Beautiful natural campsites in the Valley of the Moon (Ojai Valley). Our sites are within an eighth of a mile of walking, running, biking, and riding trails from Ojai to the beaches of Ventura. On many days you can experience Ojai’s famous pink moments. You can hike the trails above Ojai, boat, eat, or picnic at Lake Casitas. Travel to nearby Ventura to shop, fish the pier, or take a deep sea fishing charter or Island charter to Whale watch or fish around the Channel Islands.
Please note the aerial view of the camping area recently placed by Hipcamp is NOT AT ALL REPRESENTATIVE of the current camping sites and shows a photo that is many years old when the site was merely land.
That photo is without any of the existing amenities or improvements. The actual sites are all Larger than Federal Park and Statepark guidelines, with averages of 20'x30' for campsites and 20'x40' for a long RVCampsite.
We have planted many young trees and continue to plant trees and native shrubs around and near the sites. We have picnic tables, table coverings, fire pits, and camping rugs/footprints. There is also an outdoor shower, a shower tent with hot water, and an upgraded porta-potty with a sink.
Note: During times when high heat is predicted, we strongly recommend that our Hipcampers bring pop-up shade tents or canopies for their sites.
The Hipcamp is adjacent to our working ranch, and any photos of old sheds, trucks, a wood lot, or other equipment are NOT on the Hipcamp, but you will drive past that property to get to the separate Hipcamp area.
Wineries, Farmer's Markets, Craft Breweries, dispensaries, and more are within 10 to 15 minutes of our site. Our location allows moments when you may see Hawks, Owls, Geese, Swallows, Robins, Bluebirds, and more.
We offer both tent and RV camping.

This is an incredibly historic site in Santa Barbara history. 2 tribes of Chumash Indians lived here for 10,000 years. This is where Spain landed and began colonizing the area. In the 1950's and 60's, this was the site of the World's largest orchid farm. There is a book called The Royal Rancho, if you are a history buff.
We are a farm on the beach just North of Santa Barbara and Goleta, Ca. You will camp in a historic, glass greenhouse with incredible ocean views. Inside is a cob pizza oven that works awesome. (Bring your own firewood),,, a place to pitch tents and tiny artistic structures to explore. You will have a private bath and shower (Primitive, no electricity, but the hot shower has the best view in the world of any shower!) Bring your own toiletries and whatnot.
Private beach access from our property. We have a barnyard with a multitude of farm animals. Limited electricity in greenhouse (A couple of extension chords). The fire ban is ONLY for open campfires. The pizza oven and YOUR bbq or propane flame is fine.
If you are camping during the rain, be advised, it gets wet in the greenhouse. It's an antique after all!

The ranch is made up of their home and is also

When not being used, camping guest are welcome to enjoy the area down around the authentic saloon, use the picnic area under large Oak trees and hike the property. We
purchased the ranch 8 years ago and love being outside of the city in the mountains. Star gazing is a must when staying there!
The camp site is NEXT DOOR to Prospector Ranch which is our 1800's style ranch tucked away in the Santa Monica mountains, close to beaches, vineyards, amazing hiking, biking to the beach

Site 1. Our meticulously restored 1967 Boles Aero Trailer Paz located in a private, gated space with eastern corridor views. Enjoy the full size organic futon, there is a refrigerator, coffee maker, basic cookware and glassware. Its equipped with a water-less, composting toilet, standing shower, towels, beach chairs & umbrella. This unique space is perfect for a romantic getaway for two or a solo adventure. There is space outside to relax with a fire pit and lights.
Site 2. Consider our Cielo Loft if more space is what you need. Unwind in our cozy, vintage 2-bedroom, 2-bath loft with garden and eastern corridor views. A larger space with 1 queen size futon and 1 full size bed, full bathrooms, towels, a fully equipped kitchen, coffee maker and a t.v. in the living room. Hangout on the upper landing in the morning with a hot cup of coffee.
From our spot, you can walk through the tree lined neighborhoods to charming cafes, vintage stores, a variety of restaurants and the iconic Oceanside pier, all within a mile!
If its good food you enjoy, our local breweries and restaurants satisfy every appetite. Every Thursday morning brings the charming downtown Farmers Market with art, locally grown fresh fruits and veggies as well as delicious prepared food. Thursday evenings come alive with the bustling Sunset Market's local artists, music, and a variety of delectable food vendors. These are both located in downtown Oceanside.
Its easy to explore beyond Oceanside too! Our location between San Diego and Los Angeles makes day trips a breeze with the train station just a half-mile away. Easily venture to cities to the south, north and even east for the day via the train. Or for those who prefer to explore by bike, we have hybrid bicycles to rent at a flat rate; explore the beach and neighborhoods on two wheels. Ridecircuit.com/oceanside offers local transportation services within Oceanside if needed. The fares are moderate and the service picks you up at your location.

