Hey there!  I'm a single dad with 2 teen-kids, medical professional, who enjoys country living and sharing it with others.  I've lived in far-Northern CA and Southern Oregon my whole life, except for school/training, so State of Jefferson is my home.  We bought this land in 2017, when it was just brush, poison oak, and a rotten bridge.   Learn more about this land:Campsite on 72 acres along beautiful Jumpoff Joe Creek.  Shaded, adjacent to romantically lighted timber-frame private covered bridge (no traffic).  Very secluded, but only 1/2 mile from I-5 (no freeway noise, though).  Private "beach" area and kid-friendly water play area with wild creatures (turkey, deer, fish, crayfish, water striders, turtles, frogs, etc.). Picnic table, tent spots, and fresh water spigot.  Short hiking trails (watch out for poison oak!).  Best for tenting, smaller RV's, tree tents, or rooftop tents.  >100 yards from nearest structure. 3 nights max except by private arrangement.    NO smoking/vaping/marijuana.  NO wood fires, but propane fire-ring is available -- bring your own propane tank or pay $5 extra to use my propane tank if available.  Good cell service from Google Fi/USCellular.  WiFi available on porch of owner's house by request.

Welcome to the river! This beautiful 10 acre property is located on the scenic main Umpqua River. Enjoy excellent, year-round fishing, kayaking, and swimming right from your private and secluded campsite. Our property is located between 2 boat ramps which makes kayak, canoe, or raft floats a breeze. The property features beautiful, mature trees, fun bedrock to explore, and an amazing swimming hole (in the summertime when the river level is low enough). Sit at the river’s edge and enjoy the sounds of the water. Be sure to watch for soaring Eagles, jumping fish, and the occasional mink on the opposite river's edge! There are multiple wineries nearby and lots of hiking trails within a short drive. There is no cell service at the property - please plan ahead and check local burn ban policies before you go. The "owners area" camping spot is a large, graveled, gated area that has trees between the road and parking. There is a port-a-potty for use in the summer months. There is also a fire pit on the lower level overlooking the river, a hidden tree swing, and deck with picnic table. The "site 1" camping spot has a driveway that is hard-packed grass and is not gated. There is a small fire pit on the path by the river. There are areas under the trees both up top near the road and down near the path that are suitable for tents. PLEASE NOTE: This is not a fully manicured campground. There are bushes and grasses that grow year round. We do our best to keep things trimmed and accessible. Sometimes (especially in the spring) things grow more quickly than we can get to them. Please don't expect this to be a perfectly mowed, backyard-type site.

You can also go hiking or horseback riding on over 7000 acres of BLM land. Only 12 miles to the city of Roseburg or Sutherland. Easy access from I-5. Guest note: we rotationally graze our cattle (while the campground is open for business) in the months of February/March/April/May/and early June. Message before booking if you want to know if the cattle are on the grounds when you wish to say. They are docile yet curious but pose no threat to campers. **If you wish to bring more than one vehicle, please go to EXTRAS to purchase additional parking.

Notice of weather slowly changing. In the rainy season the river does come up and gets pretty high after December We flood out a bit in Jan/ feb. I just want out of town folks to be aware. Not a safe place for small children during that time. I do welcome long term camping in the rainy season for a lower price.. We are 2 miles down a gravel road from Hwy 42 you will find yourself able to drive a 40' skoolie or rv down to this location. We now have a composting toilet and Shower! Easy access to back in or pull in and be 20' from the river. This site does have 110 outlets and water access from river with pump, small fire pit and camp chairs, I am working on a picnic table, coming soon. The river has some big fish and a little bit of a sandy beach area depending on the tide. Shade trees or sun you have both and summers are very nice out here. No bears or cougars in the area, usually a racoon or possum or fox. Over all very quiet and peaceful. Gets warm down by the river out of the wind so come prepared. My property line is the rocks, please keep on my property. Thank you.

Sunny Valley Resort is a unique and off the grid experience. We use a reliable Satellite service that delivers a great signal to each tipi and across 5 acres. Each tipi has its own deck with a private outdoor toilet and instant hot water outdoor shower, comfy beds, fire pits, carpeting, kitchenette with fresh local coffee, tea, goodies, creamer and sugar. Clean filtered spring water. We have lots of fun activities for families. Our tipis are spaced respectfully apart from each other for privacy. All four tipis come equipped with at least one queen size bed, some have two, and three to four very comfortable couch beds, dishes, cups, silverware and pour over coffee maker and hot water kettle. Very comfortable bedding, sheets, blankets, towels, lights, pillows, wash cloths, robes, hand towels, toilet paper, blow dryer, vanity, portable DVD player, fan, heater, tv tray, luggage rack, fire extinguisher, carbon monoxide detecter, first aid kit, board games, cooler, propane fire pit inside the tipi and wood fire pit outside on your deck. There is a toilet for urine and foot pump sink inside the tipi and outside of the tipi there is a separate shower and toilet for everything else. The shower has instant hot water and lasts a long time for an amazing shower experience. Both shower and toilet are outdoors and on your deck but enclosed for privacy. Each deck has furniture, umbrellas with misting system, lights, and fire pits. You can see the outdoor movie screen from each tipi deck. We have a giant outdoor movie screen with epic sound system because hey, we don’t have any neighbors and we can have some fun for family reunions and parties, weddings or any other gatherings that mean something special to you. We also have an axe throwing station, hammocks, pickle ball court, basketball, trampoline, badminton, corn hole, garden, two ponds, one is a lily pond the other is very big and we have two pedal boats, a paddle board, floating island, float toys, and a floating deck and 155 acres of private hiking and mushroom foraging. This specific piece of land holds very special energy. Guests have plenty of activities, comfortable beds, lots of oxygen because we are tucked into a forest, and a peaceful off grid environment. You will also drink fresh spring water filtered through one of the finest filtration systems, The Berkey Filters. All of these factors contribute to very good sleep. Our guests biggest compliment is how well they sleep. We are also 15 minutes away from the Rogue River! We offer tours to the Redwoods, Oregon coast, Oregon caves, and a Rogue River scenic drive, The ghost town of Golden and the Wolf Creek tavern, which has been on the tv show Ghost Adventures. The cost of the tours depend on the cost of gas at the time of the tour. We have a fully loaded outdoor kitchen with hot running water, community mini fridge, induction cook tops, pots and pans, silverware, cups, dishes, coffee maker, popcorn maker, coffee grinder, spices and a spice rack, paella pans, pizza maker, bbqs both propane and charcoal, dish rack, cleaning supplies, mixing bowls, cutting boards, knives, and most cooking utensils that are used regularly. On Saturdays we set up a crafting table so kids and adults can paint, build, sculpt and create cool things to take home. We offer fresh eggs with advance notice and offer goodies from our garden and fruit trees when in season. We do not charge to use pedal boats, Pickleball, paddle boards or any other activities on the property. Yoga classes are donation based. We pick up from the Rogue Valley Medford International airport for a fee and welcome solo and world travelers. We are a dog friendly resort. If you have an aggressive dog you will be required to keep your dog on a leash. There is an additional fee for dogs. We have animals on the property including dogs, lots of birds including two handsome peacocks, deer, and squirrels. There could be cougars, wolves, foxes and bears in the surrounding forest area although we never see them and we do have a barrier.
