Lizardsniffer is a working horse farm with a variety of rental cabins and RV slips.
We DO allow tent camping.
Each RV slip has water, septic, 50 amp service and Wifi.
An Amenities Cabin is provided for use by all RV site guests. The cabin includes a full-sized washer/dryer, a full bathroom with bidet, and an oversized jacuzzi tub. Guests must sign-up for a 4-hour timeslot. The cabin is available for use between the hours of 8am-8pm.
Many of our RV sites feature private fenced paddocks for people bringing their horses or dogs. Horse visitors require all current paperwork (Coggins, etc.). Dog visitors must be social and friendly and thus are allowed to explore the farm with their owners off-leash if desired.
The property includes miles of trails for hiking, biking, or horseback riding. Bring your own horse or experienced riders may be able to ride one of ours (subject to weight/experience matching with a horse).
There is a small private stocked lake open to all guests of Lizardsniffer for fishing and swimming. At the lake you will find an amenities cabin called Glowy Bobber that has a full bathroom and outdoor shower as well as Kayaks and floats for guest use.

A beautiful small farm where we homestead. We have a large garden, including raised beds, and raise everything organically. No pesticides. We raise miniature horses, miniature Highland and Highland cross cattle, Kune Kune and Kune Kune cross pigs, as well as chickens and geese. We have a lovely 1+ acre pond in front of the main house, which is fully stocked with Brim, Channel Catfish and Largemouth Bass. This pond has a wonderful ecosystem and is home to Kingfishers, wood ducks, Storks, herons, egrets, and is a place where a nesting pair of Bald Eagles come for water, and an occasional fish. We have an in-ground swimming pool, and a paddle boat to take out on the pond.
Whether you are looking for a quiet weekend get away, or a chance to experience farm life on a small homestead, this place has a lot to offer.
We offer a canning class, making artisan bread, and a hayride (tractor pulled) around the property. Breakfast and lunch or breakfast and Dinner can be included in the stay at an additional charge.
We have 2 large horses that can be fed carrots, loved on, petted, and the possibility of some riding.
Gathering eggs, feeding the hens and pigs, playing with Titan the farm mascot (our Great Dane dog), or just relaxing around the pool, or around a fire pit, there is always something happening on our little farm.
The lady of the house has her Serv Safe certification for preparing and serving food and has been a home chef for parties and catering for several years.

The entire property is a no-smoking zone. This includes cigarettes, vape pens, etc. This is also a non-drinking zone. No alcohol of any kind is allowed on the premises. These rules are set in place for the safety of my family and my animals.
Please let us know if there is anything you need before your arrival and we do our best to accommodate you. For your convenience there is a Dollar General located one mile down the road.

James and Jessica are some of the BEST HOSTS WE HAVE MET OVER THE LAST 6 YEARS!!! Good ol southern hospitality has no limits at Fenn Farms. The property itself is beautiful and so, so peaceful. Our first night here our diesel pusher front tire was leaking air and James was so helpful!!! I absolutely love the creek that runs along the back of the property with all the mini falls and all the farm animals are right there just waiting for a visit! Added BONUS ...the stargazing is phenomenal!! Thank you to the both of you, we are so happy we crossed paths!!! IYou two have gone above and beyond! Thank you from the bottom of our hearts. The river is so beautiful! There is a large fire pit and a picnic table, and lots of shade. The owner is welcoming and helpful. A terrific place to camp close to everything, I felt very safe and comfortable. Thank you!

Camp site was amazing. Jame's was very accommodating allowing me to switch sites when I realized there was no power on the site I originally booked. Location is beautiful. No light polution, can see tons of stars at night. Bathroom and shower are small but heated and air conditioned with plenty of hot water. Easy access trails to the restroom/shower. Had a lovely time.

Great site. Fishing was good. Caught 24 lb. Catfish, a Bluegill and a large mouth Bass. Neighbors were a little loud but overall, great place to enjoy nature. Clean facilities and grounds! We will be back.

About
On the shores of one of Georgia’s largest lakes, life’s a (lakeside) beach at Mistletoe State Park. Head down to the sandy beach to cool off with a swim, bring your own boat to cruise the lake, or cast a line from the shore—the lake has some of the best bass fishing in the state. If you need a break from the water, hiking and biking trails lead the way through the surrounding forests, where you can join a guided wildlife walk or follow a geocaching trail. Campers have options, too, from quiet backcountry campsites to cozy cottages and log cabins.
Notable campgrounds
- Best for RVs: The main Mistletoe State Campground has 93 tent, trailer, and RV sites with electric hookups.
- Best for tent campers: The four Walk-In Campsites provide tent-only sites a short walk from the main campgrounds with magnificent lake views.
- Best for glampers: The 11 cottages sit in shaded lakeside spots and have air-conditioning/heating, kitchenettes, and space for up to eight people.
Tips for snagging a campsite
- You can reserve campsites and cottages at Mistletoe State Park via the Reserve America website.
- Online reservations open up to 13 months in advance and can also be made for same-day arrivals.
- Campsites can book up fast for summer and holiday weekends, so book at least three months in advance.
When to go
Summer brings the crowds to Mistletoe State Park, and this is the liveliest—and hottest—time to visit, with seasonal swimming at the beach and concerts, guided walks, and other entertainment held each weekend. Peak season runs from April through November, but the campground stays open year-round.
Know before you go
- Mistletoe State Park sits 31 miles northwest of Augusta, about a 50-minute drive away.
- A ParkPass is required for entry to all Georgia State Parks, and campsite booking fees also apply.
- Pets are permitted at Georgia State Parks, including on most trails and campsites, but should be kept on a maximum six-foot-long leash at all times. Dogs are not allowed in swimming areas.
- Facilities at Mistletoe State Park include restrooms, picnic areas with barbecues, a playground, three boat ramps, and a swimming beach.
- There are accessible restrooms, campsites, and picnic sites at Mistletoe State Park.

Beautiful setting right on the lake. Bathhouse wa clean and well-maintained. The campground was very busy when we were there. It was coming up on Masters week and it was spring break.

Camped here in May 2018. We camped at Primitive Site 1. It is a short hike from the parking lot but well worth it. Site 1 is very shady and room enough for a couple tents. You can set your clock by the birds and definitely don't want to miss the fireflies light show at 9:00 every night. It is like nothing I've seen before. We were the only campers in the primitive area and enjoyed the quiet seclusion. There is an outhouse down the path a bit that was surprisingly decent as outhouses go. There is also a shower house and flushing toilet in the main campground which is a stone's throw from the primitive camping parking. Would camp here again.

Can never go wrong with trip to lake. I think this Park just as much as the surrounding ones. Just depends on which part of lake you want to be on