Welcome! Our 'Tentsite Over Topanga' is a lovely private campsite high above the magical Theatricum Botanicum in Topanga Canyon. You will be treated to a sweeping view of the verdant Topanga landscape.
Our host, (Peter Alsop) will meet you in the parking lot of the world-renowned Will Geer's Theatricum Botanicum, show you where the bathrooms are, and together hike up 300 steps to the camp site. (Campers must be fit enough to make this climb!)
Under the support posts of our former tipi, there is a 20 foot circle where 2 or 3 tents can be set up. We have a picnic table there for your convenience. Of course no fires of any kind are permitted, (including 'no smoking' please!). You may want to bring pre-made or delicatessen food and drinks, and come prepared for very warm days and cool nights.
It's a very short path from the Tentsite up to the trail's end at the 'big rock overlook', and that's where the trail ends! There are many other wonderful hiking trails throughout Topanga in the nearby Santa Monica Mountains State Parks, ... and the Pacific Ocean beaches are only a :10 minute drive to the South.
Many campers come specifically to see one of the fantastic shows at the Theatricum Botanicum, and then head back up the hill behind our outdoor theater and spend the night with family, friends or a special loved one sleeping under the stars over Topanga. This 2024 season we are presenting 5 plays: "Wendy's Peter Pan", Shakespeare's "A Midsummer Night's Dream" and "A Winter's Tale", Moliere's "Tartuffe" and a new play by Paola Aguilar, "The Hispanic/Latino/Latina/Latinx/Latine Vote". You can look up "Will Geer's Theatricum Botanicum" on you browser and they will have ticket information and dates.
We also have a small bakery on the grounds, where one can find excellent baked goods and coffee for sale on most Sunday mornings.
Families with young children love seeing the lizards, butterflies, woodpeckers and other small wildlife they spotted around the site.
Because a theater operates on the premises , no pets are allowed, and as for your trash, ... we ask that if you 'pack it in, ... please pack it out too!'
We seem to have good telephone reception for almost all carriers, but we do not have wireless access.
PUBLIC TRANSPORTATION:
There really is only one small public transportation vehicle available. It's called "the Beach Bus" and it goes from San Fernando Valley, through Topanga to the beach and back again several times a day. Not really sure of their schedule, but you search for it and find out if you are interested. Most people have their own vehicles.
MEETING UP?
Peter will contact you and make plans to meet with you at the Theatricum and walk you up to the Tipi in the afternoon, (before showtime if you have reserved your tickets. You can come back down and visit to one of Topanga's many local restaurants for lunch or dinner, or just stay at the Tipi and chill.
HIKING
Our 'Tentsite Over Topanga' has been a pristine area for a very long time. If you'ld like to hike in Topanga, the Topanga State Park is only a couple of miles away. Leave the theater going south, headed toward the ocean. After about a mile and a half, you will see Entrada Road on your left, which will take you along the edge of the park. There is the Dead Horse Parking lot almost as soon as you turn onto Entrada, and a main entrance at the top of Entrada. Dogs are not allowed in the park. And you must be careful about wild life.

