Camp Ebb and Flow

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is an "outhouse" with a flush toilet and over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A or 50A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

Co-located in the open, grassy area with the free-roaming farm rescues is our RV site. Co-located sites share a community fire ring, so it's a great way to meet and make new friends! Don't have a tent or RV? Spend a magical night in "The Greenhouse" (it's a real, working greenhouse that doubles as accommodations for those looking for a more "glamping" experience). Want a little privacy? Reserve one of our two tricked-out Tent Deck sites (Buddha North and Grandmother Pine), each with its own picnic table, private fire ring, and commercial-grade park grill. Nestled discretely in the forest adjacent to the area where the animals are, you will feel like you are in the middle of nowhere even though you are less than a 5-minute walk from your car! Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House.One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years.After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests!Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views.[Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.][Note for GPS-reliers: some GPS devices try to send people up the back side of the hill, which is not an adequate road for any RV or even some cars. One of the oldest properties in town the Day Homestead (as it is known) dates back hundreds of years and our house was built in 1810. It was run as a successful trout farm of 70+ years. Learn more about this land: We have two sites on our historic Vermont trout farm.  The first site sits near our post and beam "run in" horse barn.  It's a very flat site with easy road access and has 30 AMP electric service and we can provide potable water to fill up your tank. The second site sits a little further back (also very easy access) and closer to Quation Brook. It is better suited for boondocking as it is a little ways from the 30 AMP outlets. Again water is available. Our farm is very rural but close (2 miles) to interstate 89 with a well stocked country store in town. It's a  quiet setting near the gardens and a small stream. We are a small hobby farm that grows and sells produce to local coops.  We also produce and sell Vermont maple syrup and salsa.

The Rikert Ski Touring Center and Middlebury College Snow Bowl are also conveniently situated nearby, ensuring easy access to exceptional winter sports facilities. The only showers and full baths available are within the inn's guest rooms. If a room is not occupied, we can offer you the use of its bathroom for a flat fee of $50, regardless of the number of days you use it. This fee covers the cost of our housekeeping team giving it a thorough cleaning before the next guest's arrival. If you require an indoor bathroom, please call or message us before booking so we can check if it’s possible to reserve it for you in advance. Fires are only allowed when we have a full blanket of snow on the ground.
