This mountainous area has a rich array of wildlife, meadows, trails, and only a few miles away from the Battenkill River, a tributary of the Hudson River of New York. The sleeping area offers four generously-sized bunks, a loft area, and a queen futon. Enjoy the peace of nature with a cup of coffee on the porch, but don’t forget to cap off the night with smores around the fire pit! Access to Vermont’s Long Trail System is nearby, with its 272 mile footpath and 166miles of side trails. This offers endless hiking opportunities for the day-hiker, weekend overnighter and extended backpacker. The Long Trail follows the main ridge of the Green Mountains from the Massachusetts-Vermont state line to the Canadian border, crossing Vermont’s highest peaks. As for the daily adventures, take a drive to surrounding ski resorts, including Bromley Mountain being just 15 miles from the property, where you can enjoy various activities year-round. Take a 10 minute drive to visit Mount Equinox Skyline drive where you’ll take in incredible views. Just past Mount Equinox is The Village of Manchester, which is home to the famed Equinox Resort and Spa. Nestled among the trees, our bell tent sites feature comfortable beds, pillows, linens, towels, a picnic table, smokeless fire pit, large ADA portapotty and more! We also have two sites for those that want to bring their own tent, camper or RV. New for 2025 is an outdoor shower! These are private sites on our property. You'll drive past our home, garage, and garden to get to each site and you'll be able to see our buildings from the sites. We have a very large English Mastiff and some hens. Both are contained in our fenced in yard. Eggs can be purchased upon request. We also have a some dirt jumps if you need to get warmed up before your ride, and a simple bike wash station ready to go when you get back. Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

We are located on the Green Mountain Gravel Growler bike packing trail and 7 miles south of the Lamoille Valley Rail Trail. We have lots of hiking , biking, boating and swimming opportunities nearby. Our amenity's include a bath house with two flush toilets and a hot shower. We also have a washer and dryer available for our campers. We have two 30 amp RV sites with full hook ups and 4 tent/small RV non electric sites. We are 100% solar powered and have good WIFI but no cell service. We cater to small quiet groups who can enjoy our peaceful setting. If your are bike packing and our sites are booked just text or stop in we will accommodate you. The campground is located along our town road and the sites are 50 - 100 feet apart along our driveway. This is not a wilderness experience you will have neighbors, including us We are a family friendly, non smoking campground. We are open early May till late October. Pets on leashes are OK. Quiet time is all the time :~). 12 and under free, no Generators.

I do have leather tools, sewing machines, and stained glass. Bring your project or try a new one. Lots of space in the common barn area for group lesson, or set up a spot and enjoy all by yourself! Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples, cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour drive in any direction. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators. Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! With the main house built in 1860 this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour drive in any direction. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators. Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! With the main house built in 1860 this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.
