We hold space for you at our Leoni Island Private Water Front site and our secluded Forest Tree Star Site There are over 100 acres you can explore at your leisure. It will truly feel like you are walking through the forest. Our Tree Star Site is very easy to access with string lights on the trees to enhance your camping experience. The main road leads directly to the Leoni Island waterfront site Learn more about this land: OUR TreeStar & LEONI ISLAND WATER FRONT sites are located only an hour away from DC!  Tucked away just off the main trail, TreeStar is an amazing peaceful oasis in the woods. Surrounded by trees, Treestar provides multiple areas were a group of friends or the lone explorer can set up for the night.  TreeStar is a great location for Tent Campers and Vehicle Campers. Set up your tent on an open plot or pull your truck or camper directly to the site. Once night settles in don’t forget to look up and gaze at the stars that appear just through the rising treetops. If it’s a cloudy night or you're looking for additional ambiance, you have the option to turn on the battery powered string lights that have been set up throughout the campsite. As an added touch, this time of year you’ll also find seasonal decorations hung through out the trees. This set up gives you the option to glow up the area as a finishing touch with the stars and campfires. campers have the opportunity to roam the campgrounds to the right of the main trail. While exploring you could hike down and visit the original barns to the property, catch a glimpse of the deer living on the property, and hit the main trail that leads down to... Leoni Island!!! our waterfront campsite which has become a Maryland favorite with its amazing view, moving waters. perfect sunsets, some things you just cant put into words. Leoni Island Private Waterfront
Cozy spot on the river
A cozy spot right on Middletown Branch off Potomac River. We took our RAV4 with tent off the back. Our friends drove their Tesla with tent off the back. There was space for both cars and tents. The views of the sunrise and sunset are amazing! The view is what you’re paying for. Easy foot access to the water, our dogs enjoyed walking directly into the water. It is remote so bring any/all items you will need. The path to the site is rocky, a bit over grown, and some puddles, make sure your vehicle can handle that. Again our RAV4 and Tesla were able to access site, but could see smaller vehicles a challenge. Host was responsive to all questions and able to provide extra firewood for a small fee. He even offered to meet us and take us to the site if we had trouble finding it.

Tree Star Private Site with Lights
Great spot for friends
This is a great spot to get together with friends. Room for plenty of tents, cars, and good times. Walked down to the water, cooked dinner on the fire. Host was easily reachable and kind!

Tree Star Private Site with Lights
Great spot. Very secluded and private. Our kids were able to run explore the woods without running into other campers.

Overall, the experience was awesome despite we cut our vacation got cut to 2 days due to a small advisory weather condition. It's peaceful and very quite to enjoy from the city life and very secluded.

Field of Broken Dreams
For perspective, my group of campers are all experienced thru hikers and are comfortable camping in primitive conditions. The night before our trip I contacted Derek. He stated that he would send us a video indicating where the campsite is. I messaged Derek three times en route to the site without response. We ended up ina neighboring farmer's property. The kind farmer said that at least once a week campers end up on his property lost. We waited another hour for Derek's directions. Upon entering the drive to the site, there were abandoned trailers, tents, tire and cars strewn about the dirt road, but we were still hopeful of a pleasant time. After parking, we immediately noticed litter and full trash cans throughout the site. After exiting our cars we were greeted with a noxious odor and noticed excrement and used toilet paper on the ground. We contacted Derek and said that wind must have blown in the trash. When I reiterated the conditions he sated that the site was cleaned the night before. Obviously, this was not the case since the trash cans were full and human waste was prevalent. We decided to have lunch and make the drive home without staying for our trip. On subsequent messages Derek never once expressed empathy ofr our experience. We gave him the opportunity to make amends however he would like and he responded with condensending messages such as "this is how things are in nature". Again we are experienced THRU HIKERS. I cannot recommend spending $100+ to stay here.

Leoni Island Private Waterfront
We really enjoyed this camp! We did a lot of paddle boarding and fishing on the water. Wish we took more photos, but almost dropped our phones lol, so we hesitated. The waterfront campsite is right on the water and is pretty secluded, would recommend with a group of friends or solo camping. We liked that there were plenty of shadey areas to help keep our tent cool considering the July heat. It’s dog friendly and Derek (the host) was super responsive the whole time from booking to arriving. He took care of us for sure! Excited to see this place up and coming, looking forward to returning. Thank you!