This is an incredibly historic site in Santa Barbara history. 2 tribes of Chumash Indians lived here for 10,000 years. This is where Spain landed and began colonizing the area. In the 1950's and 60's, this was the site of the World's largest orchid farm. There is a book called The Royal Rancho, if you are a history buff.
We are a farm on the beach just North of Santa Barbara and Goleta, Ca. You will camp in a historic, glass greenhouse with incredible ocean views. Inside is a cob pizza oven that works awesome. (Bring your own firewood),,, a place to pitch tents and tiny artistic structures to explore. You will have a private bath and shower (Primitive, no electricity, but the hot shower has the best view in the world of any shower!) Bring your own toiletries and whatnot.
Private beach access from our property. We have a barnyard with a multitude of farm animals. Limited electricity in greenhouse (A couple of extension chords). The fire ban is ONLY for open campfires. The pizza oven and YOUR bbq or propane flame is fine.
If you are camping during the rain, be advised, it gets wet in the greenhouse. It's an antique after all!

Site 2. Consider our Cielo Loft if more space is what you need. Unwind in our cozy, vintage 2-bedroom, 2-bath loft with garden and eastern corridor views. A larger space with 1 queen size futon and 1 full size bed, full bathrooms, towels, a fully equipped kitchen, coffee maker and a t.v. in the living room. Hangout on the upper landing in the morning with a hot cup of coffee.
From our spot, you can walk through the tree lined neighborhoods to charming cafes, vintage stores, a variety of restaurants and the iconic Oceanside pier, all within a mile!
If its good food you enjoy, our local breweries and restaurants satisfy every appetite. Every Thursday morning brings the charming downtown Farmers Market with art, locally grown fresh fruits and veggies as well as delicious prepared food. Thursday evenings come alive with the bustling Sunset Market's local artists, music, and a variety of delectable food vendors. These are both located in downtown Oceanside.
Its easy to explore beyond Oceanside too! Our location between San Diego and Los Angeles makes day trips a breeze with the train station just a half-mile away. Easily venture to cities to the south, north and even east for the day via the train. Or for those who prefer to explore by bike, we have hybrid bicycles to rent at a flat rate; explore the beach and neighborhoods on two wheels. Ridecircuit.com/oceanside offers local transportation services within Oceanside if needed. The fares are moderate and the service picks you up at your location.

Welcome! Our 'Tentsite Over Topanga' is a lovely private campsite high above the magical Theatricum Botanicum in Topanga Canyon. You will be treated to a sweeping view of the verdant Topanga landscape.
Our host, (Peter Alsop) will meet you in the parking lot of the world-renowned Will Geer's Theatricum Botanicum, show you where the bathrooms are, and together hike up 300 steps to the camp site. (Campers must be fit enough to make this climb!)
Under the support posts of our former tipi, there is a 20 foot circle where 2 or 3 tents can be set up. We have a picnic table there for your convenience. Of course no fires of any kind are permitted, (including 'no smoking' please!). You may want to bring pre-made or delicatessen food and drinks, and come prepared for very warm days and cool nights.
It's a very short path from the Tentsite up to the trail's end at the 'big rock overlook', and that's where the trail ends! There are many other wonderful hiking trails throughout Topanga in the nearby Santa Monica Mountains State Parks, ... and the Pacific Ocean beaches are only a :10 minute drive to the South.
Many campers come specifically to see one of the fantastic shows at the Theatricum Botanicum, and then head back up the hill behind our outdoor theater and spend the night with family, friends or a special loved one sleeping under the stars over Topanga. This 2024 season we are presenting 5 plays: "Wendy's Peter Pan", Shakespeare's "A Midsummer Night's Dream" and "A Winter's Tale", Moliere's "Tartuffe" and a new play by Paola Aguilar, "The Hispanic/Latino/Latina/Latinx/Latine Vote". You can look up "Will Geer's Theatricum Botanicum" on you browser and they will have ticket information and dates.
We also have a small bakery on the grounds, where one can find excellent baked goods and coffee for sale on most Sunday mornings.
Families with young children love seeing the lizards, butterflies, woodpeckers and other small wildlife they spotted around the site.
Because a theater operates on the premises , no pets are allowed, and as for your trash, ... we ask that if you 'pack it in, ... please pack it out too!'
We seem to have good telephone reception for almost all carriers, but we do not have wireless access.
PUBLIC TRANSPORTATION:
There really is only one small public transportation vehicle available. It's called "the Beach Bus" and it goes from San Fernando Valley, through Topanga to the beach and back again several times a day. Not really sure of their schedule, but you search for it and find out if you are interested. Most people have their own vehicles.
MEETING UP?
Peter will contact you and make plans to meet with you at the Theatricum and walk you up to the Tipi in the afternoon, (before showtime if you have reserved your tickets. You can come back down and visit to one of Topanga's many local restaurants for lunch or dinner, or just stay at the Tipi and chill.
HIKING
Our 'Tentsite Over Topanga' has been a pristine area for a very long time. If you'ld like to hike in Topanga, the Topanga State Park is only a couple of miles away. Leave the theater going south, headed toward the ocean. After about a mile and a half, you will see Entrada Road on your left, which will take you along the edge of the park. There is the Dead Horse Parking lot almost as soon as you turn onto Entrada, and a main entrance at the top of Entrada. Dogs are not allowed in the park. And you must be careful about wild life.

