Since Hipcamp called to clarify... we are indeed offering the entire property to only one group at a time. You read that right you can camp anywhere on the property, move around, and feel free to stay multiple nights. This 235.51 acre property has all of the most sought-after characteristics: close to the amenities of Hot Springs and The Homestead resort, total privacy and protection, beautiful trout stream, direct access to hiking and mountain bike trails on the adjoining 3000 acres of National Forest, and a 60-mile sunset view. It offers over 1,000 ft of vertical gain. The property includes a half mile of Cowardin Run. With generally mild winter weather, the property is perfect for experience the magic of the Allegheny Mountains. Significant improvements to the road with addition of culverts and a top coat of stone were done over the 2023-2024 winter.
We offer the same low light level as the International Dark Sky Park in Millboro for excellent astronomy and night-sky viewing.

Easy to explore next to 3000 acres of the George Washington National Forest. In the heart of the property sits a tiny house RV. The gravel parking area and the end of the gravel road is very centrally located on the property allowing for easy exploration and trailer parking. There is over 1000 ft of terrain elevation. The previous owners logged the property everything is growing back beautifully. The lower road (1/2 mile 7% grade) is gravel and supports semi-trailers. The upper road (3/4 mile 16% grade and 2 sections at 20% grade) to the ridge is recently improved. 4x4 vehicles still recommended. There are no bathroom amenities here, guests will need to be self-contained, take waste with them and leave no trace. There is cell phone service at the entry or up the gap and ridge, elsewhere it's non-existent/intermittent. (Hipcamp has a great overlay of cell phone carrier coverage.) As such, we ask for EXPERIENCED campers only as there will be no ability to call us on property. The grocery store, Omni a 5 star resort and downtown Hot Springs are 3 miles away. We recommend arriving during daylight hours. We have a VERY DARK SKY. We recommend calling the Omni Homestead Resort – Hot Springs, Virginia for a day pass reservation to enjoy this the retreat featuring amenities such as a hot springs fed pool, pressurized deluge shower, river reflexology walk and dining and drink service or an hour soak in the Warm Springs, Virginia Jefferson Pools. Reservations are required and may be made by calling (540) 839-3860. *Note: Game trail cameras in use - they are not hidden and are not for the purpose of video surveillance.* *Note: During business hours Environmental Specialist, VDOF, USDA and road surveyors may visit no notice to check in on the forest/structures/habitat.* * February Notes: Snowy and below freezing temps overnight. 13OCT camper had safe interaction with black bear on the trail above the ridge toward the GWNF. Trail camera sightings include: (Currently there are 2 well marked trail cameras. Feel free to turn them around while you are on the property but please turn them back so we can continue to monitor the environment.) - 10+ turkeys on the forest trail, the upper meadow and at the newly constructed drain field by the house - 10+ deer throughout the property even the summit but they are mostly active at night. We have seen a 10 point buck - 1 mama black bear and 3 cubs seen at the river, upper meadow and at the newly constructed drain field by the house - 1 coyote active mostly at night - 1 bobcat active at night - raccoon, rabbit, frog, crow
