Almost everything perfect.
This is our second time and we noticed that both times we went the grass was too wet and it is uncomfortable if you have a camping house. Also on this occasion we had very noisy neighbors who fell asleep at around 2:00 am and the staff did not call them to attention. The staff was not so friendly and did not give much information about the place. Bathrooms and showers were very clean but very full of spiders.

This is just some truckers backyard. There was no parking when we arrived. There is a common area where they sell weed and beverages that was blasting music and lit up until 1am. We stayed at our own “tent site” which is just a flat patch on grass underneath some trees. The host was up until 3am partying with some other guests so we hardly slept. Not worth your time and definitely not your money.

Comfy beds and delightful songbirds
This is a really nifty spot- great for an overnight to catch the ferry the next day or for a destination so you can go explore. We found it a convenient location to drive to the train, the waterfowl sanctuary was absolutely blissful and not too far from the spot, and the sunset across the street on the beach walk was an amazing experience. There was one night of a group of screaming children, but thankfully they were gone soon and the rest of the campers that we met were super chill. This is a gem of a place, and the staff were kind and were as attentive as necessary. I just wish there could be an add-on for a mini fridge in your tent if you’re staying longer than one night… there wasn’t much space to store perishables in the shared kitchen. I think they should also get some hammocks or hammock chairs (maybe from that place on Granville island?) so you could just stare at the tree line. There’s a lot of cool birds to watch and listen to. I hope to come back when the toilets are in. Lol. Porta potties are just icky by nature, and difficult to keep up with such high turnaround. They were cleaned while we were there, but I’m glad they’re adding toilets. Overall would do again and bring friends.

My husband and I stayed the night (along with our dog). Pros: - cozy bed - private campfire pit - room/tent looked nice - easy to access and beside a beautiful walking trail (5 min walk away) - the bar area looked pretty and had music playing and lots of seating (though we didn’t use it) Cons: - portapotties were very stinky and dirty - we only had 4 pieces of firewood when we arrived (despite ordering extra), no matches, and no kindling. I received more wood and a small lighter within half an hour, but never received kindling. - the bar played loud music from approximately 930am-930pm - 2 workers were walking around talking at approximately 11:30pm and woke both my husband and I -tents are quite close together and the site is in someone’s backyard Overall, we would not return because it wasn’t right for what we were looking for

Close to the Ports for the Ferry
We simply parked our van (camped for the night) at the site to be near the ferry. It's a beautiful property surrounded by large old trees. The sunset over the water was glorious. There is a small bar where you can grab a drink. There is a walking/biking trail across the street which we enjoyed taking a evening stroll. There are shops close by. There is a communal kitchen with a small fridge, gas grill and a cold water sink. The toilets are porta potties. The shower had warm water...not hot. More accommodations than some HipCamps we stayed. BIGGEST PERK: it is 6 minutes from the ferry. We were traveling in the area for the first time and had never taken the ferry so the location gave us peace of mind knowing we were just minutes from the ferry. Be aware that there are trains close by and the ferries begin blowing their horns quite early in the morning. So bring ear plugs if you are a light sleeper or in a tent. We thought the price was a bit high for no electric and no water...so essentially just parking BUT the property has lovely yurts, landscaping and views of the water... and the closeness of the ferry...totally worth it for us for one night.

Convenient to Tsawwassen
The location was very convenient to Tsawwassen Ferry Terminal, which was what I was looking for. The check in instructions weren’t super clear for tent camping and I asked for clarification since I would be arriving after dark, but nobody responded to me. However, there was someone there at the cafe when I arrived around 10pm and he helped me. Loved having access to an outdoor shower as a tent camper. Overall it was fine.
