Private Farm Minutes to Cville

6 sites · RVs, Tents55 acres · Charlottesville, VA
This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Azadi Farmette

5 sites · RVs, Tents7 acres · Ruckersville, VA
I purchased this home with the intent to turn it into a massive play ground for kiddos and kiddos at heart. We welcome anyone that embraces the spirit of play, levity, kindness and doesn't sweat the small stuff. If you enjoy seclusion, river play, goats, donkeys and still being roughly 25 minutes equidistant between downtown Charlottesville and the nearest entry to Shenandoah National Park... this place may be for you. Park you vehicle by the house and walk down to the river. Donkeys will greet you on the way. They are very friendly, but may be skittish around new dogs, so please ensure your pups are leashed. Please note that donkeys are perimeter animals. If you dog is aggressive, this place may not be for you as the donkeys may treat the pup as a threat. If you need help carrying gear down to the river, I'd be happy to haul your gear on the UTV, provided our schedules align. Otherwise, it is a 7 minute walk to the river/campsite. Please ensure the two gates you will go through are closed so the donkeys do not get out. We also have a couple of goats and an Aussie that thinks she can heard the goats and donkeys, but they are only out if I am out with them. Kiddos 12 and under are free and should not be factored into the number of persons staying. Bring your whole brood... the more the merrier! I have two boys, ages 6 and 8, and would be happy to arrange play dates if your little ones would like that.

Escape to the Lake

2 sites · Tents45 acres · Keswick, VA
Winnington Farms is a spacious 45 acre piece of land just 15 minutes from downtown Charlottesville, and very close to many vineyards, breweries, and hiking! Set-up camp and explore the property with a 3-acre lake for fishing or kayaking and lots of walking, or scouting for wildlife. About Winnington Farms: We purchased this piece of land to escape from the bustle of the city, and wanted to share with others looking to do the same. The property is mostly wooded, but we have cleared areas near the lake and in the woods for camping and hiking, and just enjoying nature. Come pitch your tent and camp on one of two sites we have to offer by the lake! Nearby things to do: We are just under 5 miles from I-64 and 2 miles to Rt. 250, putting you in reach of Monticello, UVa, wineries, breweries, great food and experiences! Check out Merrie Mill Vineyard, Keswick Vineyards, Marigold by Jean Georges, or Castle Hill Cidery nearby! Other things to note: We have a few neighbors close by the lake, however the sites are private and blocked with trees. You will hear the wildlife sounds of birds, tree frogs, crickets and maybe the resident beaver as well as some light traffic from 1-64 (mostly fall and winter), but it’s largely peaceful and relaxing. We offer two campsites, so please keep in mind that while the sites are private, you may come into contact with other campers or hear them around the lake. Please be respectful of the property and others who may be around!

Fat Owl Farm

1 site · Lodging4 acres · Stanardsville, VA
Share space on our small mountain homestead in the Appalachians. Stay in a tiny cabin with deck space and outdoor food prep area. Double bed for two guests and a repurposed sleeper-sofa mattress as a trundle on the floor under the bed that can be moved out (or a guest could sleep on the porch sofa which is a futon, if the weather is good and they use a mosquito net that we provide). Drinking water provided. Chicken, ducks, dogs and cats on the farm. Our homestead is located up a steep gravel road and though the property is secluded, the cabin is near the main house. It is a Family atmosphere and a living farm so there will be noise from domestic and wild animals. Unplug and reconnect with Nature. No Wi-Fi or electricity, but a mini solar panel charges a light and can charge cell phones. Be aware there are snakes and spiders; creepy crawlers of all types. We are a chemical free property, please don’t bring toxins onto the site (this includes chemical bug sprays). We’ll help remove critters as needed. Elevation 1200ft; we’re 1/4 mile from Shenandoah National Park. Guided hikes and farm tours available (for a fee) if interested! We also have eggs for sale when our chickens are laying.Come stay in a secluded, relaxed environment where you can unplug and reconnect with Nature. Take naps, sit by the campfire, quietly read or meditate without being attached to your daily gadgets. Take in the mountain air and allow yourself to balance mind, body and spirit. My husband and I first lived on this property shortly after marrying 17 yrs ago, we moved to AK and back in 2013 and have been building our homestead from the ground up ever since. We love this mountain and consider our home a Beautiful Magical Place! We daily connect with the glorious natural elements surrounding us and give thanks constantly. We’ve learned a lot over the years about living with The Land and want to share this space with like-minded others. We tend to “rise with the Sun, and sleep when it’s done”, so don’t be surprised if you see David or myself, or our kids playing/working on site. If you like to chat, we’re usually available, if you like your privacy, we respect that too. There are a handful of neighbors, and sometimes cars travel up or down the road, but generally this is a quiet, peaceful area. Our two old time scotch collies keep most wildlife away, but once in a while you get a glimpse of turkey, or hawks, rabbits, etc…. Hiking and exploring the woods is welcome, but don’t stray to the neighbors We recently acquired a rare chicken breed, Scots Dumpies, and are trying to increase the flock, so there may be a chance to see baby chicks. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases. We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!
