We are tucked into a hidden slice of heaven on earth and situated up a ninth-of-a-mile driveway,
on 2 acres with a pond,
in front of an early 1800s cemetery, on
the south side of 276 acres of NYS DEC White Pond Multiple Use Area, giving us the feel of 280 acres of heaven on the edge of a one-mile fresh water spring fed pond that is
open to the public as a carry in-carry out recreation area in use summer and winter.
We have great blue heron and eagles and otter and hawk and deer and owl and all sorts of critters and flora here with us. This is country. 53 miles north of NYC in the Croton-Harmon Watershed District.

and its 1126 acres of NYS DEC Multiple Use Area of
mountain bike & equestrian & hiking trails.
Some of the only petrogylphs
on the east coast are a 2 minute drive and a
hike from here to Hawk Rock.
The largest effigy of Buddha in the western hemisphere is nearby at 2020 Route 301, Town of Kent, at the American Association of Buddhists headquarters and open to the public 9am - 5pm with its' temple, library, schools, meditation rooms, monastery, grounds to walk, Kwan Yin koi pool, and a free meal on weekends.
The Appalachian Trail & Fahnestock State Park are both 20 minutes away, as are the Taconic Parkway or the Town of Southeast MetroNorth train station, or Danbury, CT, or The Great Swamp or Thunder Ridge in Patterson, NY, or the village of Pawling, NY.
We are right on the edge of 1 mile, freshwater pond perfect for kayaking, sailboats, paddle boards, canoes, fishing (anyone over 12 needs a permit) and SWIMMING, with no motorboats allowed, except 5 HP electric.

not sure the amps - we are a typical raised ranch house with a couple outdoor outlets - one on front porch, one in back of house
No water hookup
We have an artesian well and pump. There are spigots on outside of house - one in front, one in bac. We have to be careful with (continual - i.e. we avoid letting water just run & run) water use because of that electric well pump; we are not on a municipal water grid. Our water is sweet and clean; we are in the NYC watershed, so no industry is allowed in our County.. We encourage short 3-5 minutes or no showers only to protect that pump housing.
No sewage hookup
We are in the watershed of NYC; half of their drinking water comes form the reservoir systems in our County. We are rural, although residential. We have a septic tank & leech field, which means we are very careful with how much water we "flush." We encourage folks to being their own portable camp poddies, and we are investing in a composting toilet as an "outhouse" for our guests. When using the house toilet, all toilet paper (& non-biowaste) goes in a trash can in the bathroom to help protect the septic system & thus the watershed.
No TV hookup
We have wi-fi, but got rid of television some time ago. We have a new outdoor movie screen setup we need to try out - could be fun outdoor movie night if weather allows & if the screen lives up to its promises.
Generators not allowed
the exception to generator use would be if we have lost power due to a storm, which does happen in winter storms or severe wind storms.. We do not own a generator.

Firewood provided, firepit, communal. Due to the ever changing NYS open burn laws - which are dependent on the weather conditions, we have only the communal firepit. Campers may bring their own camp cookstoves.

Flush toilet. we prefer campers bring their own camp toilets. We will very soon have a composting toilet & "outhouse" for our guests.
No pets
The property already has an 8 year old female husky living here., who is always on either her front or back tie-out swivel chain or on a leash, due to Town of Kent Dog Laws & because she loves to run & is an escape artist who can run faster than we can catch her & in an area of coyotes, skunks, racoons, black bears, deer, & the occasional moose, and plethora of other critters & birds, plus traffic on these country roads with no shoulders nor street lights, it is safer for our pup & for the wildlife for dogs not to run free.
Potable water available
Spigot, tap, hose, pump or well. Because we have an artesian well, people should come prepared with their own water in jugs. Of course, we will provide emergency water & it is potable & delicious, but because it is a well, not on a public water line, we must be frugal with our water usage to help the life of the electric wellpump housing.

No showers
Bathe in lake. You may swim in White Pond, the one mile pond on the NE corner of our property, but we avoid using soaps or chemicals in it as it is part of the Croton-Harmon watershed for NYC's drinkling water. There are no motor boats allowed on White Pond, just kayaks, canoes, sailboats, & boats with a 5HP electric motor. Fahnestock State Park 20 minutes away & may have public facilities open - depends on season (you can find info on their state park website. In town of Carmel 8 miles away is a NYS Sports Club; in Mahopac 7 miles away are other sports clubs, as well as over in Fishkill or Pawling, 15 minutes away. Check with your sports club membership to see if there is a branch near us - zip code 10512.
Pack it out
Please pack out all your trash and recyclables. We are rural residential with no municipal trash/recycling pickups. We do belong to NYS' only all-volunteer Town of Kent Recycling Center, which is only open Wednesdays 10 -1, & Saturdays (for trash) 8 - 12. You have to be a Town of Kent resident to belong. We do not have a carting service. At exit 58 Ludingtonville Road off i84, both gas stations have public trash cans.
Cooking equipment absent
Due to the water, septic, trash considerations in the watershed and to the different NYS laws about open burns (for example, camp fires) and the unpredictability of weather conditions, please come as self-sufficient as possible. There are many great restaurants, & all do take out, only a few minutes drive away: Gappy's on Rte 52 at Exit 58 off i84, Boyd's Corner Deli on route 301 at intersection with Peekskill Hollow Road; Cutillos up on Farmers Mills Road just before it intersects with Route 52. Of course there's a slew of good eatins in Carmel, Brewster, Mahopac, Cold Spring, Beacon, Garrison, Hopewell Junction, Pawling, Danbury - all near by.

We do have some chairs for around the firepit and we have some fold out 6-8ft tables should you need them. We have a toddler's Playskool picnic table.
Laundry absent
There are many laundromats in the Town of Carmel 8 miles away. Four miles or so to the end of Farmers Mills Road (where it Ts at Route 52), there is Kent [dry] Cleaners in the small shopping plaza.

We van camped at her place on the way to Thanksgiving with our family in Cape Cod. She supplied electricity to warm the cool night, suggested a great place to eat and a less traveled route to the Cape. We will be staying with her on our return trip.

My friend Lucie and I had a great time camping at Kim’s place.. our tents had a view of a peaceful pond; we especially enjoyed going to the nearby lake for swimming and hanging out with Kim, who was very welcoming. The breakfasts Kim prepared were delicious and I also highly endorse Kim’s recommendation to visit Cappy’s Restaurant where the half size portions are big enough for 2 or 3 meals!
