Ample parking for camper vans and an excellent reprieve from the backcountry or the road. Perfect for couples, friends gathering, or a small family. Whip up breakfast in the well appointed kitchen or cozy up by the fire after a long day on the slopes. World class hiking and skiing within 10 miles.
Old Town is the OG Nederland neighborhood. Dozens of cabins, many over 100 years old, line the streets, along with pine, spruce and aspen trees. In summer, wildflowers grace our “lawns” and in winter we ski down the streets. Bear, moose, deer, elk, fox and coyote are our neighbors.
Nederland is a mountain community at 8240 ft. elevation. Yet we are 30 minutes to Boulder and 45 to Denver. Estes Park and RMNP are 45 minutes away.

King’s Canyon is taking reservations for spring. It is closed from October through February.
Nestled in a private canyon just 20 minutes from Fort Collins, this 5-star RV stay offers the perfect escape.
Don’t worry about rv parks, dump stations, and utilities. It’s all taken care of for you, nestled on a custom dug terrace overlooking my private canyon. Sunrises and sunsets are a dream!
This RV is parked for you, set, and ready to enjoy. City water is on site via a 250 gallon fresh water tank (I fill it for each visitor). I also take care of the sewage and grey tanks for every visitor.
This is an off grid property, with all the amenities you need. There is no cell service, but I have you covered. Starlink satellite is on site, and gives you super fast, high speed connection.
Enjoy 20 acres of wildflowers, quiet nights, and stunning canyon views. Firewood is provided for your camp fire, in either of the two fire pits just steps from the rv. A nearby shed also offers a place for luggage, trash storage, etc and gives you more room in the rv.
The RV is solar-powered with a backup diesel generator. and fully equipped for comfort. It has a queen size bed, two bunk beds, and a convertible dining table that makes into another full sized bed. Sleep 5 in comfort.
Adventure nearby: fish the Poudre River (10 minutes) or catch live music at Mishawaka Amphitheater (20 minutes).
Peace. Quiet. Spring colors. Adventure.
Kings Canton is tucked away, and access isn’t too bad. I have spent 8 years rebuilding the road for access by most vehicles. Four wheel drive is recommended just in case, but not necessary. The private road has loose gravel in spots. Most SUVs can access. I have had my Ford Focus and my Toyota Prius up there (although some people say I’m crazy).
I don’t recommend kings canyon for anyone with fear of heights! The roads are safe, but there are steep drops and switchbacks.

Group trip
From the moment we arrived, it was love at first sight. The drive in was an adventure all its own, winding through breathtaking scenery with panoramic views of the Horseshoe Reservoir below. And once we pulled up, the real magic began.
Cody’s RV was everything I had envisioned—rustic charm meets thoughtful comfort. What truly surprised me, though, was the impeccable attention to detail and the well-appointed amenities that made the camping space feel like a retreat. Perched above a million-dollar view, the RV came stocked with fantastic extras: kayaks, paddleboards, and a cozy firepit that lit up our evenings under the stars.
This was my first visit to the site, but it certainly won’t be my last. The property was spotless, the experience unforgettable, and we enjoyed every moment to the fullest.
