Guests will now be able to use their own new private bathroom with a shower accessed thru the basement door in the back of the house. Learn more about this land: We’ve got a little 20 acre farm. This historic property has gently rolling hills and plenty of wildlife. Fields in the back lend a great view for star gazing and looking up at the Milky Way. If the peace and quiet isn’t enough for you, there’s two pet goats that love to play. Guests are more than welcome to help in the garden, pick flowers, and enjoy fresh produce and eggs while they’re here. Located 5 minutes from the James River, guests can hop over to the boat landing for fishing, swimming and boating or check out Blanton and Pleasants, a community staple. If you’re a hiker, there’s a state forest and state park just a short 15 minute drive west.

The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas Trees. This did not last long :) - but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future. Located in Victoria Virginia, the farm is less than an hour to Richmond, 45 minutes to Farmville, and 45 minutes from John Kerr reservoir (on the boarder of NC). We are pet friendly, and the property is completely fenced. Enjoy free unlicensed fishing on property in our pond, stocked with catfish and bluegills, or let the pups swim away the summer heat. Enjoy a walk on the nearby Tobacco Trail, fish at one of the many nearby rivers and lakes or swim in our above ground pool. (Pool is closed beginning 8/25/24 until May of 2025) Roast marshmallows over a fire and stargaze or catch fireflies all night. All sites have access to a portable compost toilet, and we can provide water for the sun showers. We have tent sites, and an RV site, 420friendly but we do not partake. PLEASE NOTE: No Check In After 8 PM! The camp sites are only available with direction of host and through a series of gates in livestock pastures. Exceptions can be made in an emergency stay. . Attention Guests: Please note that ticks will be prevalent in wooded areas throughout the state due to the unseasonably warm winter we had last year. According to VCU Dr. Marconi, Virginia is experiencing a “quite extreme” tick season. As the skoolie is located in a wooded area, we are diligent in our efforts to manage them, but we advise all guests to take precautions. It is HIGHLY recommended to treat your dogs for ticks before your stay, and to perform thorough tick checks on yourselves and your pets during your stay with us and whenever you are in the woods. We want all guests to understand the risks before booking and to take necessary measures to protect themselves. *Beds* Comfortable queen-sized bed in the back. The couch folds down into a bed slightly smaller than a full size mattress. We have bedding included for both beds. The bus will sleep 3 comfortably, 4 if you really like each other! *Full Kitchen* Gas stove top inside the bus (back burner knob removed for fire safety). Pots, pans, plates, bowls, utensils, storage containers, and coffee maker/french press are all included. Pantry space to store your food. RV fridge and freezer. Small kitchen sink with hot water and a 7 gallon water tank underneath the sink that you will need to empty if full. *Bus Bathroom* There is a Nature’s Head composting toilet, with instructions included, and please only use the bus bathroom for urinating only. *Main House Full Bathroom* You have access to a full bathroom, shower, and laundry in a side door of the main house. If you prefer convenience over adventure and are not comfortable with a short walk (approximately 150 feet) to use the bathroom facilities, this may not be the ideal booking for you. The owners of the house also use this space for laundry, but it is closed off from the rest of the house to ensure privacy. *Heating/Cooling* Portable A/C unit on bus. A small space heater has been provided that works well to keep the bus warm in winter. Also has a wood burning stove, with firestarters and wood for the stove included. In the winter, it could still be a bit cold on the bus so we encourage you to bring extra blankets and clothing depending on the weather. Maxxair Fan and personal fans for your use are provided. *Outdoors* Includes a deck with a small seating area, picnic table to enjoy your meals, and a portable propane grill for your use. Enjoy a campfire in the private fire ring. There is plenty of firewood to collect in the woods. Look for the gnome and follow the walking trail from the campsite to explore the creek and more of the backyard. *Electricity* While the bus has solar panels and a battery bank to be completely off-grid, it is hooked up to shore power for your convenience. Has 2 USB outlets and a standard wall outlet. Wifi is available with high downloading speeds. *Pets* All pets are welcome! Please keep in mind that there are two dogs on the property contained to the yard by an electric invisible fence. The dogs are not able to access the campsite. We ask that you keep your pup on a leash unless it is well trained and can stay in the campsite area and away from our pets. *Extra Guests* We allow a maximum of 4 guests to stay inside the bus. Freedom Hill Resort is something unique. It was a state prison until the 90's and we have completed the first phase which includes 5 individual spots that can accommodate a full size 45 foot RV/Tiny Home on Wheels or bring your own tent. There is a RV, Tiny Home, and Tents, available, our bring your own. There is a private bathroom and cold water shower available for all guests. In addition, there are 2 dog parks (one for small dogs and one for larger dogs). All the buildings at the moment including the Guard Tower are only available to enter with a private tour. Spot (#3) includes probably America's smallest Tiny Home. It only fits a provided twin air mattress. If 2 guests would like to share the tiny home, we highly recommend that they like each other. There is air conditioning, lights, and a power outlet. Spot (#4) includes a RV with air conditioning and can accommodate up to 10 people.

