This mountainous area has a rich array of wildlife, meadows, trails, and only a few miles away from the Battenkill River, a tributary of the Hudson River of New York. Once inside you’ll find a small kitchen and dining area complete with a wood burning stove for those cool Vermont nights. The sleeping area offers four generously-sized bunks, a loft area, and a queen futon. Enjoy the peace of nature with a cup of coffee on the porch, but don’t forget to cap off the night with smores around the fire pit! Access to Vermont’s Long Trail System is nearby, with its 272 mile footpath and 166miles of side trails. This offers endless hiking opportunities for the day-hiker, weekend overnighter and extended backpacker. The Long Trail follows the main ridge of the Green Mountains from the Massachusetts-Vermont state line to the Canadian border, crossing Vermont’s highest peaks. As for the daily adventures, take a drive to surrounding ski resorts, including Bromley Mountain being just 15 miles from the property, where you can enjoy various activities year-round. Take a 10 minute drive to visit Mount Equinox Skyline drive where you’ll take in incredible views. Just past Mount Equinox is The Village of Manchester, which is home to the famed Equinox Resort and Spa. The land turns out to be ideal because each site makes you feel like the only campers there. Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples, cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour drive in any direction. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators. Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

We had a great time at the pond view campsite! Anthony was so kind and helped us bring all of our gear up and brought firewood up to us several times. The pond view was a little less dramatic than we were expecting but it was still a beautiful area and very private. Another note is that it was just us two single girls this weekend and we felt very safe. It was nice to know there was a family nearby if we needed them. All in all, we definitely recommend this site and would come back!
