10 acre bush paddock with plenty of wild life, space to spread out, privatise, a stones through from 4wd tracks and river and only 15 min from Maffra A tin/timber frame shed full of character with kitchenette, running wate, hot shower and flushing toilets. Situated on the edge of Avon wilderness offers the opportunity for bush walking and 4 wheel driving. Plenty of space for group bookings or individual and have the full use of the Tea Room shed to yourself with the added bonus of inside fire, pool table and combustion wood stove. The ideal spot to set up base and explore/ 4wd knowing your going to be the only ones there. 15 minute drive to maffra for all your shopping needs, close to local wineries, brewery, Newry golf corse and pubs. We are open to bigger group bookings if contact through msg. No motorbike riding on the property but it's a 2min ride to the state park where there are plenty of single tracks.Pitch your tent, camper or RV on our flat cleared site with a rustic timber shed filled with character, fire pit and fire plate surround by native bush and overlooking the family farm. Privately set off from the road with extremly low phone reception at the site Plenty of space for groups or individual The rustic shed has a kitchenette, BBQ, running water ( not drinkable), hot shower and flushing toilets. Situated at the foothills of the high country and the avon river within a 5 minute drive gives the perfect opportunity to explore the Avon wilderness and surroundings. Plenty of local wineries, pubs, brewery, producers, newry golf corse and shopping within a 15 minute drive. The perfect bush getaway

Exceeded expectations
The Tea Rooms offer us some great facilities and surroundings for those interested in an off-grid escape! The shed itself has soo much to offer, with a bar, pizza oven, fireplace, even a sink with running water. No neighbours, multiple outdoor fireplaces, and plenty of space to yourselves. Despite a rainy weekend, we were comfortable, warm for a winter weekend, and unaffected thanks to the shed's facilities. Kate's detailed instructions made our late arrival hassle-free. We're definitely planning to return to the Tea Rooms soon.

Love the place!
Love the place! Great for parents, kids and anyone! Kate, made sure everything was ready for us! It has all the ammenities you need! But not too much! Plenty of firewood and the place was clean and tidy! We will be back

What a spot!
Our group loved camping at Kate's property, it really did have everything we needed and more! I would highly recommend for those looking for a base to explore the surrounding area and after a well set up and maintained campground. Kate was easy to communicate with and made everything seamless for our stay.

Loved tent camping in Kate's land. Basic amenities like gas stove and fridge were available in the shed and it was really helpful.

Be aware of the weather. It rained the whole time we were there and the whole campsite flooded. We put our tent up in the shed but that was half flooded too. The place was very private.
