LOCATED ON ROUTE 10 in JEFFERSON NY Hi there! If you're looking for a decently large outdoor space to use for tent or RV camping, bird watching, hiking, metal detecting(lots of stonewalls) outdoor events, or maybe just a spot to play with your pup, this land is for you! Only a few minutes drive to and from Minekill state park, state forests, and hiking trails. Property is 27 miles to Cooperstown. 25 miles to Oneonta. Feel free to explore the entire property after booking, with the exception of my bird area. Do not trespass on surrounding properties. A map will be provided and obvious markers where the property lines are, parking, etc NOTE THERE IS NO RUNNING WATER OR ELECTRICITY ON THE PROPERTY FOR THE TIME BEING. PLEASE BRING YOUR OWN! The property is roughly 12 acres. The top is mostly fields, and then forest on the bottom and sides. Our little farm has a brand new gravel driveway on a main road so it's very easy to access and you can park any car there without issue. We have over 60 chickens, some peacocks, and quail on the property in a camper converted into a chicken coop, as well as some other small buildings to house our animals. You will occasionally hear roosters/peacocks crowing between 5:30am and 8pm. Depending on where you are on the property you may or may not hear them. If you're interested in meeting our chickens or other birds please let us know and we will give you a private tour. At night the sky is absolute beautiful as there are no street lights, making it great for UFO hunting and star watching. Property does have traffic going by here and there throughout the day, and gets very quiet at night with the occasional car.THIS LISTING IS FOR THE FIRST CAMP SITE NEXT TO THE CAMPER /CHICKEN COOP down the hill. See other two listings if interested in booking an RV spot or the 2nd camping spot. Camp is a little ways down the hill in a field, and has a metal fire pit with attached BBQ. Just park and walk a little ways, and you're ready to set up. No bathroom or electric available. Please bring your own amenities. We have a tenant on the property that lives in his RV, if you should need help with anything or have an emergency, please reach out to him. His name is John, and his fiancé is Jen. Please note that you will hear our roosters crowing during the day occasionally the geese honking. If you want more quiet/privacy we have other camp sites for that. There is the occasional car noise during the day, as we are on route 10. At night after 6:30pm or so the property is very quiet. We've named this land 'The Peck N Crow Farmstead'. We have a few bird species here that you may enjoy hanging out with; such as quail, ducks, and lots of chickens! (just ask us before interacting with them please, and no feeding without permission) (see rules). We do plan to add more animals as we continue to develop the farm. This 12 acre land slopes downwards into a gorgeous forest, which is perfect for mushroom hunters and bird watchers. There is an old logging trail you can follow through the forest as you connect with nature. At night you can lay back and enjoy a gorgeous sky as there are no street lights for miles. Bring your telescope, and enjoy the fireflies in the fields! State forests, Minekill state park, and some trails are within a few miles of our property. 20 or so miles to Oneonta, 10 miles to Cobleskill, and 30 miles to Cooperstown.
