A unique rural campsite in Surrey, a stone's throw from London's Zone 6

The Barn KT9 in Surrey's Rushett Farm is described as “the middle of nowhere, in the middle of everywhere." Never has a description for a campsite been more apt, given the site's close proximity to London — it's just 10 miles from the centre of the capital, a stone's throw away from Zone 6 — but in rural surroundings with not a single oppressive tower block in sight. For city-dwellers, few campsites are as thoughtful and considered when it comes to providing a break away from the bustle of modern life. With its staunch focus on wellness, campers are expected to leave rejuvenated by way of its on-site gym, with it also providing a unique and morale-building getaway for businesses looking to treat their teams.

The Barn provides three pre-pitched bell tents as its glamping options, each boasting a double bed with all linen included. Glamping is available on Tuesday & Wednesday nights, along with Friday and Saturday weekend stays, though The Barn will do its best to accommodate those looking for different dates. There is space here to bring your own tent, too, with 12 different sized areas for you to pitch up on. Hot showers and flushing loos are available, while each glamping tent is equipped with its own BBQ, and firepit. Hampers with crockery, glassware and cutlery can be rented too. Those bringing their own tent are welcome to use the communal firepit area in the centre of the site.

The Barn KT9 is best viewed as a retreat, both for the individual and for the team. Families and friends can enjoy the peaceful surroundings and impressive roster of food and drink, with specialty coffee being brewed at the on site cafe from Wednesday to Sunday, while a rotation of local street food businesses are on-hand for evening meals, including delicious calzones cooked each Tuesday. Check The Barn’s website for the latest food timetable. Alongside small group PT sessions for everyone, guests can book postnatal and prenatal uplift sessions, helping both the pregnant and recently pregnant among your group embrace some much-needed winding down. Sunday morning Pilates, and Monday evening Yoga are also on the schedule.

The campsite also sits adjacent to an active airfield, where you may catch a glimpse of one of the light aircraft or helicopters based at the farm coming in to land if you are lucky. There's excellent cycling both on and off-road right from the door, pubs aplenty nearby and great transport links both to London and to the south.

While families and friends can stay in this dog-friendly, kid-friendly site, it is also ideal for events, with two venues accommodating large groups for weddings, private parties or corporate team-building exercises. The Hangar is, as its name suggests, is a converted blister hangar with room with for 175 guests under cover. The co-working space in the gym works perfectly as a smaller meeting or presentation room and has it’s own luxury loos, and showers.  

The Barn KT9 is also a fully licensed venue and can sell you ice cold beers and more to enjoy around the campfire.

Lovely September getaway
We had a lovely stay at The Barn, just an hour from London. The countryside accommodation was charming. While September brought some chilliness and the tent lacked heating, waking up in such a beautiful area made it worthwhile. Celebrating our birthdays, the host kindly welcomed us with drinks in our bell tent—such a thoughtful gesture! The on-site café served the best coffee, and the daily changing pastries were a delightful treat. I would definitely recommend this place for a peaceful getaway near London!

We love camping at KT9. Had an epic night in a very loud thunderstorm but very cosy in the bell tent! Pastries and coffee from the cafe in the morning were very welcome!

Lovely Stay at KT9
We loved waking up to the beautiful views at this lovely campsite. It was great having a warm shower and somewhere to easily get water to drink and wash up with. Easy to find, easy parking and all round really lovely experience. We didn't get a chance to get to the coffee shop or explore the surrounding areas but hope we get to do that another time. Only thing I would mention for future campers, especially those with children. This is not a fully mown campsite. We didn't realise this, so we thought there would be space for our kids to run/ play ball etc. There is a lovely open field by the coffee shop/ hanger which we spotted at the end of our visit but if you want your kids to be able to run around near your tent, they will only have the mown pathways between the pitches accessible. Not a criticism! Just something we wish had known.

Brilliant campsite - super easy to cycle up to and easy because of clear instructions to pitch tent - lovely pitches and amenities - some nice cycling to be had immediately from campsite and coffee and cake on-site!!

What a wonderful campsite. Such beautiful views and it feels like you are far away. We only live in Epsom but this was so lovely and close yet felt like a getaway. The pitches were beautifully marked out and we went in a group and with communal spaces fun was had. Charlie has done such a wonderful job, the toilets were very clean, showers were rustic and outdoorsy but i loved it

A lovely stay at the Barn - gorgeous tent and lovely touches, felt like we were in the middle of nowhere. The view was lovely, as was the coffee & pastries. We timed it well so we also had the pizza truck there one evening. BP garage/M&S food just up the road. Stress free and lovely! We will be back!

The Barn KT9 is The Middle of Nowhere, In The Middle of Everywhere. Nestled just inside the Greater London boundary, we are an oasis of tranquility just 10 miles from Central London. The Glampsite is spacious, peaceful and has views for days. Whether you love walking, cycling, birdwatching or just enjoying the scenery, there's plenty to enjoy here.

The Barn KT9 prioritises the wellness of its campers, and nowhere is this evident more than in one of its various personal training sessions. Each can be booked from the campsite's official website, with the Barn enlisting the aid of experts in the field, scouted by the site's co-owner Emily Woodall who also runs classes and individual training from the farm. Those with some energy in the tank should bring a bike with them, as you can ride off from the south coast of the farm in a lengthy off-raid trail. Ashtead Common (01372 279083) is five miles away and is a 496-acre idyllic wooded area perfect for dog walking or simply experiencing your natural surroundings, with multiple routes available to ramble through. Chessington World of Adventures (01372 731657) is a two-mile walk down the road, with the theme park and zoo providing a great day out for the kids.

Food and drink

On-site food and drink is served from the Barn KT9's own licenced cafe with it being accessible by foot or by bicycle and providing responsibly sourced takeaway coffee. A rotation of various local food vendors are available through the week, with the Doughboyz Calzone trailer setting up shop on Tuesday evenings. Check The Barn's website for the latest timetables. The food is served throughout the night or until it's all sold out, so get there first to make sure your hunger is satiated. The Shy Horse (01372 738051) is the closest pub, with this 19th-century building providing hearty favourites and a stocked bar of cask ales, wines, and British gin in just a 10-minute walk away from the site. The Star (01372 842416) is a 15-minute walk from the site, serving pub favourites with garden areas for alfresco dining along with popular Sunday roasts. Epsom has a number of pubs including The Cricketers, Jolly Coopers, Rising Sun and Marquis of Granby which are all 25-35 minutes walk away.
