Running Water Creek is a unique, fully off grid campground just 20 minutes to downtown Chattanooga. We have 80+ campsites spread out over 120 acres. Most of the roads are accessible in any small car, but some roads require 4x4 (they're marked with a sign). We have a bath house with toilets, showers, and sinks and even offer hot water! Our well and cabins are all solar-powered as we are not on the electric grid.
Some info about the property:
-we DO NOT have water or power hookups
-we have gravel roads with a 5 MPH speed limit on the property (if you drive too fast the roads will seem rough)
-we are right next to a highway and train tracks so there will be some noise (some days are better than others and we have no way of predicting how many trains will/will not go by)
-none of our campsites have picnic tables (please plan accordingly)
-most campsites have fire rings built, but if you choose a site without one you need to build your own

The Cove consists of 12 acres with a tributary stream and spring fed ponds
less than a half mile from the Toccoa River. It was originally the water source for the surrounding properties prior to the city installing a water system. It is completely private and unspoiled nature, with about a mile of walking trails throughout. The Mountaintop is a 3 acre high elevation site bordering 140 acres of undisturbed woods and is also very close to the Toccoa River.
Fantastic location yet very private for base camp to access the many activities in this area, or enjoy the Toccoa River. It is the only campground in Fannin County limited to only one group at a time.
Each site includes 2 access points to the Toccoa River. The Gibbs Drive community river access lot has a charcoal grill, picnic table, boat launch, swimming rock and fire pit with chairs. The Toccoa River Forest community river access lot has a big boat ramp. The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at
the website TVA.gov.
The River has swift current when the dam is opened for release, usually daily.
This property is conveniently located in Mineral Bluff, Georgia 30559, just 4 miles off the 4-lane highway (Highway 515/76) and just a short drive to Blue Ridge, Georgia; Blairsville, Georgia; Murphy, North Carolina, McCaysville, Georgia and Copper Hill, Tennessee. It is a paved road drive all the way to the entrance. It is located just a few miles from the center of downtown Blue Ridge with art galleries, many restaurants, brew pubs, shopping, the Blue Ridge Brewing Company, Mercier Orchard, the Blue Ridge Scenic Railroad, and more!
The Blue Ridge Scenic Railroad runs most of the year from Blue Ridge to McCaysville, right along the Toccoa River.
The campsites are equally close to downtown McCaysville, Ga. /Copper Hill, TN.
You are a short drive from Lake Blue Ridge, the Chattahoochee National Forest, Brasstown Bald and many hiking trails, such as the Aska adventure area, the Appalachian Trail, the Benton McCaye Trail, and trails in the Big Frog wilderness area, Cohutta wilderness area (largest wilderness area east of the Mississippi) the Rich Mountain wilderness area and the Project Chimps hiking trails. The Ocoee River whitewater center with the Olympic kayak rapids

We are a 125 acre property that has 36 holes of championship disc golf. The North Oconee River runs through our property as well as three ponds throughout. We have plenty of room to pitch your tents. It really depends on how far you would like to be from the bathhouse. We are 6 miles from Lake Lanier and the Chattahooce River, and a short drive to hiking/mountain biking trail heads.
We have a wonderful bathhouse with restrooms, showers and laundry just a very short walk from our sites (maintained by the staff at the park).
We're also pet-friendly and love our furry campers! Just add the pet fee for each pet in the extras section at check out or send us an email letting us know ahead of time and we will get that added. We just ask that you do not leave your pet alone in the tents at any time unless properly crated. You are financially responsible for any damage that is done to our accommodations by your pets.

Weekend Trip to Your Toccoa River Cove!
Mr. George owns a very beautiful slice of heaven up in the north Georgia mountains. The convergence of several small streams set the backdrop to a very quiet and tranquil weekend. Clean outhouse, 2 bars of LTE just in case you need to contact civilization, and not a peep from the neighbors made this camp out delightful. I'll certainly be adding this to my "repeat visits" list!

