Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.

Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. Plenty of places to dip into the cool water when you need to cool off! Walk or drive down to either of 2 covered bridges and see the craftmanship that enables them to continue to be used today! Access the Long Trail at multiple locations within a few miles.
BIKING
Bike the back roads of the area—wooded areas, windy or flat terrain, beautiful views, plenty of spots to rest beside a flowing stream. Or, access the Lamoille Valley Rail Trail (93+ miles of non-motorized riding/walking on a converted and maintained railway bed).
FISHING/HUNTING
In the mountains we have streams, brooks, and rivers. There are many hotspots for fishing—lots of brook trout! No matter the rod you use, there are many places to try your skills. A fishing/hunting license is needed.
CANOE, KAYAK, TUBE
Got your own? Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains.
MAPLE SYRUP/SUGARBUSH
Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home!
WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS
Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys!

Please be prepared to provide your own camping toilet and pack out your trash. If you bring your dog(s), please clean up after them and have "control" as the dirt road is fully in view of the sites. (ATVs (on the trail) and a few vehicles do use the road.)

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples,
cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour
drive in any direction.
A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.

Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. Plenty of places to dip into the cool water when you need to cool off! Walk or drive down to either of 2 covered bridges and see the craftmanship that enables them to continue to be used today! Access the Long Trail at multiple locations within a few miles.
BIKING
Bike the back roads of the area—wooded areas, windy or flat terrain, beautiful views, plenty of spots to rest beside a flowing stream. Or, access the Lamoille Valley Rail Trail (93+ miles of non-motorized riding/walking on a converted and maintained railway bed).
FISHING/HUNTING
In the mountains we have streams, brooks, and rivers. There are many hotspots for fishing—lots of brook trout! No matter the rod you use, there are many places to try your skills. A fishing/hunting license is needed.
CANOE, KAYAK, TUBE
Got your own? Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains.
MAPLE SYRUP/SUGARBUSH
Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home!
WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS
Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys!

Camp sites include flat area, fire ring. Electricity and water at 2 sites. 1 site has a poured concrete pad -- perfect for a camper/RV. The other sites (grassy) can accomodate a camper/RV or tents. Please be prepared to provide your own camping toilet and pack out your trash. If you bring your dog(s), please clean up after them and have "control" as the dirt road is fully in view of the sites. (ATVs (on the trail) and a few vehicles do use the road.)

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. Texas Hill Brook camp site
The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

Nick is so great! We stayed on 12/20 at the Magick Cabin Adventure. It was so fun and cozy and a perfect weekend getaway. When we got there he offered to dive our stuff up on his snow mobile since it had snowed. Told us the story of what inspired him to build the Magick Cabin and it was so fun! I love how interactive the experience was. And Nicks ability to use every inch of space in that cabin was incredible. You can tell he put his all into it and all the tiny details. Was incredible to see. The best part was Chaga, his dog, he stayed up at the cabin all night making it feel super safe. He is very friendly and our 3 dogs loved him.

We had a wonderful time at the Magick Cabin! We booked the cabin for a weekend get away with the dogs, but never expected to have an “escape room” experience with the puzzles and clues Nick designed into the cabin. Needless to say, we had a lot of fun staying in the cabin and trying to solve the puzzles Nick thoughtfully integrated throughout the cabin!
We stayed on a cold night, but between sleeping bags and keeping the fire going, the cabin was warm throughout the night. Overall, we found the cabin to be cozy and inviting. There were sitting areas with beautiful view not to far from the cabin and the out house is a short walk. Chago checking up on us throughout the night was extremely precious and cemented the stay as a great experience.

This was my second stay at the Zen Cabin. I just love the peace that surrounds the whole property. The cabin is very comfortable and there's a nice propane stove to keep it warm.