Our skoolie is the perfect basecamp for outdoor adventures-30 minutes to Richmond and 5 minutes from the nearest trailhead at Pocahontas State Park with pass included. ——— The space Our fully functional skoolie comes equipped with everything you need for a comfortable stay, but please read the full description of this space and property to make sure this is the right experience for you! Attention Guests: Please note that ticks will be prevalent in wooded areas throughout the state due to the unseasonably warm winter we had last year. According to VCU Dr. Marconi, Virginia is experiencing a “quite extreme” tick season. As the skoolie is located in a wooded area, we are diligent in our efforts to manage them, but we advise all guests to take precautions. It is HIGHLY recommended to treat your dogs for ticks before your stay, and to perform thorough tick checks on yourselves and your pets during your stay with us and whenever you are in the woods. We want all guests to understand the risks before booking and to take necessary measures to protect themselves. *Beds* Comfortable queen-sized bed in the back. The couch folds down into a bed slightly smaller than a full size mattress. We have bedding included for both beds. The bus will sleep 3 comfortably, 4 if you really like each other! *Full Kitchen* Gas stove top inside the bus (back burner knob removed for fire safety). Pots, pans, plates, bowls, utensils, storage containers, and coffee maker/french press are all included. Pantry space to store your food. RV fridge and freezer. Small kitchen sink with hot water and a 7 gallon water tank underneath the sink that you will need to empty if full. *Bus Bathroom* There is a Nature’s Head composting toilet, with instructions included, and please only use the bus bathroom for urinating only. *Main House Full Bathroom* You have access to a full bathroom, shower, and laundry in a side door of the main house. If you prefer convenience over adventure and are not comfortable with a short walk (approximately 150 feet) to use the bathroom facilities, this may not be the ideal booking for you. The owners of the house also use this space for laundry, but it is closed off from the rest of the house to ensure privacy. *Heating/Cooling* Portable A/C unit on bus. A small space heater has been provided that works well to keep the bus warm in winter. Also has a wood burning stove, with firestarters and wood for the stove included. In the winter, it could still be a bit cold on the bus so we encourage you to bring extra blankets and clothing depending on the weather. Maxxair Fan and personal fans for your use are provided. *Outdoors* Includes a deck with a small seating area, picnic table to enjoy your meals, and a portable propane grill for your use. Enjoy a campfire in the private fire ring. There is plenty of firewood to collect in the woods. Look for the gnome and follow the walking trail from the campsite to explore the creek and more of the backyard. *Electricity* While the bus has solar panels and a battery bank to be completely off-grid, it is hooked up to shore power for your convenience. Has 2 USB outlets and a standard wall outlet. Wifi is available with high downloading speeds. *Pets* All pets are welcome! Please keep in mind that there are two dogs on the property contained to the yard by an electric invisible fence. The dogs are not able to access the campsite. We ask that you keep your pup on a leash unless it is well trained and can stay in the campsite area and away from our pets. *Extra Guests* We allow a maximum of 4 guests to stay inside the bus. For a fee, you can have extra guests stay with you in a tent outside. Please let us know before booking if you will be bringing extra guests. ——— Guest access You will need to drive on grass and through the backyard to access the school bus. There is parking right next to the campsite. We will be respectful of your space and privacy, but with that being said we like to grill out and hang out on the back deck pretty often so feel free to come over and chat. ——— Other things to note The interior height of the bus is only 6 feet so please note that it could be a bit cramped for taller individuals. We will be on the property in case you have questions.

My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas Trees. This did not last long :) - but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future. Welcome to RRF! We are a small ranchette that specializes in sheep, horses, and chickens. Located in Victoria Virginia, the farm is less than an hour to Richmond, 45 minutes to Farmville, and 45 minutes from John Kerr reservoir (on the boarder of NC). We are pet friendly, and the property is completely fenced. Enjoy free unlicensed fishing on property in our pond, stocked with catfish and bluegills, or let the pups swim away the summer heat. Enjoy a walk on the nearby Tobacco Trail, fish at one of the many nearby rivers and lakes or swim in our above ground pool. (Pool is closed beginning 8/25/24 until May of 2025) Roast marshmallows over a fire and stargaze or catch fireflies all night. All sites have access to a portable compost toilet, and we can provide water for the sun showers. We have tent sites, and an RV site, 420friendly but we do not partake. PLEASE NOTE: No Check In After 8 PM! The camp sites are only available with direction of host and through a series of gates in livestock pastures. Exceptions can be made in an emergency stay. . Amenities/ Activities: Above ground pool ( closed 8/25-5/30/2025) friendly sheep, goats and horses to pet and feed metal detectors to borrow free fishing and bait- poles provided free fire wood laundry for fee in house pots and pans to cook grill for site upon request free fresh eggs Horse rides available for donation which helps offset feed or veterinary needs. This experience may not be available due to weather or other factors, be sure to talk to us prior to your visit to determine availability and requirements.
