Welcome to the Frog Ranch: a hidden gem nestled up high on a 30-acre homestead in southern Vermont. As newcomers to HipCamp, we have been hosting campers since 2019 and are proud superhosts with a stellar track record of 5-star reviews. At our homestead, you will experience the tranquility of rural Vermont living alongside our charming menagerie of chickens, goats, playful kittens, and the ever-friendly border collie, Stevie - your new best friend.
With advance notice and subject to availability, chow down on a fresh farm-made pizza made in our own pizza oven that is delivered right to your site, explore the woods, sing to the goats, watch the birds, gaze at the stars, or explore the wonders of Southern Vermont. We offer a unique getaway where you can unwind and reconnect with nature.
The space:
A great camping experience in Southern Vermont! Our property is secluded and quiet. Your campsite (max 4 people and 2 cars) setup includes exclusive access to an outhouse, a lean-to shelter, two fire pits, Adirondack camping chairs, and two hammocks. Our site is not vehicle accessible. We do provide a cart for you to carry your things down to the campsite (about 200 feet away down a slight downward slope). While you may catch glimpses of us gardening or swimming in the distance, but your campsite provides you with plenty of privacy and space to enjoy the surroundings. Situated as the only house on our dirt road, you'll be serenaded by the soothing sounds of peepers, birds, and goats. On clear nights, our property offers a perfect backdrop for stargazing. Don't miss out on the stunning view of the beautiful pond located right next to the campsite.
There is no running water at the site but we provide you with a clean 5 gallon jug with spigot filled with fresh water from the well. You can use to this to drink from, wash hands, and use to cook. This can be re-filled up at our house if needed.
If you love animals and being outdoors, then this is the place for you! Our dog will bark on arrival but she's very sweet and will politely ask for a belly rub.
Guest access: You have plenty of space surrounding your site to relax and enjoy. We will respect your privacy during your stay. We also ask that you respect ours. Our house, surrounding gardens, greenhouses, and front lawn are private and not for guest use. The goat fence is electric so please don't touch it. Although we can turn it off for you if you'd like to pet the goats!

Firewood, kindling, and matches are available at your site. Firewood bundles are $5 each.
We can provide a tent upon request. Our 6 person tent (sleeps 4 comfortably) is available for rent.
Campers are encouraged to bring good clothing and footwear to protect them from the elements (mosquitos, ticks, the sun, etc.)
Please do not leave food out after bedtime as not to attract bears.
Service is limited in southern Vermont. Please plug address into gps before entering Townshend. You can use our WiFi when on the property.
Pets are not allowed on the property. Sorry!

LIABILITY WAIVER:
You understand that swimming, hiking and the use of our property is at your own risk and that special risks may be involved with swimming, hiking, camping and farm machinery/farm animals/pets. You accept full responsibility for any bodily injury arising from swimming, hiking, camping, and farm animals/pets and hold owner harmless. You understand there are potential dangers that swimming, hiking, camping and farm machinery and farm animals may present to children who are not carefully supervised, as well as the danger to any person swimming, hiking, camping and farm animals if a person has health risks, or if a person swims or hikes while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming, hiking, camping and animals. All HipCamp Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between HipCamp Guests and HipCamp Host.We live on a 30 acre homestead in southern Vermont. Besides our animals (chickens, border collies, and cats), we have a beautiful pond, sauna, outdoor brick pizza oven (with advance request we can deliver fresh pizza to your campsite), a lean-to where you can gather for dinner or put your tent under if the weather is bad, gardens, the best star gazing you can find, and a beautiful view. Watch and listen to the birds, hang out with the goats, chill in the hammock, or explore Southern Vermont. We live and work on the property. Our campsite allows a max of 4 people and parking for two cars.
