With views over the ocean of trees and town below, we offer three private and very comfy Glamping Cabins. Each of them provides a terrific place to experience the outdoors in comfort. We make it easy and fun to experience nature. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. The Blue Ridge Mountains, Skyline Drive, Shenandoah National Park, the University of Virginia and downtown Charlottesville are within 30 minutes. It’s just an hour to Richmond or Harrisonburg and less than two to Washington, DC, or 3 to We are very COVID-conscious! Friendly and well-behaved dogs are welcome but we have pet rules out of necessity. Brand new custom high end "glamping" cabin nestled along the Cacapon River. Cacapon River is one of the cleanest rivers in West Virginia. The name Cacapon was given by the native americans for the healing aspects of the water. The cabin is located on the famous Riverdale Farm property that was home of Captain David Pugh. Captain Pugh was the last person to sign succession papers to make West Virginia a state. As we say, " West Virginia started here". The property was home of one of the first schools in West Virginia, the local post office and the Hook's Mill. People have traveled to this farm to enjoy camping and outdoor leisure since the 1830s. The retreat at Rooted Land Co. consists of 1 farmhouse and 3 luxury tiny cottages spread across 350 private acres of farmland & the Blue Ridge mountains with more than 1-mile of Rapidan River access. Each home is spaced with privacy in mind and positioned with breathtaking views. Countless outdoor activities including fishing, hiking, and wildlife viewing provide a unique experience during your stay. Rooted Land Co. is located just minutes from wineries, breweries, and Shenandoah National Park. RIVERSIDE COTTAGE Our luxury tiny cottages are 300 sq feet and include a full bath, kitchen, and king bed. The sleeping area and kitchen create the main living space and the bathroom is a private enclosure with a locking door. The king bed is a Lucid memory foam mattress with ultra-soft cotton sheets, duvet and quilt. Side tables include plugs for phone charging and a smart HDTV is mounted in the sleeping area. Extra throw blankets, playing cards, board games, and reading lights are included in the sleeping area. The kitchen includes a mini-fridge with small freezer space, a two-burner hot top, dishwasher, coffee/latte maker, and ice cube trays. The kitchen is fully stocked with glassware, utensils, barware, paper products, cleaning supplies, and your basic cooking ingredients (olive oil, S/P, coffee, sugar.) The bathroom has a walk-in tiled shower, toilet, and sink. Towels, shampoo, soap, paper products, and basic toiletries are provided. A large mirror and make-up mirror are provided. The outdoor space includes a propane grill, firepit, and Adirondack chairs. Parking is located at each site. Location: I receive a few 4-star reviews for location every now and then so I want to take a moment to describe the location. The farm is in the countryside 10 minutes from Madison, VA. The nearest large towns are Culpeper and Charlottesville, both 35 minutes away. The farm is isolated intentionally to serve as an escape from the city. However, the farm is 5 minutes from Early Mountain Winery, 10 minutes from Bald Top Brewery, 12 minutes from downtown Madison dining, and 25 minutes to Old Rag Mountain. Unplug and enjoy the country life during your stay! What IS Provided: 1. All linens, paper products, dishes & dozens of utensils, and towels (I get asked this a lot.) 2. Basic cooking supplies - oil, salt & pepper, ground coffee, tea, sugar, and coffee filters. 3. Propane for the outside grill. 4. Shampoo and body wash. 5. Cleaning supplies (should you need during your stay.) 6. Fresh eggs daily. 7. Fire-starters and lighters for the firepit. What YOU should bring: 1. Firewood. 2. K-Cups if you prefer (the coffee maker uses both.) 3. River shoes or water socks for wading the river. 4. Bug spray in the summer months. 1. No rain checks, sorry. 2. Pets are not allowed on the property. This also includes support animals, as this is a working farm with livestock. A fine of $250 will be charged for any pets brought onto the property. 3. Wifi is available on the farm with speeds of 50+ mbps. Wifi is provided by Starlink so inclement weather can impact speeds, but rarely happens. Wifi does support Zoom calls. 4. Due to the farm's isolated location most cell phone carriers do not have reliable cell service. The wifi does support wifi-calling. 5. The tiny homes do not have cable or satellite television. An AmazonFire TV is included in each tiny home. 6. A private bridge provides access to the property and a weight limit of 15,000 pounds is enforced. Buses, delivery trucks, and RV's are not permitted to cross the bridge. 7. The farm utilizes well water that is high in iron. While completely safe to use, it does carry a unique taste and tends to stain plumbing fixtures. Brita water filters are provided and encouraged to use for drinking water. Additionally, each home is on a private septic/sewer system which means you may not flush any items other than toilet paper. 8. Bugs...the farm stay is intended to be an escape to nature, which can include bugs. You will likely encounter Stinkbugs and Ladybugs during the fall and winter months and an occasional ant during the summer. At times, several of these bugs might find their way into the home. None of the bugs are dangerous, but I want your stay to be a 5-star experience and if a few bugs and nature frighten you this probably isn't the destination for you. 10. There is a speed limit of 10 mph on the farm. This is in place to prevent costly damage to the gravel roads, limit the amount of dust, and to protect wildlife. Thank you in advance for respecting the posted speed. 11. The cottages have a strict limit of 2 adults maximum per stay. Guests must be 21 years of age unless accompanied by an adult. 12. No rowdy parties or produced events are allowed on the property or inside any of the homes. Bachelorette parties and family reunions are welcomed. Failure to obey house rules #11 and #12 will result in a full damage deposit claim. 13. There are 4 total Airbnb's on the property and other guests are present. Please be respectful of guest privacy near each home. 14. A cliffside road leads to the home. Photos of the road are provided and a video of the road can be shared if you have a fear of driving near road edges. All vehicles can make the the road, but I want to be transparent to those with driving fears. Full house rules may be found on our website.
