The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. There is a trial that zigs through the Cottonwood Grove and zags back along the gentle Monitor Ditch skirting a newly planted grove of young trees.For RV Campers we provide 2- 30amp,1-50 amp and 1- 110-amp electrical services and potable water. There is a dump station available. There is also access to our heated shower house with running water and bathroom amenities (<3 min. walk, may be shared with other guests). The property is perfectly geared to groups of friends gathering in a central location between the onset of the Rockies and the termination high desert to the west. Friends or family will reserve both Yurts and the RV Site for a perfect reunion setting!

Raft down the Dolores river, maybe rent a SUP or kayak and chill on a quiet reservoir. There are museums and cultural centers in the area as well. Durango is 45 min, Telluride is 1.5 hrs away, and Moab is about 2.5 hours away-including Arches and Canyonlands National parks. The best/nearest airport is in Durango. Cortez has Denver Air (Key Lime Air) with connections to Denver and Phoenix. The nearest large international airport is in Salt Lake City or Albuquerque.

We moved here in 1997 The home has had major remodels done on it. The lake is an old gravel pit to make road base for local road construction. The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja. Our home is off limits for campers as we need to respect the space for our other airbnb guests. But in an emergence please call, cell service works fine. port-a potty is gone for the winter November-April. port-a potty is clean and works great, May- Oct. If you here in the winter you may use the trees or Mavericks gas station in 1.5 miles away.

Personally, I consider our field a pitstop on your way to or from the mountains… a good place to pause and restock. Plenty of folks stay for multiple nights, but I don’t think it’s a “destination” so to speak. We don’t have any amenities / facilities, save for a fire ring and all the wood you can burn. We don’t have much shade, WiFi, water, a toilet, or electricity… so please keep that in mind BEFORE you make a reservation. But we do have chickens! Eyes only please… Fresh eggs available every morning. First come first serve at the coop. THE GOOD: *Easy in and out location *Most affordable rates in all of Boulder. *Beautiful view of the mountains. *Summertime creek on the property. *Fresh eggs!!! *Tintypes! *Community campfire with free firewood THE BAD: *Daytime road noise (pretend ocean waves??). *Limited shade. *Maximum stay of 4 nights. *Total RV length 35-40 feet - Truck AND Trailer - due to a steep and winding entrance and exit. *No amenities / facilities. We can handle RVs up to 35-40 feet in TOTAL LENGTH - TRUCK PLUS TRAILER. This is important. It’s a big field, but a narrow, winding and steep ramp to get in and out. If you are a nervous driver, perhaps choose another place to rest your head. If you are an amazing driver with tons of experience, you can probably even go bigger. No designated spots. Please feel free to park anywhere you’d like, while leaving enough room for other campers. It is flattest along the fence by the pond - leveling boards are stacked up in the field to borrow. Please note there is no access to the pond itself. It’s our neighbor’s property. We've got Tintype Portraits! I am a Wet Plate Photographer specializing in 1800’s antique metal portraits made of silver. A free night stay is included in the price of every portrait. Non-aggressive dogs are welcome but must be leashed if they pose a nuisance or danger to the chickens. We are indeed the cheapest Hipcamp in the area, and our goal is to remain as affordable as we possible can for Boulder. Alternatively, there is a $22 place up near Loveland, a $36 farm in Longmont, and a van-only spot in Evergreen for $33… The local homeless shelter is also an option if you are car camping. No joke, it is wonderful. More like an hostel than a homeless shelter. And they have facilities!! Folks do it all the time if the shelter has the space that night. Showers, WiFi, even food. It’s right next to the Police station, so fairly safe. The streets aren’t level, but neither is our field! Great for vans, not so great for larger RVs or trailers. Colorado River Camp Has It All!

One of the valleys last original stone homes dating back to 1845. We have been restoring the buildings made from the limestone. The main house which is not yet finished has beautiful etched glass windows of the cattle drives. James Hinds the homesteader and original owner of the ranch created the ware and hinds ditch which supplies our abundant Valley water. He was a prominent attorney and got our water rights given to us forever from President Harris.. It includes water that extends to the middle of the Colorado River and the one mile of our shoreline. Everyday that we live here we give thanks for his wisdom and foresight. The once huge ranch that used to extend across I -70 and to the far side of the Colorado River is now reduced to our beautiful 110 acres, but it is the most beautiful and historic part of his astounding empire.

The main house which is not yet finished has beautiful etched glass windows of the cattle drives. James Hinds the homesteader and original owner of the ranch created the ware and hinds ditch which supplies our abundant Valley water. He was a prominent attorney and got our water rights given to us forever from President Harris.. It includes water that extends to the middle of the Colorado River and the one mile of our shoreline. Everyday that we live here we give thanks for his wisdom and foresight. The once huge ranch that used to extend across I -70 and to the far side of the Colorado River is now reduced to our beautiful 110 acres, but it is the most beautiful and historic part of his astounding empire.

