The property was perfect. Fenced in and perfect if you have dogs . The concrete pad you can park next to is awesome too, eliminates bringing in dirt all day . Covered rv parking was also a big plus . When we got there , we had a little bit of a hard time getting ahold of James , the fence was not being nice but once we got in it everything else went great .

We loved James’s property. The land was fenced in, which was great for our 2 dogs. The covered barn was a nice touch. It had power, water and sewer hookups. I would stay again.
It would be nice to have a little light under the barn for night time.
It was a great place to stay and James answered all my texts .

Quiet Spot
James B’s land was great for a stop on our travels. A sand/gravel lot under a huge covered area with a picnic table, grill and trash can on a concrete slab. The pictures make it look like it’s waterside, but its not. The water is at the end of the road and I guess the dock belongs to a neighbor… but we did not need water access.
There was another RV next to us but they were quiet.
Tip… copy and paste the actual street address into your google maps, not the hip camp coordinates. It’s a manufactured house on a corner with a fort raid down the side. The gate to the backyard is on the dirt road. Check your hipcamp messages for the gate code. I’d stay again.

Good spot in a pinch
We had 6 days we needed to fill while we were exploring Florida for winter. We have a 40ft 5th wheel. This is in a large fenced in lot with plenty of room to move a large rig around.
Spot was easy to find. I saw other reviews that said they drove around for an hour looking for it. I don't know what they were talking about. GPS took me almost exactly to the gate - it is down a dirt/sand road behind a mobile home.
There was another 5th wheel there while we were there under the barn. I could have fit next to them with plenty of room but they looked sunk in as there is a ton of loose sand under the barn (almost like a beach). I didn't want to risk it and choose to park outside of the barn along the covered patio. Bring plenty of sewer pipe as the connection is at the far back. Water has a lot of iron in it too so if you aren't staying real long I would just fill your fresh tank and use that.
Was a great spot for the 6 days we needed and our pup loved the fenced in yard (maybe a 1/2 acre). I realize the picture shows a dock on a lake. I don't know where this was or how to get to it but I also didn't ask. I do think there was a lake at the end of the street but we didn't see it.
We would stay here again if we needed a place for a week or less.
