There is a shared water hydrant for the campsites. For bigger water and easy access to Lake Ray Roberts State Park, head over to the Johnson Branch of Lake Ray Roberts which is less than 15 minutes away. We are located next door to 555 Vineyard and Tasting room. Also, check out downtown Valley View with local restaurants including Blue Bonnet Cafe, York N Ale, Hess Meat Market, and Firelight Vineyard just 7 minutes away. Edge of the Lake Vineyard is also 7 minutes away. Drinking water is available at the campsites from a water hydrant. No electricity is available at campsites. There are no bathroom amenities here. Guests will need to be self-contained, take waste with them and leave no trace.

There are also very nosy & friendly longhorns and wildlife including deer, hogs, turkeys, skunks, racoons, armadillo, opossums, wild large cats, coyotes, ducks, snakes and who knows what else! Fun place to roam, fish, hang out in a hammock, star gaze, or even go visit the cute downtown area of Decatur. Learn more about this land: Pitch your tent right beside the trinity river where you can fish, hang a hammock and watch the wildlife. For trailers and RV's there is a lot of space to park and acres to roam. We do allow small animals at your own risk. You're welcome to bring your side by side. It's quite and beautiful among the pecan trees and stars. Decatur and Boyd are each only 15 minutes away. Close to town yet feels a million miles away.

Guests have access to a fully equipped shop with every tool to build with. We have hosted over 400 DIYers here who have built amazing nomad adventure vehicles. There is quiet camping away from the activity at the shop but the focus is on building here and we allow generators and power tools 24/7 because often our guests work through the night during the hot summer months. Our mission is to make the transition from sticks and bricks to life on the open road as easy and painless as possible for all DIYers of every skill level. Learn more about this land:Our home here is also home to Awesome Possum Van Works and Recreation. We are a DIY build location where people live on site and DIY build their vans, Skoolies, RV's, trailers, etc. We have bus and RV parking available and we have lots of boondocking space available for those who prefer primitive campsites either in a vehicle or tent camping.We are just now expanding out into general campsites and Hipcamp is our first effort at this. We are well establish, going on 3 years and we have drawn customers here from coast who have converted their vans and buses for great adventures.Our Hipcamp camping area is away from the busy shop and is very quiet and peaceful. No light pollution out here and star gazing at night is amazing. Our property is on the banks of the Brazos River just north of Possum Kingdom Lake and just south of Graham, TX. The fishing is usually excellent and we often see 20+ pound catfish and bass caught sitting on our riverbank. The channel is deep and wide and you may swim at your own risk and canoeing and kayaking are always an option. Trees are Live Oak, White Oak, Red Cedar, and Mesquite 20 to 30 ft tall, the ground is rocky and covered with flint and quartz and arrow heads are often found here as this was once reservation land. In the summer months we do have copperheads, rattlesnakes, scorpions, and tarantulas roaming around although we don't see them often. Guests should be aware of their surroundings at all times though. Winter time is when it's great to roam and explore as temps are mild and the critters are hibernating.Population here is sparse at approx 1 person per sq mile in our county and our place is very private and secure. Wildlife is abundant and there are several great short trails to hike on our property or adventure as far as you like in the river bottom which is public land. The town of Graham population 8k is 5 miles away and has all the daily required retail stores and fast food. And there are wonderful shops and local history to explore.

Welcome to the CapeWest tiny home cabin, a secluded western escape. Located in the scenic rural Palo Pinto County side. You will be the only guest on 48.5 acres of privately owned land. Enjoy the large open porch, making memories by the fire pit & when dusk falls spend the rest of the night stargazing and appreciating the sounds of nature. Bedroom 1: Queen Bed | Bedroom 2: Bunks: 1 Twin Beds, 1 Full Bed | Living Room 1 full pull out coach. STAIRS: To access the cabin you will need to climb a small set of stairs. Maximum number of guest is 6 including infants. If we are notified you have more then 6 people we will charge a PENALTY $300 per night per person over 6 people. If you plan on having a fire please bring necessary material. We ask that guests always supervise their children when they are outside. NATURE: This land is natural, wild and beautiful. You are a guest to the native creatures on the land. You could see a deer, birds, rabbits, spiders, snakes, scorpions, mouse, road runners, turkeys, grasshoppers, etc. We take regular care & preventive measure to keep them outside the cabin. If you encounter any inside please let us know so we can address the issue. Since these occurrences are outside of our control we do not issue refunds for any encounters. The roads are gravel so everything is a bit dusty or muddy when it rains. Inside is kept fresh & clean. No smoking inside the tiny home. If smoking occurs inside the home a $350 penalty will be charged for the necessary cleaning. Cigarette butts must be disposed of on the property. No parties or events. The maximum property capacity is 6 people, including infants. If more then 6 people arrive we may cancel your reservation or charge an additional fee $300 per person/night. Must be 25 years or older to book this space. Do not eat food in the bedroom. Please enjoy your meal in the dining room. Dispose of the garbage in the trash bin & in trash bags. Only flush toilet paper down the toilet. Do not enter the pond. Do not fish in the pond. No discharging of firearms Keep a close eye on your kids at all times. No pets allowed. Make sure to turn off the lights, air conditioning, and any electronics when you leave the house. Don’t forget to close the windows and lock the door. Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported to Hipcamp.
