We offer various camping accommodations, as well as a teepee. See our different listings for info on each. A few choice examples of local activities to do on or very near to our campsite include: Bird watching, hiking, river rafting or tubing, kayaking, fishing, swimming, horseback riding, stargazing, and even rockhounding. This area conforms to the Arizona Dark Sky initiative, and while we are not dark-sky certified, we've had several guests compliment us on our location. When it comes to rockhounding, or amateur geology, this is a fantastic area for exploration and study.  The cliff walls of the Verde River offer clear and distinct sedimentary layers, and the frequent flooding of the massive sandy riverbed reveals countless undiscovered treasures. We gladly welcome pets, including horses, as long as the guests inform us of their presence, and takes care of all their needs, including cleaning up any mess. There is a professional horse-boarding field and stables adjacent to our property, and a long pleasant trail allows horseback riders to follow the Verde Greenway into Old Town Cottonwood if they so desire. Please remember that this is a natural and secluded spot located directly adjacent to the state-maintained Verde Ripparian Greenway and the Verde River. This means you may encounter wildlife and pests associated with being in such close connection to nature. Be prepared to tuck your food away and bring ample protection from the insects.

#8 Beaverside
We loved the spot to be honest. I loved it had a lot of trees. The distance from one site to the other was good enough.

Circle of Trees (Site #3)
Beautiful
I enjoyed camping on Vicky’s land! I was in the circle of large beautiful trees which provided great shade. The Verde river is a short walking distance away with beautiful views. (And check out the Tuzigoot National monument across the River) I came after dark and Vicky was very helpful with guiding me in! Would definitely stay there again!

Circle of Trees (Site #3)
Shady peaceful spot.
Nice quiet spot away from the bustle of Sedona. We had a nice relaxing stay in Spot #3. The best was hearing the Hoot Owls above us while we slept and the coyotes chattering in the distance. Word of advice, zip up your tent COMPLETELTY when you leave, our bed was full of sand as it got a bit windy when we were away. We loved the charming old town of Cottonwood. Highly recommend.

Riverwalk Site #7
This camping spot was amazing. Loved that it felt really private and the shade from the big tree was wonderful. Vicky was a great host and I appreciated her giving me directions to the nearby river. It was so beautiful. I would definitely stay here again if I was in the area. 😊

Great camping and a beautiful prope
Absolutely fantastic campsite. Great tree cover from sun, and simple but great camp amenities. The camp host was super communicative about the site and area and even pointed the way to a beautiful swimming hole walking distance from the property. Awesome place!

10 yr. Anniversary Camping Trip
This place is beautiful and it was so quiet. I highly recommend if your looking to stay on a private land where no one will bother you. The bathrooms (portapotty's) are super clean and do not smell. Looks like they are doing more work to add an outside shower which would be cool to have, but there is a hose with well water to clean up with. There are plenty of trails with lots of shade. The Verde River flows slow and is so refreshing to take a dip in and the fishing was great. Caught 3 species of fish all catch and release. My wife and I celebrated our 10 year anniversary here and can't wait to make a family camping trip here in the future. The highlight was seeing the Tuzigoot National Monument from some of the trails on the campsite property. Literally swimming and fishing while looking up at the ruins in the distance. Even from a distance it is very neat to see. We stay at site #7 Riverwalk and it was shaded all day.
