Voted 3rd in Vermont by Hip Camp 2022 6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($11) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Port a Potties are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Feel Good Farm

This 150-acre property has been in our family for 30 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. This year in the commercial garden, seed crops will be planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 16 and under no charge but before booking please contact us to let us know how many children and we'll send a discount code. so you won't be charged when indicating number of people in your party. Our little pond behind the big greenhouse has filled up a bit more this spring which you are welcome to use for dipping or frog watching. Starting in June the outdoor kitchen and sun showers will be available for guests use. We can host large parties with advance notice.

Located in the heart of Brownington Village, and about 15 miles from the Canadian border, our property allows for easy access to many scenic locations. Enjoy all that Vermont's Northeast Kingdom has to offer including many beautiful lakes, hiking trails, bike paths, and ski areas. The Old Stone House museum, located a short walk up the road, is open May-October and is a rich source of local history. Willoughby Lake, flanked by Mount Pisgah and Mount Hor is a 15 minute drive from our place. There are about a dozen homes in the village and you will hear traffic going by, including horses and buggies carrying our Amish neighbors. Orchard House at Peck Farm

The Orchard House at Peck Farm Orchard is the building where we serve our customers during our orchard season September through October. The property is located on a dirt road in rural Vermont and is surrounded by conserved land in current farm use. Please note: This property has been repurposed for the very special event of the full eclipse April 8th, 2024. Travel and weather in Vermont in April can be like summer, like winter, something in between and all of it in one day. Please pack and plan accordingly. Spring(March-May) travel can be very muddy. The building is made of rough cut wood from our farm property and features a cook stove, power, refrigerator and access to an outdoor fire circle. The floor is concrete so an air mattress or better yet a cot is recommended. Is you plan on using the wood cook stove please let us know. While the cookstove can provide some heat and the ability to cook it does not heat the whole building very well. There are outlets for use in the building. There is one string of plug in lights, no other lighting is installed. A traditional outhouse is located just 50 yards from the Orchard House. Drinkable well water is available upon request with 24 hours notice. 2 miles from the Orchard House is a small cooperative country store with food supplies. The Peck Farm Orchard is located on a beautiful 4 mile loop frequently used by runners and walkers. There is easy access to local hiking trails and snowmobile/skiing trails. The orchard and parking area is located on 18 acres with access to trails spanning more than a thousand acres.

