Since Hipcamp called to clarify... we are indeed offering the entire property to only one group at a time. You read that right you can camp anywhere on the property, move around, and feel free to stay multiple nights. This 235.51 acre property has all of the most sought-after characteristics: close to the amenities of Hot Springs and The Homestead resort, total privacy and protection, beautiful trout stream, direct access to hiking and mountain bike trails on the adjoining 3000 acres of National Forest, and a 60-mile sunset view. It offers over 1,000 ft of vertical gain. The property includes a half mile of Cowardin Run. With generally mild winter weather, the property is perfect for experience the magic of the Allegheny Mountains. Significant improvements to the road with addition of culverts and a top coat of stone were done over the 2023-2024 winter. We offer the same low light level as the International Dark Sky Park in Millboro for excellent astronomy and night-sky viewing. *Note: Game trail cameras in use - they are not hidden and are not for the purpose of video surveillance* *Note: During business hours Environmental Specialist, VDOF or USDA may visit to check in on the forest/structures/habitat. *Breathtaking afternoon/ sunset view and 235 acres of privacy. Easy to explore next to 3000 acres of the George Washington National Forest. In the heart of the property sits a tiny house RV. The gravel parking area and the end of the gravel road is very centrally located on the property allowing for easy exploration and trailer parking. There is over 1000 ft of terrain elevation. The previous owners logged the property everything is growing back beautifully. The lower road (1/2 mile 7% grade) is gravel and supports semi-trailers. The upper road (3/4 mile 16% grade and 2 sections at 20% grade) to the ridge is recently improved. 4x4 vehicles still recommended. There are no bathroom amenities here, guests will need to be self-contained, take waste with them and leave no trace. There is cell phone service at the entry or up the gap and ridge, elsewhere it's non-existent/intermittent. (Hipcamp has a great overlay of cell phone carrier coverage.) As such, we ask for EXPERIENCED campers only as there will be no ability to call us on property. The grocery store, Omni a 5 star resort and downtown Hot Springs are 3 miles away. We recommend arriving during daylight hours. We have a VERY DARK SKY. We recommend calling the Omni Homestead Resort – Hot Springs, Virginia for a day pass reservation to enjoy this the retreat featuring amenities such as a hot springs fed pool, pressurized deluge shower, river reflexology walk and dining and drink service or an hour soak in the Warm Springs, Virginia Jefferson Pools. Reservations are required and may be made by calling (540) 839-3860. *Note: Game trail cameras in use - they are not hidden and are not for the purpose of video surveillance.* *Note: During business hours Environmental Specialist, VDOF, USDA and road surveyors may visit no notice to check in on the forest/structures/habitat.* * February Notes: Snowy and below freezing temps overnight. 13OCT camper had safe interaction with black bear on the trail above the ridge toward the GWNF. Trail camera sightings include: (Currently there are 2 well marked trail cameras. Feel free to turn them around while you are on the property but please turn them back so we can continue to monitor the environment.) - 10+ turkeys on the forest trail, the upper meadow and at the newly constructed drain field by the house - 10+ deer throughout the property even the summit but they are mostly active at night. We have seen a 10 point buck - 1 mama black bear and 3 cubs seen at the river, upper meadow and at the newly constructed drain field by the house - 1 coyote active mostly at night - 1 bobcat active at night - raccoon, rabbit, frog, crow FREE View Dark Sky conditions here: https://www.cleardarksky.com/c/DthtSPVAkey.html FREE DOWNLOADABLE nature guides. https://vnps.org/virginia-native-plant-guides/ scroll down to “Plant Ridge & Valley Natives” https://dof.virginia.gov/education-and-recreation/educator-resources/buy-an-id-book/ scroll down to “Acorn and Nut Identification Guide “ “Bark Types “ “Common Native Shrubs and Woody Vines of Virginia: Identification Guide” “Common Native Trees of Virginia: Identification Guide” FREE Wildlife & Habitat Wildlife Information https://dwr.virginia.gov/wildlife/information/ LOCAL MOUNTAIN RANGES https://www.topozone.com/virginia/bath-va/trail/mcdonald-trail/ Select the Flat map Overlay and you will see how our boundary nestles into the GWNF. The campsite offers a true escape with its expansive views and serene atmosphere. Visitors consistently praise the solitude and privacy, perfect for those looking to disconnect. While the trek to the top requires some navigation skills and a sturdy vehicle, the reward is a breathtaking panorama and a star-filled night sky. A few guests noted the challenges of the steep road and weather conditions, but these are minor concerns in the grand scheme of the experience.

The campsites were great and the directions on how to get to the property from the major roads were very helpful. The views throughout the property were amazing. I’ll definitely be back when the weather is nicer.

This is the second time we’ve camped on this property and it’s great! Complete isolation with plenty of room to roam. Amazing views of the mountains by day and bright stars at night. 4x4 recommended if you want access to the majority of the property.

Such an incredible spot! So cool to have the whole property to yourself. Multiple spots to set up camp, my favorite being the spot at the top of the mountain - the views are incredible! And SO many stars at night. My dogs and I had a blast (we even got to play in the snow) and I'm already wanting to plan another trip! Highly recommend this place - such a unique experience!
