Our standard extras include a second vehicle, extra guests, propane service, early arrival or late check out, and pets. The property was once owned by Ute Indians who later sold it, at which time it became a Hippie camp and later a family home/ranch. You will love the country feel while being walking distance to Woodland Park and have the amenities of 50 amp electric, WiFi, water (not for drinking), picnic table, chairs, mini grill, hammock, porta potty, gray water dump at site, propane fire pit (guests bring their own propane) and access to black water dump if needed. $15 black dump fee for bookings less than 1 week, otherwise 1 free black water dump per week. Little Scraggy Camp is located on 95 acres of an historic 160-acre ranch that was homesteaded by our family in the 1890’s, and is on the National Register of Historic Places. This totally off-grid ranch is surrounded by Pike National Forest, yet has easy access from a paved road. We offer several accommodations and glamping sites, as well as sites for moderate sized RVs, travel trailers, tents, and hammocks. Additionally, we have sites for small groups (up to 14 people) and large groups (35-200 people).
Potable drinking water is available from onsite 270-gallon water tanks. Portable toilets are only a short walk away from sites.
Friendly dogs are welcome to enjoy your campsite off leash, but please clean up after your dog. If your pet has any aggressive tendencies, it must be leashed.
Recently added is a 4 hole disc golf putting course for you to practice your shots or try your hand, with 4 sets of discs provided. We also have a cornhole toss game at both the glamping/rv camp area and tent/rv area.
We are an ideal basecamp for the casual or dedicated trail enthusiast. The ranch itself has several trails and easy trail loops to explore within and just outside of the ranch’s fence lines, with direct access to the 9.5-mile Little Scraggy Trail and Segment #3 of the Colorado Trail. Just 3.5 miles away is the Little Scraggy Trailhead, where you will find easy access for biking, hiking, or horseback riding on the many other trails of the Buffalo Creek area. Additionally, we have an extensive network of hiking and horse trails that avoid conflicts with mountain bikers.
You might prefer rock climbing Little Scraggy or fishing the gold-medal waters of the South Platte River canyon below Cheesman Dam and the waters near Deckers. For a day trip, Wellington Lake is only 30 minutes away for no-wake water sports. Many people enjoy kayaking on the North Fork of the South Platte downstream from nearby Buffalo Creek.
This is a working ranch where we raise and train horses and ponies. Our particular interest is in carriage driving, and we offer driving experiences upon request.
Our site called Mountain Horse Camp, provides 3 individual porta-panel horse corrals.

We don't have hookups but we do have a water pump and a basic electrical outlet if you need. There's a large firepit that you're welcome to use if there isn't a fire ban in place. The property is fenced and the spot(s) are level. If you need a bit more privacy or a place for additional guests, we have a small cabin that is also for rent on the property! A mountaintop ranch in Colorado that sits below the famous Colorado “14er”, Pikes Peak. This property sits on top of a mountain at an elevation of nearly 10,000ft and features 3 unique Glamping sites! The ranch features a tiny cabin, geodesic dome tent and platform canvas tent. The sites sit on 100 acres of private, pristine Colorado mountain land that offers over 3 miles of private hiking trails and unrivaled views in all directions. A large, mature aspen grove covers most of the property and views to the south stretch over 100 miles! Despite being on a mountain, over 70% of the property sits on level or gently sloping ground making it perfect for camping spots and events. The Eastern edge borders public land, infinitely expanding access and hiking opportunities. It’s only 1,500 feet from a large reservoir and river- both are accessible by hiking or an easy 5 minute drive.
105 West Ranch also has some deep and unique history. Our area was originally surveyed in 1881. After that, miners came through in the late 1800s and dug prospector pits looking for gold. Many of these pits and even some old tin cans from miner's camps are still visible on the property today. In 1931, the area was re-surveyed with more accuracy. In 1936, the President of the United States, FDR, granted a land patent (homestead) of 632 acres to homesteader. Part of this 632 acre homestead granted by the President was what is now 105 West Ranch.
Fast forward nearly 100 years. My wife, Rachel, and I bought this property in 2019, fulfilling a life-long dream of owning our own land.
Rachel and I live for the outdoors, we work in the outdoor industry and spend every chance we get exploring our beautiful state with our two dogs. As a 4th generation Coloradan, it's been a lifelong dream to own a (relatively) small part of the state my family has called home since the late 1800s. Now that we own our own piece of Colorado heaven we want to share the unforgettable experience, memories and beauty of our property with others looking for an escape from the city.

Every single night we witness campervans and boondockers getting kicked out of the Red Rocks Open Space parking lot, so we are here to do our good deed to fellow BoonDockers! We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night.

We rent motorhomes, camper vans, travel trailers, Paddleboards, and party buses! We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! We are a full service RV facility, so we have mechanics on site if you need your rig looked at also! We are all camper van folks and know the struggle of not being able to find a safe spot. Our parking lot is well lit at night.

The town is known for its natural mineral springs, which you can drink and soak in. Challenge yourself on the Manitou Incline, or browse for art in the historic downtown. RV parks offer camping in town, but head out to the mountains, forests, and plains to find plentiful options for all types of campers.
Where to go
Pike National Forest
Head west for outdoor activities near Woodland Park, or find fossils at the Florissant Fossil Beds National Monument. On the other side of Pikes Peak, Mueller State Park offers year-round outdoor recreation in a wooded setting, abundant wildlife, and camping options spanning walk-in tent sites, RV sites with electric hookups, and cabins. The surrounding Pike National Forests offer plenty of wilderness and mountains, and a wide range of campgrounds plus space for dispersed camping. For solitude, explore and camp within several wilderness areas.
Denver and nearby
For urban adventures, head north to Denver. Cherry Creek State Park and Chatfield State Park both offer reservoirs, rolling hills, and campgrounds with amenities just outside Colorado’s largest city. For off grid camping and glamping, try Golden Gate Canyon State Park. To the north of Denver, St. Vrain State Park offers great fishing and camping near ponds. Drive along the Peak to Peak Scenic Byway to enjoy stellar views and plentiful campgrounds.
South central Colorado
Stay in a private campground or RV park in nearby Colorado Springs, or head to Cheyenne Mountain State Park to explore the outdoors and camp. Near Cañon City, you can ride the rapids of Royal Gorge and stay in rustic glamping tents. Head further south to explore the plains and high desert, with a visit to historic Pueblo, and follow the Santa Fe Trail down through Trinidad. Camp lakeside at Lake Pueblo State Park or Trinidad Lake State Park, or take the Highway of Legends from Trinidad to La Veta and Walsenburg to camp near the Spanish Peaks or Lathrop State Park.
When to go
Summer is the busiest time in Manitou Springs, and also offers the best weather for outdoor activities. During the peak summer season, visitors to Pikes Peak may not be able to drive to the summit and may have to take a shuttle bus. Visit in late spring for smaller crowds. Fall brings Golden aspens, and the Gold Belt Tour Scenic Byway is a great drive to see them. Expect peak colors in September to early October.
Know before you go
- A free shuttle takes passengers around Manitou Springs. You will want a vehicle to explore areas outside of town.
- Manitou Springs is situated at over 6,000 feet. Other recreation areas and campsites in the region are at even higher elevations. Be aware of altitude issues.
- Hiking, parking, and camping are not allowed on the Pikes Peak Highway, which charges a per person fee from May to November.
- Be bear aware, especially when camping. Store food and other attractants in a bear-proof container away from your tent.
