Are you looking for a retreat to get away from the city, or a refreshing alternative to a caravan park along your journey? We have CAMPSITES nestled in our Orchard or in the Pine Trees paddock, (with nearby amenities); or for more of a comfortable and unique stay, try our CHARMING, CONVERTED SCHOOL BUS! Fern Valley Ranch has it all- waterfall viewing, bush walks, animal feeding. Unwind; relax by the campfire with quiet cup of tea (or a beer). Leave the city behind and tune back in to the birdlife and whistle of the breeze among the tall trees. CAMPSITES- Max 5 campers (see Campsite Listing for number and type of dwellings allowed per site.) SCHOOL BUS- Max 4 guests (no pets)- can book separate bus campsites after booking Bus. Do not write to us asking availability, you will miss out. 🌱 We open everyday during School Holidays; and Fri, Sat, check out Sun during school term. 🌱 We have 2 paddocks 1. ORCHARD (5 sites) 2. PINE TREES (6 sites) Both are peaceful and private. No loud parties allowed. 2-4min to amenities. 🌱 Maximum 2 dogs/site and per paddock. Must be on booking. First booked, first served. If we already have 4 dogs that weekend, you must book without your dogs. Message us to check. 🌱 ON 1 SITE, YOU MAY ONLY HAVE 5 campers in either: A.) One from this category: Caravan; Camper trailer; Motorhome; Family or multi-room tent. OR B.) Two from this category: Small single-room-tent. 🌱 Sites are allocated by us a few days before check-in. If you want to request a specific site or paddock, message us when you book. We try our best to fulfil requests. 🌱 Once you have booked minimum 5 sites, you can have one whole paddock to yourselves. 🌱 One car on the site is allowed. A second car can be parked in our carpark after offloading. When it isn't busy, the camp manager may let you park a second car on the site. 🌱 Each site has a complimentary firepit. Unwind on the deck with a cup of tea overlooking a serene lily pond. Tune back in to the bird life, and whistle of the breeze among the tall trees. With your own supply of chopped firewood and your exclusive fire pit, it couldn’t be easier to leave your worries behind.   On the day of your stay our friendly caretaker will welcome and show you to the Bus and answer any questions you may have. - * If friends/family want to camp beside the Bus with you, you can book up to 6 campsites through our "ADD-ON for School Bus Camping" Hipcamp listing.  After booking the Bus, please let me know if you require this option and I will release sites for you to book. - * REMINDER- NO ENTERING ANY WATER ON THE PROPERTY AT ANY TIME incl. the waterfall. Well maintained site, peaceful and quiet. A few horses nearby, and orchard right behind (we weren’t in season for fruit picking though). Portaloo and tap to wash up close by. Flushable toilet and showers a few minutes walk away. Mini easy hike to a waterfall nearby - watch out for leeches though! Our highlight was toasting marshmallow under the stars and spotting Jupiter with the kids ✨

What a great place to relax and unwind and so close to Gosford. Sites were generous, a little slope but nothing to worry about. A stroll through forest with the 7m waterfall was stunning. The facilities were in the process of getting a major upgrade but we found the existing ones still worked fine. Looking forward to visiting again soon.

My partner and I had a great time camping in the pine tree area, such a lovely property with the citrus trees and animals and dog friendly 😊 The warm shower and flushing toilets are great and drop toilet closer was convenient. The waterfall was the best past about our trip, it was such a beautiful walk so close by and amazing way to spend the day. Was a bit rainy the weekend we went so that was a bit challenging with a tent but we still had a great time and host was lovely.

It was another amazing stay the toilets were clean and the caretakers amazing. They are even building a new shower toilet block now so you don't have to walk that far anymore. We will be back. Thanks

We had such a beautiful camping experience at this ranch. From the moment we arrived, the atmosphere was calm, open, and incredibly refreshing. The orchard views, fresh air, and wide green spaces created the perfect environment to unwind and reconnect with nature. The grounds were well maintained, spacious, and ideal for both relaxation and family time. Waking up to the sound of birds and enjoying quiet evenings under the sky made it feel like a true escape from the busyness of everyday life. It’s the kind of place where you can slow down, breathe deeply, and just be present. It felt safe, peaceful, and thoughtfully cared for. Whether you’re looking for a quiet retreat, a family camping trip, or simply time to reset, this ranch offers the perfect setting. Last but not the least,the kids had the best tym,they enjoyed the tractor ride,feeding the animal and walk to the water fall. It was wonderful. We left feeling refreshed, grateful, and already planning our next visit. Highly recommend 🌿✨

This is such a beautiful and precious hip camp. The people that run the farm are so lovely and very accomodating. They do tours on weekends and take you to their animals. /teach you about the farm and its history. There is a really lovely waterfall and walk and the orchards are beautiful to walk around with tasteful oranges! The funds raised from the hip camp goes to the Rotary charity in many countries it is a very cool concept. We would highly recommend checking this out!

