OneRiver Farm is 50 magical acres surrounded by 250 acres of public access land, in a beautiful mountain riverside setting, in Lincoln, Vermont. We are centrally located to the best of all types of outdoor activities. There is a swimming hole and hiking on property with over a mile of mountain river and brook frontage, with countless private spots to choose from. The New Haven River offers one of the of the best collection of beautiful swimming holes in the state. There are also 3 separate alpine fields with mountain vistas to play in. OneRiver Farm is located at the base of the mythical Lincoln Gap Road, a mile from the center of picturesque and beloved hamlet of Lincoln, Vermont. The location is 7 minutes to the Long Trail, and 20 minutes to more natural wonder and Vermont-ness that you could ever imagine. Just ask for recommendations! Lincoln has been considered an epicenter of positive energy, community spirit, and a draw to spiritual practitioners and communities for hundreds of. years, and was reenergized in the 60s and 70s. These OneRiver fields have also hosted gatherings of native peoples for thousands of years. The camping here is completely private at a semi-primitive brookside location, yet convenient to amenities for a unique adventure experience. The farm property is beautiful, with over a mile of water frontage, 3 open fields, and Mountain View’s. Please read the reviews and camping description for greater understanding of property and opportunities. We have upgraded the your visit by now offering only one campsite for rent at a time, assuring complete privacy and an unshared use a 20 acre section of our land. OneRiver Farm is 40 acre working farm, growing organic lavender and garlic. The farm is surrounded by 300+ acres of public access land in a beautiful mountain riverside setting. Located in Lincoln, Vermont, we are centrally located to the best of all types of Vermont outdoor activities. With a magic swimming hole, and over a mile of mountain river and brook frontage, there are ample on-site private water opportunities. The New Haven River offers one of the of the best collection of beautiful swimming holes in the state. There are also 3 separate alpine meadow hay fields with mountain vistas to play in. The single site is a one minute walk from parking area, and each with a private composting pit privy. Each site was laid out to provide a unique camping environment. Please read the site descriptions and see photos before booking. Three of the sites can be made into double or group sites upon request. Please note that a 2 night stay is required, however, in my opinion, 3 nights are really needed to slow down to Vermont time, if that’s your goal. Please read the “rules and safety” section to learn how to keep your experience private, safe, and positive for everyone. (Currently unavailable) PETS - Pets are allowed by request only. $10/ night . Please see details. EXTRA VEHICLES- $10/ night SITE DESCRIPTIONS Please note, only Site 1 is being used at this time. SITE 1 is the original OneRiver Farm campsite. Home to innumerable great camping nights and located on the beautiful Garland Brook, the site is the heart of the camping area. With partial views across lower field to west yet still intimate and private, and a separate sitting area overlooking the Lower Field, it is closest to parking and swimming. This is our most popular spot and best for families. 1 minute walk to parking. SITE 2 is located in a narrow maple grove between the lower field and the the New Haven River. It is the only site on the river. The river is wide and shallow at that point. 500’+ of private river frontage, and whole private area at the river-brook convergence to play in. Site is about 350’ from the not-very-busy River Road, and has a few periods of “some” road sound, however virtual none during most times of day and night/evenings. Can be made into a double site or group site upon request. 3 minute walk to parking area. SITE 3 is a beautiful large site on Garland Brook with a long lovely frontage and good proximity to upper brook trails. It is the most secluded site, feeling much like wilderness. Can be made into double site or group site upon request. Favorite among groups. 3 minute walk to parking. SITE 4 is tucked in the woods off the upper field. Beautiful views over the upper field and farm and Breadloaf Mountain beyond. Great view of Mt.Abe from field just steps from site. 3 minute walk to parking area. SITE 5 Amazing BRAND NEW very intimate 2 person site just added on most magical part of Garland Brook, as it steps down over 4 times over a swirling stew of granite. Small tents only, however there are lager options away from fire pit . SITE 6 CLOSED fir season. SITE 7 is an open site tucked into the east tree line on the South Field. Sweeping views north and west over OneRiver Farm providing only site with sunset views, and view through Deerleap Pass. 500’ amazing private section of river with site, and well away from other sites. Great for large groups with lots of tents. Entry up dirt farm road off South Lincoln Road and through south hay field. 1/2 minute walk. AWD vehicles can drive to site to unload with permission.. Fantastic location!
We really enjoyed our 3-night stay at Tommie's campsite. We arrived fairly late and it was getting dark, so setting up was a bit of a mad dash as there is a hefty hill to get down. Normally, there is a cart and a wheelbarrow for use but the cart was broken when we arrived. Tommie ensured he fixed this for our departure. The site is in prime location for day hikes and accessing some really adorable towns (Warren and Bristol were lovely!). Bobcat cafe served an excellent dinner and the views from Mt Abe were awesome. The site was flat and large, and the river made for lovely white noise. Pack light - and enjoy!

Had such an amazing weekend on this property. Having access to the river makes it such a serene experience, and the public swimming holes nearby are delightful. If you’re looking for a rustic, safe experience up in beautiful Vermont mountains, this is such a good choice!

Our favorite spot in Vermont!
This was our second time staying on Tommie's land. We are in love with this location. It is by far the best hipcamp we've ever stayed at! It's very private (we had the whole place to ourselves) and filled with natural wonders to explore. There are trails, a beautiful swimming hole and epic views all with in walking distance of your campsite. A short drive will take you to mountain trails, more swimming holes, farmers markets and cute small towns. The highlights of our trip this time was watching the moonrise from behind the mountains, trail running on the trails behind Tommies land and hiking Camels Hump ( a short drive away). We can't wait to return to this beautiful piece of land are so greatful to Tommie for sharing his little slice of paradise with us :)

Our stay at Tommie’s property was nothing short of amazing. The hosts were beyond exceptional, going out of their way to make our experience unforgettable. They even helped plan one of our days, which included hiking and canoeing, all sparked by a casual conversation. If you're seeking a peaceful retreat in nature by a river, combined with warm, genuine hospitality, this is the perfect place.

A beautiful and peaceful retreat. It was so nice to have the campsite right next to the river, and the swimming hole so close to enjoy. Close to town, as well as nearby hikes. We would come back!