Old Moon Acres Tipi Haven

Formerly known as the North Fork Tipi Haven, this 22 acres was once owned by International sculptor Lincoln Fox, and built by Mr. Wooten in the early 1900's as an apple orchard, Old Moon Acres is now home to Old Moon Acres Tipi Haven. The North Fork Valley of the Gunnison River, encompassing Crawford, Hotchkiss and Paonia, was an important fruit orchard area in the late 1800's and well into the early 1900's. The valley's climate is a banana belt, perfect for fruit with the cold air coming down from the mountains at night and the heat from the mesas warming up the valley during the day. Coal mines up the road in Bowie and Somerset paid better, so many of the orchards languished over the years. Since the closing of all the mines but one, today the NFV is home to the largest concentration of organic farms in the state of Colorado as well as becoming a state Creative District serving the multitudes of artist and creatives that call the valley home. There are many pick-your-own peaches, cherries, apples, pears, nectarines and if we are lucky, apricots, in the valley. Delicious Orchards, 1 mile down Hwy 133, is an excellent place to pick your own, drink local hard cider and listen to live music on the weekend over a wonderful brunch. It is all about the farms, cattle, art, music, outdoor adventure, fun and relaxation here in the North Fork Valley. The tipis are custom made by the Colorado Yurt Company in Montrose, Colorado where they have been making yurts, tents and tipis since 1976. The tipis are expertly designed and made with custom paintings invoking the animal spirits that inhabit our land. These are a Sioux design tipi as the Ute's mainly lived in wiki-ups until they were introduced to the tipi in the 1800's. The Ute's appropriated the tipi design from the Sioux or Plains Natives. We have solar showers (solar bags of water heated by the sun during the day) available for free. Showers are also available at the local laundromat in Hotchkiss. Our goal is to awaken your sense of wonder by sleeping out in nature and waking up to the Colorado blue sky in clean, clear air at 5500 ft. You can visit the many high altitude wineries, fruit orchards, organic farms, farm-to-table restaurants, great music, interesting movies at the community owned Paradise Theater, art at the Creamery Arts Center in Hotchkiss, stand-up paddle boarding, WSSUP, at Crawford reservoir, mountain biking in Grand Mesa, hiking in the West Elks, rafting down the Gunnison river in the Black Canyon of the Gunnison National Park, fishing up canyon in the coolness of the forest or relaxing in one of many hot springs within an hour of us. Colorado Detours is highly recommended by us to take you and yours on a hiking, farm, wine, or geology tour of the area. It is 51 acres of rolling hills, Ponderosa Pine, and Douglas Fir Trees. Our property extends halfway up Raspberry Butte therefore there are lots of large rocks on our property. It is a working ranch with several horses, donkeys, goats, chickens, ducks, and dogs. WE ARE EXPECTING BABY GOATS AND A FOAL IN APRIL 2024. It is our goal to constantly work towards improving our property. On our property you will see an enclosure with Nigerian Dwarf goats, chickens, ducks, and two donkeys. You can enter the enclosure by appointment only. Our eight-stall barn is where we feed our horses and raise our baby goats, chicks, and foals. We offer our hip campers an opportunity to learn how to care for our animals; horseback rides in a round pen; and a dump station. Just sign up at the time you book your stay under EXTRAS. Thirty acres of our property are fenced for the horses and located directly behind the campsites. In addition, we have lots of wildlife including but not limited to: Deer, Elk, Coyotes, Bobcats, Wild Turkeys, Mountain Lions, Snakes, and Bears. We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and July. We are 10 miles from the town of Palmer Lake which has fishing, kayaking, and several restaurants. Spruce Mountain hiking trails are 2-3 miles away. We are approximately 40 miles north of Garden of the Gods, Cave of the Winds, Seven Falls, and Manitou Springs. We are approximately 40 miles south of Denver and all of its attractions. Campers will be required to sign a Waiver and Release of Liability when camping with us. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. There is a trial that zigs through the Cottonwood Grove and zags back along the gentle Monitor Ditch skirting a newly planted grove of young trees.For RV Campers we provide 2- 30amp,1-50 amp and 1- 110-amp electrical services and potable water. We are in an arid desert climate. Water is scarce, stored in cisterns for use in camp. Because of this we ask that you be conservative with water use in camp. There are many things to do/see nearby: Mesa Verde National Park, Canyons of the Ancients, Hovenweep National Monument and Phil's World Mountain Biking. Raft down the Dolores river, maybe rent a SUP or kayak and chill on a quiet reservoir. There are museums and cultural centers in the area as well. Durango is 45 min, Telluride is 1.5 hrs away, and Moab is about 2.5 hours away-including Arches and Canyonlands National parks. The best/nearest airport is in Durango. Cortez has Denver Air (Key Lime Air) with connections to Denver and Phoenix. The nearest large international airport is in Salt Lake City or Albuquerque.