Today, we steward 10 acres specially designed with horses in mind. Adjacent to a 40-acre cornfield on one side and Mt. Cobb on the other, with sweeping views our place overlooks the confluence of the Mad and Winooski Rivers. From here, you can mountain bike or hoof it to access miles of trails and bucolic scenery. Come visit this gateway to the Scenic Mad River Valley! 🌲🏊🐟The Swimming/Fishing/Tenting site ("site 1") is perched directly aside the Mad River and the Sweet Meadow Side site ("site 2") is just a 2-minute walk across the grassy meadow and down the secluded riverside path to our beloved Mad River beach. This is a semi-secluded beach, river's edge, and swimming holes. Swim, tube, fish and relax up or down the river and in the confluence of the Winooski and Mad Rivers.. 👢👓 Get curious about the history of this place by checking out the old abandoned Massey Furgeson hay baler tucked in the woods, the Cobb family cemetery, and more gems from many years gone by. Leave from either site on foot to access a sweet trail that travels along the river, over a private bridge, down a beautiful dirt road and into the forest. 🚴 Our property is located on the CROSS VERMONT TRAIL: "a multi-use path connecting communities, and the natural areas in between - across Vermont!" Check out their website (Cross Vermont Trail Association) for maps, guides, events and outings! Many adventurists also enjoy nearby, mountainous and beloved trails: Camel's Hump, The Long Trail, Mt. Mansfield, Stowe Pinnacle, Smuggler's Notch and more. There are a plethora of shorter, scenic and gentle hikes in our region, "the crossroads and recreation center of Vermont"! Rustic and Comfortable Cabins. No power lines cross our property. We have no blaring screens to distract us from the sound of the wind in the leaves or to call us back to the whirl of modern life. But that does not mean we are without any comforts. Each cabin has a fully equipped kitchen, hot and cold running spring water, indoor bathroom, and overhead LP gas lamps. Nestled in the forest at meadow's edge, Cold Spring Cabin has an outdoor shower and indoor tub. Perched on a hill near the Farm Pond, Ripley Hill Cabin has an indoor shower and tub. The cabins are rustic, but clean and airy. The luxuries at Forest Echo Farm are not inside the cabins; they are found in the light that fills the forest in late afternoon, the silence of an evening canoe and the moonlit sparkle of dewdrops at midnight. Forest Echo Farm includes 360 acres, extensive shore to a 26-acre protected pond, numerous trails, and half a mountain. The Farm Pond offers a refreshing ‘dip’ to cool off. A hike from each cabin leads to Tiny Pond, an unspoiled lake where canoe, kayak and raft are available for shared use. Hiking trails are on the property. In addition to local trails, the Long Trail and Appalachian Trail are nearby. The surrounding area is chock full of restaurants, antique stores, country stores, bakeries, farm stands, farmers markets, general shopping, historic sites, hiking, swimming holes and scenic drives. Preserving and Sharing the Land. Forest Echo Farm is owned by a cooperative group of families and individuals who are committed to the values of simple living and the preservation of our environment. Wise Pines is a holistic and sustainable Bed and Breakfast/Hiker Hostel with a unique farm stay experience. It sits on 40 acres of land with wooded trails and a pond to sit by. We have a veggie garden, fruit trees, chickens, and goats. *electric fencing is LIVE!* We utilize solar energy and have energy efficient rated buildings. Goats are natural escape artists and love to explore the property to eat trees and more grass. You may see them running around or taking an afternoon nap on the hill, outside of their fenced in area. The owners of the property, Chelsey and Jon live with with their two young kids and dogs on the premises. The dogs are unleashed and friendly (though they will come running and barking loudly to say hi)! We have a yoga studio and offer classes upon request and Reiki sessions by appointment. BREAKFAST is available at 9:00am Thursday-Sunday (October-May) and daily June-September at 8:00am. Breakfast items rotate with the seasons, and change daily. Much of our food is sourced from our own garden and hens or other local sources. You can expect, and are not limited to an offering of: frittatas, breakfast tacos, quiches, quinoa breakfast bowls, root veggie hash, fresh fruit, sausages, smoothie bowls, pancakes, baked goods and more! All food is prepared by our Chef, Alex. Each day we have one offering, but can easily accommodate dietary restrictions. "At Your Leisure" or To-Go breakfast options may be available as well! We have many games for you to use, a bluetooth movie projector, walking trails (sometimes needing a bit of maintenance), a fire pit and grill. The property is in the woods rustic woods of Vermont, amongst all of its seasons. Please note that we do our best to maintain the property as weather arises, but the walkways, some of which are a bit steep, may be snowy, icy or otherwise. Please come prepared with a vehicle and shoes that are suited for the season of your arrival (mud, snow and ice) for both our property and the town road we live on. Checking in during daylight hours is advised. Nearby, the town of Woodstock in only minutes away with cute shops and restaurants. There are many local hikes, national and state parks, the Quechee Gorge, white water rapids, The VAST (snowmobile trails), ski resorts and array of local events to attend.

It overlooks the village of Chelsea, the shire town of Orange County. Free Verse Farm is a hilltop herb farm run by two art-making, herb-loving farmers. The property boasts twenty sloping, knoll-laden, open acres overlooking the First Branch of the White River as it passes through the scenic village of Chelsea, Vermont. We have incredible views, forest trails that offer magical woodland wanderings, and spacious campsites in our fields. We also invite you to explore our cultivated fields of herbs and vegetables and become acquainted with the wide variety of tea, culinary, and medicinal herbs that we grow and process on our farm. You can also visit with the cows that spend their summer munching our delicious green pastures. Our full line of herbs and herbal products are for sale via our website or at Free Verse Farm Shop, located just one mile from our farm in downtown Chelsea. Our Farm Shop offers a wide variety of fresh produce, provisions, fresh baked goods, alcoholic (& non-) beverages, and more to enjoy during your stay or as you continue on your journey. AMENITIES: we offer a hot outdoor shower & sink, as well as an outhouse with a composting toilet. Each campsite has a firepit and a picnic table. CAMPSITE DETAILS: We currently have 2 campsites open. They are located in meadows with beautiful views of the First Branch Valley and Chelsea village. 4 wheel drive is recommended, but not necessary, and you are always welcome to hike up to your site. The site is spacious and private. LOCAL ATTRACTIONS: We also run Free Verse Farm Shop (OPEN: Tuesday-Friday 11am-6pm, Saturday 9am-3pm), a local grocery, café, and apothecary to serve our community and visitors to the area, while supporting local farms and artisans. You can also pre-order online (shop.freeversefarm.com) to pick up in store or ship your order around the USA. The village of Chelsea hosts a weekly summer farmers market May-September on Fridays from 3-6pm (mid-May through September). In downtown Chelsea there is also a pub (The Wagon Wheel), gas station (110 Quickstop), two town commons, a small library, and a general store (Will's Store), and a farm stand (Chicken Wiggle Farm). Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.
