night, plus complimentary hot beverages throughout your stay. Enjoy your dinner outside or play a game on the picnic table provided. There is no WIFI anywhere on top of the mountain, so you will have to talk to each other! Hotspots work and coffee shops are 15 minutes away. In winter, skiing is a short walk (~250 feet). Ski in, ski out for great convenience! No kayak? No problem. Lake Loramie State Park provides rentals for everything from bikes to canoes, and you'll want to take advantage of it to get the most out of your stay. Paddle past patches of water lilies shaded by bald cypress trees, where the beauty here has long been preserved. Hikers will enjoy trekking over to Blackberry Island, where they can catch a glimpse of owls and woodpeckers nesting in their native habitat. A large variety of fish inhabiting the lake and seasonal hunting forays may also appeal to your wild side.
