A new Hipcamp site in only its 2nd season, on one of the most unique properties in Park County. With just a single Hipcamp site on a large 40 acre property and no neighbors nearby, you'll enjoy a private camping experience in one of the most scenic locations in Colorado. The property is partially wooded, and there is a spectacular view from the top of a prominent hill on the property which is some of the highest ground for miles in all directions. Upon completion of the City of Aurora's Wild Horse Reservoir in the 2030's, this will be a "waterfront" property. On site picnic tables (the tan colored bench can fold into a table) and a porta-potty are provided. The campsite is equipped with a unique dual purpose wood/propane fire ring - bring your own propane to enjoy campfires while burn bans are in effect. Great hiking opportunities may be found right on the property, and numerous nearby seldom used dirt roads provide exceptional mountain biking opportunities. Close to recreational opportunities in Buena Vista and Salida, as well as Antero, Eleven Mile, and Spinney Mountain Reservoirs. A level site with great access, and can accommodate large RV's and campers. And keep your eyes out - you might just see some Pronghorn passing through the property! Directions from the town of Hartsel: Proceed 2 miles South on State Hwy 9. Turn right (South) on CR 53. Stay right at the fork at 1.3 miles. At 3.9 miles, turn left (East) onto lightly used Shawnee Trail (Note: On occasion due to County grading on CR 53, there will be a small mound to drive over as you enter this left turn). Proceed about one-quarter mile (and past the the POSTED NO TRESPASSING sign just inside the property entrance) to the campsite a bit further on the left.

It is stocked with drinking water, oil, S&P, coffee, tea, marshmallows and fresh eggs from our chickens will be provided daily. The tent is equipped with a wood burning stove and stocked with firewood. Additional firewood can be purchased. Kindling and fire starters are also available at no charge- let us do the hard work - you RELAX! Electricity is provided, so you can charge your phone or whatever else you need. This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too. COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

If the Arkansas River is not enough of a playground for you, you will be happy to know that you have an uninterrupted view of Mount Princeton and the Rocky Mountain Collegiate Peaks. We are also located 1/2 mile from some of the most famous mountain biking trails the USA offers. Mount Princeton Hot Springs are a beautiful 10.5 mile (15 min) drive away. Our campground offers a dreamy Bathhouse with 5 glamoured showers and 5 bathrooms. We have (14) Yurt glamping sites and (2) Riverfront studio cabins. All sites have electricity (heaters included), parking, fire pits (unless we are facing a fire ban), and picnic table. The property is partially wooded, and there is a spectacular view from the top of a prominent hill on the property which is some of the highest ground for miles in all directions. Upon completion of the City of Aurora's Wild Horse Reservoir in the 2030's, this will be a "waterfront" property. On site picnic tables (the tan colored bench can fold into a table) and a porta-potty are provided. The campsite is equipped with a unique dual purpose wood/propane fire ring - bring your own propane to enjoy campfires while burn bans are in effect. Great hiking opportunities may be found right on the property, and numerous nearby seldom used dirt roads provide exceptional mountain biking opportunities. Close to recreational opportunities in Buena Vista and Salida, as well as Antero, Eleven Mile, and Spinney Mountain Reservoirs. A level site with great access, and can accommodate large RV's and campers. And keep your eyes out - you might just see some Pronghorn passing through the property! Directions from the town of Hartsel: Proceed 2 miles South on State Hwy 9. Turn right (South) on CR 53. Stay right at the fork at 1.3 miles. At 3.9 miles, turn left (East) onto lightly used Shawnee Trail (Note: On occasion due to County grading on CR 53, there will be a small mound to drive over as you enter this left turn). Proceed about one-quarter mile (and past the the POSTED NO TRESPASSING sign just inside the property entrance) to the campsite a bit further on the left.

COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

Beautiful property with excellent views! Steve was great at communicating expectations, directions and provided clear information. Outhouse was clean and well stocked. Fire pit with option of wood or propane was really neat, so much so that my husband now wants one in our backyard. We experienced a bit of wind and Steve was helpful and understanding. We recommend leaving the property the same way you enter. We turned on a road thinking it would lead us to the highway (google maps said it was the quickest way to Cottonwood Hot Springs) but it led us astray. Overall happy campers.

Had the BEST time tent camping here over the weekend! The staff onsite was friendly and helpful. The sites and bathrooms were clean and well managed. I was shocked to see there was laundry on site as well which was so nice to have after coming back from the hot springs. Definitely recommend 10/10 will stay again.

We had a beautiful secluded camp spot right on the river. It’s next to the road but the river is so loud you don’t hear it. Great accommodations, lovely staff and great location!

Our stay at Alicia's glamping tent was incredible. I don't think my fiance will ever normal camp with me again.. Ha They were both super nice and provided every possible thing you could want while camping. Including a smores kit and fresh chicken eggs. 11/10 will definitely stay here again when road tripping to/from Crested Butte.

This land has some of the most beautiful skies in Colorado. If you bring your chairs up the hill you can see mountains miles and miles away! It also has great amenities - picnic table, bench, propane fire pit, cookware, chairs, etc. We want to book every time of year to see how the land grows and changes. We saw some yellow leaves this time! Thank you again for your flexibility and beautiful space!