Lovely place. Very scenic and peaceful. Would benefit from toilet upgrade. We almost cooked inside the tin shed with the warm weather. No escape from warm weather with not being allowed in the water and not much shade. Caretaker was lovely. Kids loved the animals being around to say hello to. Would go back but maybe not in summer.

Loved the little walks and waterfall. Hot shower and flushable toilet were well maintained. The hostess was lovely and was happy to help always. Personally prefer to camp around a water body which essentially took care of “entertainment factor” so would’ve been nicer if we had some other activities to do. Having said that, we camped at the end of the fruit picking season so that’s on us.

ADD-ON for School Bus Camping
This place was truly beautiful. The walk to the waterfall and the waterfall itself was the perfect spot to sit, relax, unwind, and listen to the sound of the water flowing. As it was the long weekend, it was busy, but there was still plenty of space between each site so you never felt on top of each other. The amenities were clean and honestly some of the nicest my partner and I have experienced. We would definitely recommend this place.

À really interesting stopover close to Gosford. The family running the property were very friendly and there were a number of pleasant spots to camp. The creek and waterfall was a highlight.

It was a nice area to camp in. Flat grassy land and even with a lot of rain my site drained well. No poo on the grass and no smells despite being close to the horse paddock. The showers were clean and nice and hot. The main reason for the ‘mixed feeling’ review was the portaloos were quite smelly even after the first night of camping and by the end of the 2 night they were pretty full as well as smelly….

A very peaceful place with lovely, accommodating staff. The facilities were clean and comfortable, and discovering the hidden waterfall was a delightful surprise. Easy to get to lots of nice beaches on the central coast.

What a beautiful Hipcamp and only a short drive out of Sydney. We were greeted by the wonderful hosts and given all the information about our stay. The kids loved every minute, the animals, the orange picking and the waterfall!! We will be back!!! We couldn’t recommend this more!! It has all you need and more

We enjoyed our time at the property! Our caretaker Steve checked in on us a few times to make sure we were all ok. We had a big enough group so we were in the private Orchard area which was perfect for 5 families. The downside is that area is a few minutes walk to the flushing toilets and hot showers. Our experience with the drop toilets and bathrooms during NYE/NYD were clean. The bathrooms were cleaned, but drop toilets were emptied when we checked in but not during our stay. Property had plenty of cows, chickens for the kids. Except the rooster is super loud so bring earplugs if you're sensitive. Scattered sinks for washing dishes and hands were super convenient. But no bins, so prepare what you bring and have space to carry it home.

We had the orchard section all to ourselves, great spot for families and more than enough space for our 5 groups. There are horses, cows and chickens/roosters located on the property so it is great entertainment for the kids. However, the roosters will wake you up very early! The portaloo was close by to our campsite, but the flushing toilets and showers were 5 minute walk away. Steve and Di were very welcoming and checked in with us everyday we were there. Would love to come back to experience this place without the rain :)

Great camping spot. Brilliant for a large group to gather together in one field around the fire. Very clean shower/toilets down at the field by the bus. The caretaker Steve was amazing, he had great tolerance of our groups children & kept them entertained with various farm tasks like feeding the cows. Highly recommend this camping ground.

Had a lovely stay at Fern Valley Ranch. Plenty of space at each pitch and having our own fire pit was great. Facilities were really good with hot showers and toilets. Loved seeing the animals and the waterfall walk was beautiful. Steve the site manager was super helpful. Would definitely come back.

Beautiful site near the orchards. Plenty to do on the Property and surrounds with the kids. They loved seeing the animals and the feeding times. Flush toilets and shower block were a short walk away but nice warm showers!

We had the best time camping at Fern Valley. A group of us with a mix of tents and caravans spent new year together. The area was nice and quiet with a great fire pit to all sit around. The toilets and showers were so clean and the hot showers had great power. Lovely sunsets and great little walk to the waterfall. Steve was AMAZING with the kids, feeding the cows and horses with them - he was like the pied piper, they loved him. We will definitely be back!