The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja. Our home is off limits for campers as we need to respect the space for our other airbnb guests. But in an emergence please call, cell service works fine. port-a potty is gone for the winter November-April. port-a potty is clean and works great, May- Oct. If you here in the winter you may use the trees or Mavericks gas station in 1.5 miles away.

At the turn of the century, this farm was a dairy operation with its huge old red barn built in the 1880's. The property is pastoral, relaxing, rural and beautiful! It is surrounded by hay and alfalfa fields. It is very quiet with wide open spaces. You might see deer, fox, Golden Eagles, Bald Eagles, Red Tail Hawks and Red Wing Blackbirds, just to name a few.

Standiford Goat and Equine Ranch

Our family-owned noncommercial ranch/campground is nestled against the Raspberry Butte hillside and near the Front Range Mountains on the West side of Highway I-25. It is 51 acres of rolling hills, Ponderosa Pine, and Douglas Fir Trees. Our property extends halfway up Raspberry Butte therefore there are lots of large rocks on our property. It is a working ranch with several horses, donkeys, goats, chickens, ducks, and dogs. WE ARE EXPECTING BABY GOATS AND A FOAL IN APRIL 2024. It is our goal to constantly work towards improving our property. On our property you will see an enclosure with Nigerian Dwarf goats, chickens, ducks, and two donkeys. You can enter the enclosure by appointment only. Our eight-stall barn is where we feed our horses and raise our baby goats, chicks, and foals. We offer our hip campers an opportunity to learn how to care for our animals; horseback rides in a round pen; and a dump station. Just sign up at the time you book your stay under EXTRAS. Thirty acres of our property are fenced for the horses and located directly behind the campsites. In addition, we have lots of wildlife including but not limited to: Deer, Elk, Coyotes, Bobcats, Wild Turkeys, Mountain Lions, Snakes, and Bears. We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. (Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.) Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and July. We are 10 miles from the town of Palmer Lake which has fishing, kayaking, and several restaurants. Spruce Mountain hiking trails are 2-3 miles away. We are approximately 40 miles north of Garden of the Gods, Cave of the Winds, Seven Falls, and Manitou Springs. We are approximately 40 miles south of Denver and all of its attractions. Campers will be required to sign a Waiver and Release of Liability when camping with us. The following is a copy of the Waiver: WAIVER AND RELEASE OF LIABILITY IN CONSIDERATION OF the risk of injury that exists while participating in CAMPING (hereinafter the “Activity) and IN CONSIDERATION OF my desire to participate in said activity and being given the right to participate in same: I HEREBY, for myself, my heirs, executors, administrators, assigns, or personal representatives, (thereinafter collectively, “Releasor”, “I”, or “me”, which terms shall also include: Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and I HEREBY, release and forever discharge Clint and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity. I AM VOLUNTARILY PARTICIPATING IN THE AFOREMENTIONED ACTIVITY AND I AM PARTICIPATING IN THE ACTIVITY AT MY OWN RISK. I AM AWARE OF THE RISKS ASSOCIATED WITH PARTICIPATING IN THIS ACTIVITY, WHICH MAY INCLUDE BUT ARE NOT LIMITED TO PHYSICAL OR PSYCHOLOGICAL INJURY, PAIN, SUFFERING, ILLNESS, DISFIGUREMENT, TEMPORARY OR PERMANENT DISABILITY (INCLUDING PARALYSES), ECONOMIC OR EMPTIONAL LOSS, AND DEATH. I UNDERSTAND THAT THESE INJURIES OR OUTCOMES MAY ARISE FROM MY OWN OR OTHERS' NEGLIGENCE, CONDITIONS RELATED TO TRAVEL TO AND FROM THE ACTIVITY, OR FROM CONDITIONS AT THE ACTIVITY LOCATION(S) NONETHELESS, I ASSUME ALL RELATED RISKS, BOTH KNOWN AND UNKNOWN TO ME, OR MY PARTICIPATION IN THIS ACTIVITY. I FURTHER AGREE to indemnify, defend, and hold harmless the Releasees against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf including attorney’s fees and any related costs. I FURTHERMORE ACKNOWLEDGE that Releasees are not responsible for errors, omissions, acts or failures to act of any party or entity conducting a specific event or activity on behalf of Releasees. If I should require medical care or treatment, I authorize Clint and Teresa Standiford to provide all emergency medical care deemed necessary, including but not limited to, first aid, CPR, the use of AEDs, emergency medical transport, and sharing of medical information with medical personnel. I further agree to assume all costs involved in my medical treatment and agree to indemnify and save. and hold harmless the Releasees and each of them from any loss, liability, damage, or cost including bodily injury or death. I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK AND INDEMNITY AGREEMENT, FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE OR GUARANTEE BEING MADE TO ME AND INTEND MY SIGNATURE TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY TO THE GREATEST ALLOWED BY LAW.
