Mud alert!
Be cautions if camping here after recent rains or snow melt!
The mud up top of the hill gets DEEP!
Lots of ruts from precious campers.
Aside from that, the property was gorgeous. We may try it again during the dry season. Also, beware to only have a fires when appropriate. The neighbors are very concerned, understandable so!
Better markings and signage would be assistive!
Please update the written directions. The gate is basically unnoticeable at this point.
It took a few minutes to figure out which path to follow. Signage up top was laying on the ground.

Last Camp Trip of the Season
Quiet area that allowed me to camp and enjoy nature without any disturbances. Stayed at site 1, plenty of room for several tents, screen shelter, etc... Easy access to Echo Canyon Reservoir, close to Pagosa Springs.

Directions to site are inaccurate. Caused us to go on to a very angry gun-owners property. Previous campers had left junk at the site. Wish access to lake and river were as easy as advertised.

Another great stay
This is the 2nd time our family has stayed there and again it was fantastic. We love how close we are to the lake, maybe a 5 min drive and that we are in the beautiful ponderosa pines and makes you feel you're miles from anyone, yet just a short distance to the lake and to Pagosa Springs. We will certainly be staying there again.

Had an amazing time!!
I had a great time tent camping there. I don’t know if you would be able to get up there in a 5th wheel though. You should be able to in a camper.
Directions could be a little more clear. As we went all over the property trying to find the posted signs. We were the only ones there and it was absolutely amazing!! However the camp site, it is not exactly on the reservoir (more like in the woods). It would be a 20-30 minutes walk to the reservoir… so we drove to it, down the road and fished. It was beautiful!! Had no idea where the river was that takes you to the hot springs though. Overall, super happy!! The campsite was beautiful and we had an amazing time!!

Beautiful site with a gorgeous outlook into the valley, along with easy access from town.