For my birthday, we booked Sites 1 & 2. Both were a great size and had electricity hookup for phone chargers, picnic tables, and running water.
We tent camped and the ground was very level for all tents.
We went with 11 girls and we felt very safe, comfortable, and ready to camp!
Ojai is a quick drive away and we went into town for a farmers market on Sunday!
The hosts were SO kind. They were very accommodating & Dave even took us out to pet the goats! The animals were awesome!!!
The property was gorgeous. It was the perfect getaway!

We had the BEST time!
We booked both Campsite 1 and Campsite 2. Both were really great. Both had an electricity hookup for a phone charger, running water, and picnic tables. We tent camped and the property was very even, perfect for a throw up tent.
Ojai is a quick drive (maybe 15 minutes) & we went to the downtown strip of Ojai for a farmers market on Sunday morning.
We celebrated my birthday with 10 girlfriends. We felt safe, comfortable, and it was the perfect getaway. Everyone fit very comfortably and we had so much fun.
The animals on the property are so sweet.
The hosts are awesome, they even let us pet their goats!!!

Our time spent at Gaia farm was phenomenal! The views, especially during sunrise and sunset, were spectacular! Amanda was extremely helpful and gracious towards us the entire stay. She was very responsive and went well out of her way to make sure that we were accommodated. I would absolutely go back and would recommend it to anyone looking for a unique stay along the California coast line!

Location is incredibly convenient to Lake Casitas, Ojai and Oak View, but still feels remote and secluded. Site was spacious, clean and beautiful, but could definitely use some improvements. More restrooms and showers, for one, and definitely a line of trees to block out the noise from the main road would be major upgrades. We were lucky to be the only group there that weekend, but I could imagine it being frustrating trying to schedule bathroom/shower time if the sites were full. From my brief conversations with the the owner, Vivian, however, it sounds like they're actively working towards those things already. Other than that, the toilet and shower were both very clean and functional. Shower was hot and pressure was good. Light pollution from Ojai is visible on the horizon, but the property itself is very dark and conducive to star gazing. Host was friendly, helpful, accommodating and communicative, but pretty hands-off otherwise.

Kimberly's campsite was exactly as described. It was spacious, peaceful and perfect for dry camping. We especially loved that we could bring our dogs and the ground was level so we didn't have to sleep at an angle. The tight turn into the spot is not conducive to anyone pulling a long trailer. Sorry! The campsite is nestled in a quiet neighborhood near a lagoon. Seriously, we slept with the windows open and all we heard were the peaceful sounds of nature. Lovely, lovely stay!!

Dante was great host who offered firewood and use of a canoe. This was a first tent camping trip for my two sons and when it was time to pack up, they both said they wish we had an extra night. We all caught a fish. The relaxing sound of the frogs and owls was perfect. Unzipping the tent door to the view of the lake in the morning was awesome. We saw ducks, turtles, egret, along with a few of Dante’s goats. Very peaceful and remote.

Great hospitality! The site was well set up and had a great view. I loved the animals, especially the dogs I met! Also, I left with a dozen farm fresh eggs…I would definitely recommend.

We had an effortless stay at this beautiful property and will probably be back at some point! There is a hiking trail 10 yards from the spot that we enjoyed as well. Great communication from Kimberly, fair price especially for being so close to the coast, and accurate description on the hipcamp page. See you again soon.
