We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Steady Slope Fields and Forest

This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

There is also an artisan pizza spot with indoor/outdoor seating, hipster vibes and fun cocktails and live music @ thedaleNY For shopping you can also stop by @ forageandgather - they have foods, meats, gourmet deli and coffee and carry all the little things you may have forgotten to bring along in addition to a locally and craft focused wine and spirits shop. Also stop by @badgrandmashop for the most vibrant and stylish clothes for all sizes and styles. Not to be missed. There is also a lovely yoga studio and bollywood dance spot in addition to some other delightful gems in town. There is superb hiking nearby at Neversink Unique Area in Rock Hill. Also Bashakill trails (and conveniently a vineyard with tastings and events right nearby). Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE! The River's Edge

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.

Little Birds Farm

This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Camp David- 13 acres, Three Cabins

Nestled outside the village of Stillwater, NJ right across the Appalachian trail and the Kittatinny Mountain Ridge, Camp David sports three luxurious log cabins: > Bell's Cabin- Main cabin that sleeps up to six > The Chatham House- Sleeps up to ten > Chief's Cottage- sleeps up to ten All cabins have their own separate listing and can be booked together or combined. The main cabin, Belle's Cabin, is made from hand hewed logs and is the only cabin furnished with a king size bed. All cabins have climate controlled heating/cooling units as well as hot water. Camp David was originally a German hunting camp at the turn of the 20th century. By the 2000’s, it was left abandoned at which time I purchased it and began to restore it back to its true form while maintaining the cabin life integrity. I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life. The camp consists of 13 acres abutted by 100's of acres of state park land. There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property. The Mountain Top @Wright's Farm

It all started when grandfather Charles B Wright first establish this farm in 1904. He purchased it for its natural springs. In our barn (now home to Gardiner Brewing Company) he had gravity fed water troughs for his cattle. Since then we have slowly switched from animals to tree fruit. You will enjoy rolling hills of fruit trees and fruit gardens along with beautiful views of the Shawangunk Mountain Ridge. We have 450+ acres so it in very private. As we are a working farm, you can see us driving pass with our tractors or maintaining the orchard around your campsite on occasion. You are welcome to ride your bikes, hike or jog where you will pass ponds and a working farm landscape. Please don’t pick our fruit. If you would like to enjoy the fruits of our labor please visit our farm store open year round on the premises where we sell cheeses, our fresh picked fruit and veggies, local meats, and our famous cider donuts along with other farm products. We also have a farm brewery open 3-7 in our old dairy barn for you to enjoy. Live music Saturdays and Sundays. Minnewaska State Park and Mohonk Reserve are only 10 minutes away. The rail trail is three minutes away. This trail gives you walking and biking access into New Paltz, where there is tons of restaurants and lots of shopping. Please be aware that during the months of September and October there may be a Pick-Your-Own customer or two walking around picking apples around the campsite area between the hours of 10:00-6:00. You are also welcome to come down to the farm market and purchase bags to pick your own apples in season.

GREAT NEWS!!! As of April 5th, my long awaited 1st Glamping site is available for booking! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. We also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the Hipcamp, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Sites 2, 3 and 4 are in a private field (w/o service) each including a picnic table and fire ring. There are 40 acres of walking trails, and miles of adjacent rail trails for hiking/mountain biking from your site. Dog Friendly and Fully Fenced!! This rustic 600 square-foot cabin with a semi-private bedroom and a fold-out couch can comfortably sleep up to 4 adults. The bathroom and kitchen both have modern amenities. There's a wood stove but also electric heat and AC and hot water. Huge sliding glass doors open up to a wrap-around porch. No TV, but Wifi. There is an electric coffee pot, a French Press and a Nespresso. It sits on 5 wooded acres and nearly a full acre of cleared land is fenced, making it safe for dogs to run off leash. The house sits within the fenced in acre so you can conveniently open the doors and let your dogs run free. There is one visible house across the street from the front of the cabin but it feels very private in the back of the house. There is a firepit. There are two outbuildings onsite that are not available for rent at this time. The cabin is 20 mins from Minnewaska State Park and Mohonk Mountain House, and 35 mins from Kingston, New Paltz, Gardiner, Phonecia and Woodstock. Local restaurants of note include Mill and Main, Roughcut Brewing, Westwind Orchard, Arrowood Farms, and Harana.