Beautiful secluded country/woodsy glamping. It was nice to just park and carry your things to the glampsite. Very welcoming, and lights around the campfire area with swinging loveseat, chairs and couch. I had numerous campfires during my 3 night stay and wood provided!
Super welcoming and cozy in the tent. 2 chairs and tables and a comfortable bed for two!
The owners were welcoming, helpful and nice!
I highly recommend this glamping option…

I camped for two nights at this spot! Lots of space for my dog to play and easy access to downtown and other attractions. Bathhouse and cabin were clean and bed was comfortable.

Weekend Trip to Glam Camp At The Old Dairy
My husband and I had a wonderful time at the flaming flamingo. We were able to walk all the trails on the property and see the amazing horses. We did try to see the sunrise, but it was too cloudy but will definitely be back in the future to explore more! Everyone we met was extremely friendly, and Angi and Chad were great host! One thing I loved about the Glam Camp was the art everywhere. And the outdoor shower was fabulous and the bed was comfy! The little things such as the citronella candle, the bug spray, and even the pop tarts were extra special touches that made our stay even more special. Thank you for allowing us to stay in your little piece of paradise. We will definitely be back in the future.

My husband and I enjoyed our trip to The Cove. The grounds are beautiful and you feel like you stepped back in time . We had room to set up our 4 man tent under the shelter with plenty of room for cooking and setting up our chairs to hang out and enjoy the spectacular view. We also enjoyed the fire pit. The outhouse was very nice as well. We look forward to another visit and recommend this place if you are ready to get away from the hustle and bustle and are in need of some R&R. The host was very friendly and checked in on us when we first got there and let us know we could call him if we needed him. It was also nice falling asleep to the sound of the babbling brook.

I had a great time camping with my 6 and 9 year old sons!
We enjoyed hiking the trails, hitting golf balls on the small range, exploring the grounds and petting the animals, and a night time hot tub session.
The tent is great - comfy and spacious enough for 3, and there is plenty of outdoor seating for roasting smores.
Great spot for an intro to camping for my boys.

Glamping #7 had the best view of the forest and was a little more private than the other camp set ups. Loved being able to see the stars at night and the quietness and cleanliness of everything. There’s hiking and a the falls really close by. Really loved the amenities that were offered and the space.

Weekend Trip to Glam Camp At The Old Dairy
I surprised my husband with a quick kid-free getaway for his birthday. We stayed in the Orient Express Airstream and had a fun time. We grabbed food before arriving and spent most of the evening watching tv and playing card games. The bed was nice and comfy, and the air was nice and cool. We didn’t sit outside, but the area to do so was very spacious and included candles and spray to keep the bugs away. The shared bathrooms and shower were a few steps away from the camper and were super clean. We had neighbors in both of the other campers also. They were friendly and respectful of the quiet atmosphere. The hosts were extremely responsive when I had questions, getting back to me super quickly. I’d definitely recommend the Glam Camp and plan to return soon.

This was cozy, stylish, with plenty of storage and a lovely experience all around! The grounds are amazing to walk around and its nice and quiet at night. The best part of all is that this property sits in an artists enclave in Avondale so I was able to experience the Avondale Gallery Crawl and explore the incredible artists in the area.

This cabin was the perfect mountain escape—quiet, tucked into a ravine, and surrounded by winding roads and beautiful views. We arrived late Friday, please note when arriving in the dark it may be a bit hard to find but for us it just added to the laughs. There was no signal out near the cabin, so it took a bit of teamwork, but we got it figured out.
Saturday was all about the outdoors: breakfast at Bear Necessities Café, then hiking Amicalola Falls (about 40 mins away, but again we appreciated the drive through the mountains and we're not rushed to do anything). We tackled the 425+ stairs at the falls, and tag-teamed carrying our dog, who absolutely refused the metal steps 😂. Sunday’s rain slowed things down in the best way—gold mine tour, incredible Mediterranean food at Pharaoh’s Feast, then soaking in the hot tub and ending each night with a campfire. Peaceful, cozy, and dog-friendly. Couldn’t ask for more.
