This is on about 3 acres with a river running through it. It is only a 5 minute or so drive to Yuba Lake. The nearest town with a grocery store is Nephi, the nearest gas stations with convenience store and Dairy Queen is 7 miles away. You can stay plenty warm at night in the winter, with a woodburning stove and a 3 setting Mr Heater propane heater. The cabin can only accomodate 6 people comfortably, with small kids it can be more. There is some room for an RV and or tent for more people, but only 1 small portable camping toilet.  This is your own private spot on the Sevier River less than 10 minutes to Yuba Lake, includes an off grid cabin with limited solar power, beds, 2 lofts, can sleep 6,  limited water in summer season, when water doesn't freeze @night & portable camping toilet, fire pit, BBQ picnic table, plenty of space to boondock your motor home, tent, RV. Private fishing right off the property steps from the cabin. You can float tube, fish, SUP, canoe etc. There are watercraft rentals available at Yuba Lake an Marina with RV dump available. Miles and miles of ATV trails in the area. An hour away is the Little Sahara Dunes.   This is in a desert setting, where there can be critters, to include rabbits, lizards, spiders, flies and various other wildlife. This is more like camping with some nicer creature comforts like beds, blankets, wood burning stove etc. but not the complete comfort of a hotel. This is more like a state campground cabin. But with quite a few more amenities. And no crowds.

Karen’s land was such a perfect getaway for us! It was so amazing being in the middle of the desert with not much around, but sleeping by a river! The sunsets over the mountains were gorgeous, and there was a decent amount of things to do within an hour away. We live out of our cars, so it was a great little cabin to glamp in, and if you live in a house it would be a wonderful way to get the camping experience while still having the amenities of a grill, fire pit, and stovetops. We had an amazing time just walking around and being lazy, but next time we would probably head to the lake nearby to fish or rent out some boats to play around in. 10/10 would recommend.

Really cool spot! Great place to fish and swim. It was nice to have the cabin to go into at night and warm up.

To start I received a message the day of my stay that my trip had to be canceled due to mice and a mess from previous people. I offered to clean up for a discount wich I did but also didn't receive a discount amd only used property to put up a tent and cleaned the cabin but never received any compensation. Overall the trip was great for what it was nice beautiful outdoors but was some bad that went with it all

Karen was incredibly kind and welcoming, and her property was about what I expected from the descriptions and reviews! The morning sunrise over the river was gorgeous and we had a very peaceful evening sitting under the stars after we first arrived. Unfortunately, there were a lot of mice in the cabin itself. It sounds like this may have happened between guests and she was very nice about it and apologetic. It totally happens and I'm sure that she'll be able to get rid of the mice easily and then the cabin will be fantastic once more! The portable potty situation was a bit more exposed than I anticipated, but it's nice that it's there at all! The cabin was spacious and the kitchen looked like it would be fine to cook in. We struggled a little finding it in the dark, but that was our own fault, and once I pulled up the pin on the map, I was able to find it without issue. Overall, Karen really went out of her way to make her space enjoyable and I appreciate the amount of effort she's put in!

Had a blast even tho it was super hot! Loved the river right outside. Fun getaway with family would stay again :)

Cute option better in cooler weathe
I loved how close the river was but access was a little difficult. We just walked down a bit where it's more level. It was adorable but don't try to find it in the dark. It's very dark out there. I also don't recommend it in the dead of summer but I'd love to stay in the fall and light the wood stove. It was very cozy.
